Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Bentleigh Homes

Bentleigh grew around the railway, with market gardens subdivided into estates through the 1920s and built up with bungalows and interwar brick and weatherboard homes, followed by postwar houses and later units and townhouses near Centre Road. In the older homes the kitchen is usually at the rear, separate from the lounge, with a small meals area and limited storage, and sometimes sits in a later lean-to.

Typical kitchen projects here include opening the kitchen to a new family room, rebuilding the back of the house around the kitchen, adding an island and pantry, and linking to the backyard. Parts of Bentleigh are in heritage precincts, so we check external changes with Glen Eira City Council; most work inside the house does not need a planning permit.

Before You Start

Before You Renovate a Kitchen in Bentleigh

  1. Structure

    Replacing a Rear Lean-To

In some Bentleigh houses the kitchen or meals area sits in a lean-to added decades ago, with a low skillion roof, a sloping floor and little insulation. Building a new kitchen there often means rebuilding the structure, not just the cabinets. We assess the roof, floor and walls and explain whether an extension makes more sense.

  2. Heritage

    Kitchens Behind Heritage Facades

In Glen Eira’s heritage precincts in Bentleigh, such as the Rose Hill Estate or the streets around the station, a new rear kitchen and living area can often be designed to sit quietly behind the original house. A planning permit is generally needed for the external works. We keep additions below or behind the original roofline where possible.

  3. Light

    Light in Deep Houses

Interwar Bentleigh homes on long blocks often have a dark central hall and a kitchen lit by one small window. Skylights, a highlight window or wide glass doors to a north-facing yard can bring light deep into the house. We check orientation and the roof framing before suggesting where new openings should go.

  4. Floors

    Floors Where Old Meets New

When a Bentleigh kitchen opens into an extension, the original timber boards meet a new floor, often on a slab. Matching the heights, sanding and staining both to a similar colour, or running a new floor right through, each have trade-offs. We plan floor levels early so there is no step or awkward join at the doorway.

  5. Trees

    Trees in the Backyard

Glen Eira has a tree local law, and large canopy trees in some Bentleigh backyards may be protected. An extension built for a bigger kitchen can need a permit if it affects a protected tree or its roots. We locate significant trees early and check council requirements before fixing the footprint.

FAQ

Kitchen Renovations Bentleigh: Your Questions

Ask Us Anything
Can we open up our Bentleigh kitchen to the dining room?

Usually. The wall between the kitchen and