Question 5

How Long Does a Renovation Usually Take?

Accepted Answer

Timelines vary by scope. A bathroom might take 2 to 3 weeks, while a full kitchen or whole-home renovation could take 6 to 12 weeks. We provide a detailed, realistic schedule before starting.

Question 6

Do You Work on Period & Older Homes?

Accepted Answer

Yes! We have extensive experience navigating the unique structural and code requirements of period homes, updating them for modern living while preserving their original charm and integrity.

Question 7

How much does a kitchen renovation typically cost in Melbourne?

Accepted Answer

Kitchen renovation costs in Melbourne depend on the kitchen size, materials, cabinetry, appliances, structural alterations and the extent of plumbing and electrical work. As an indicative guide, mid-range kitchen renovations may cost between $25,000 and $40,000, while premium custom kitchens can exceed $60,000. Smarter Home Renovations provides project-specific quotations based on the agreed scope and design requirements.

Question 8

How long does a kitchen renovation take?

Accepted Answer

Many kitchen renovations take approximately four to eight weeks once on-site work begins, depending on project complexity, materials and trade availability. Structural alterations, custom cabinetry and unforeseen building conditions can affect the timeframe. Smarter Home Renovations discusses the expected schedule before work begins.

Question 9

Do I need council approval for a kitchen renovation in Melbourne?

Accepted Answer

Many non-structural kitchen renovations do not require planning or building permits. However, structural alterations, changes affecting building safety or certain heritage and planning controls may create approval requirements. The need for permits depends on the proposed work and property, and should be confirmed before construction begins.

Question 10

Can I stay in my home during a kitchen renovation?

Accepted Answer

In many cases, homeowners can remain in their property during a kitchen renovation. However, the kitchen may be unusable for part of the project, and temporary interruptions to water or electricity may occur. Smarter Home Renovations coordinates the work with the aim of minimising disruption wherever practical.

Question 11

Does Smarter Home Renovations organise all the trades?

Accepted Answer

Yes. Smarter Home Renovations coordinates the trades required for kitchen renovation projects, including plumbers, electricians, carpenters, tilers and other relevant specialists. This provides homeowners with a central point of contact throughout the renovation process.

Question 12

What warranties apply to kitchen renovations?

Accepted Answer

Kitchen renovation warranty arrangements depend on the work performed, the renovation contract and applicable Victorian law. Relevant statutory warranties and consumer guarantees may apply, while appliances, cabinetry, fixtures and fittings may also carry manufacturer warranties. Smarter Home Renovations can explain the applicable warranty arrangements when preparing the renovation agreement.

Question 13

How much does a bathroom renovation typically cost in Melbourne?

Accepted Answer

Costs vary depending on the size of the bathroom, materials chosen, and the scope of work. As an indicative guide, a basic bathroom renovation in Melbourne ranges from $20,000 to $30,000, a mid-range renovation from $30,000 to $45,000, and luxury renovations start from $45,000. We provide a detailed, fixed-price quote so you know exactly what you're up for before any work begins.

Question 14

How long does a bathroom renovation take?

Accepted Answer

Most bathroom renovations take between 2 to 4 weeks from start to handover, depending on the complexity of the project. This includes demolition, waterproofing, tiling, plumbing, electrical and final fit-out. We'll give you a clear schedule before we start and keep you updated throughout.

Question 15

Do I need council approval for a bathroom renovation?

Accepted Answer

In most cases, no. Minor bathroom renovations that don't involve structural changes or moving plumbing typically don't require a council permit. If your project involves significant alterations, like changing the layout, adding a window, or extending the wet area, we'll advise you and help navigate the approval process if needed.

Question 16

Can I stay in my home during the renovation?

Accepted Answer

Yes, most of our clients remain in their home throughout the project. If you have a second bathroom, disruption is minimal. We contain the work area, clean up daily, and schedule trades to minimise the impact on your household. We'll also plan the sequence around your needs.

Question 17

How do I choose the right fixtures and finishes?

Accepted Answer

You don't have to figure it out alone. Our team provides expert guidance on vanities, basins, mirrors, tiles, tapware and accessories based on your style preferences, bathroom size, and budget. We can point you toward what works well together and help you avoid common mistakes that are expensive to fix later.

Question 18

How much does a laundry renovation cost in Melbourne?

Accepted Answer

A laundry renovation in Melbourne can range from around $5,000 for a basic refresh through to $20,000+ for a full redesign with custom cabinetry, new plumbing and quality finishes. The biggest variables are the size of the space, your storage requirements, and the materials you choose. We provide a detailed, fixed-price quote after the consultation so you know exactly what you're spending.

Question 19

How long does a laundry renovation take?

Accepted Answer

Most laundry renovations are completed within 1 to 2 weeks, depending on the scope of work. If the project is part of a broader bathroom or home renovation, we'll schedule the laundry work to minimise disruption to the rest of the build. We'll give you a clear timeline before anything starts.

Question 20

Can you work with a small or awkward laundry space?

Accepted Answer

Absolutely. It's one of our specialties. Small laundries benefit the most from good design. We regularly work with tight single-access laundries, combined bathroom-laundry spaces, and awkward layouts. Smart cabinetry, stacked appliances, and clever storage can transform even the smallest laundry into a highly functional space.

Question 21

Do you handle all the trades, or do I need to organise plumbers and electricians separately?

Accepted Answer

We handle everything in-house. Our team includes licensed plumbers and electricians who work as part of every laundry renovation, so you won't need to coordinate any trades yourself. One point of contact from start to finish.

Question 22

Can you replace just the trough or cabinetry without a full renovation?

Accepted Answer

Yes. Not every laundry needs a complete overhaul. We're happy to quote on individual components, such as a new trough and tapware, additional cabinetry, updated tiling, or new flooring. After an initial consultation, we'll let you know what's practical and give you options at different price points.

Question 23

How much does a home renovation cost in Melbourne?

Accepted Answer

Costs vary enormously depending on the scope. A single-room makeover might start from $10,000 to $20,000, while a full home renovation or extension can range from $80,000 to $300,000+. We'll give you a fixed-price quote after a site consultation, with no vague estimates and transparent pricing for the scope of work you've agreed to.

Question 24

Can I stay in my home during the renovation?

Accepted Answer

In most cases, yes. For partial renovations we stage the work to keep disruptions to a minimum, so you'll always have access to a kitchen and bathroom. For full gut renovations, we'll advise you honestly on whether it makes more sense to vacate temporarily, and we'll factor that into our scheduling.

Question 25

Do you handle council permits and planning approvals?

Accepted Answer

We take care of the paperwork. If your renovation requires a building permit for extensions, structural changes, or adding rooms, we manage the process with the relevant council or building surveyor. We'll flag this early in the quoting process so there are no surprises.

Question 26

How long does a home renovation take?

Accepted Answer

Timelines depend heavily on scope. A room refresh might take 2 to 3 weeks; a full-home renovation or extension typically takes 3 to 6 months. We produce a detailed build schedule before work begins and keep you updated at every stage so you always know where the project stands.

Question 27

Do you manage all the trades, or do I need to organise my own?

Accepted Answer

We manage everything. Our in-house team covers carpentry, tiling, painting, plastering, and project management, and we work with our regular licensed plumbers and electricians on every job. You'll deal with one point of contact from your first consultation to final handover.

Question 28

What if I change my mind about something during the build?

Accepted Answer

Variations happen, and we handle them without drama. Any changes to the agreed scope are documented with a variation form showing the cost impact before work proceeds. We won't surprise you with a bill at the end for decisions you didn't know were chargeable.

Question 29

Do I need a council permit to build a deck in Melbourne?

Accepted Answer

It depends on the size, height and position of the deck. In Victoria, decks under 1 metre high and within certain setback distances from boundaries generally don't require a building permit. Larger decks, raised decks, and decks attached to the house often do. We assess your site early in the process and handle any permits required, so you won't need to navigate the council yourself.

Question 30

How much does a deck or outdoor living area cost?

Accepted Answer

A basic timber deck starts from around $8,000 to $15,000. Add a pergola, outdoor kitchen, screening, and lighting and the budget grows accordingly; full outdoor living transformations typically run from $25,000 to $60,000+. We provide a fixed-price, itemised quote after the site consultation so you know exactly what you're spending before any work starts.

Question 31

What's the best decking material for Melbourne's climate?

Accepted Answer

Melbourne's variable weather, with hot summers and wet winters, means durability matters. Hardwoods like merbau and spotted gum perform well and look great but require periodic oiling. Composite decking is low-maintenance and holds its colour better over time. We'll walk you through the options based on your budget, aesthetic, and how much maintenance you want to do.

Question 32

How long does a deck or outdoor area take to build?

Accepted Answer

A straightforward deck typically takes 1 to 2 weeks once materials are on site. More involved projects, including a deck plus pergola, outdoor kitchen, and lighting, usually take 3 to 6 weeks. If a building permit is required, allow extra lead time (typically 4 to 6 weeks) before construction begins. We factor this into the schedule upfront.

Question 33

Can you build on a sloped or uneven block?

Accepted Answer

Yes. This is one of our specialties. Sloped blocks often produce the most impressive deck results, as the elevation creates natural separation between indoor and outdoor spaces. We use appropriate subframe systems (steel, concrete piers, or timber stumps) engineered for your specific site conditions.

Question 34

Does my period home have a heritage overlay?

Accepted Answer

The quickest way to check is VicPlan, the Victorian government's online planning map. Search your address and look for a Heritage Overlay (HO) designation. Many inner-Melbourne suburbs including Hawthorn, Fitzroy, Albert Park, Richmond, and Brunswick have significant heritage precincts. If you're unsure, we check this as part of our initial site visit at no charge.

Question 35

What can I change if my home has a heritage overlay?

Accepted Answer

Internal cosmetic work, including painting, new kitchens (where walls aren't moved), and bathroom updates, generally doesn't require a planning permit under a heritage overlay. Structural changes, external alterations, rear extensions, and second-storey additions usually do. The specific rules vary by council. We assess this early and manage the permit process, so you're not left navigating council red tape on your own.

Question 36

How much does a period home renovation cost?

Accepted Answer

It depends heavily on scope. A period-sympathetic kitchen renovation starts from around $30,000 to $60,000. A rear extension to open up the living area typically runs $150,000 to $350,000 depending on size and specification. Full renovations of entire period homes can range from $250,000 into the millions. We provide a fully itemised fixed-price quote after the initial site consultation, with no surprises.

Question 37

How long does a period home renovation take?

Accepted Answer

Timeline varies significantly based on scope and whether planning permits are required. Internal renovations without permits: 6 to 16 weeks. Rear extensions with planning permits: allow 4 to 6 months for permit approval, then 3 to 6 months for construction. Full home renovations: typically 8 to 18 months from concept to completion. We build realistic timelines into every project from day one.

Question 38

Can you source materials that match my home's original features?

Accepted Answer

Yes. This is one of our specialities. We have established relationships with suppliers of reclaimed and reproduction period materials: pressed metal ceilings, decorative cornices, leadlight glass, heritage-profile timber, tessellated tiles, and cast iron lacework. For truly unique elements, we work with specialist craftspeople to replicate original details.

Question 39

Can I hire just one trade for a small job?

Accepted Answer

Yes. While most of our work involves full renovations with multiple trades, we're happy to discuss smaller scopes. Give us a call and we'll be upfront about whether we're the right fit for what you need.

Question 40

Are your tradespeople licensed and insured?

Accepted Answer

Absolutely. All of our tradespeople, including carpenters, plumbers, electricians, tilers, plasterers, and painters, hold current Victorian licences and are covered by our company insurance. We can provide licence numbers and certificates of currency on request.

Question 41

Do you handle permits for trade work?

Accepted Answer

Where permits are required, particularly for electrical, plumbing, and structural work, we handle the application process and inspections as part of the project. This is included in the quote.

Question 42

What's included in a fixed-price trade quote?

Accepted Answer

Everything we agree on upfront: labour, materials (unless specified otherwise), compliance inspections, and clean-up. We don't add variations after the fact unless you change the scope. If something unexpected arises during the work, we discuss it with you before proceeding.

Question 43

Do you offer trade-only work outside of renovations?

Accepted Answer

Our primary focus is renovation projects, but we do take on standalone trade jobs depending on availability and fit. The best starting point is a call or email to explain what you need, and we'll let you know quickly if we can help.
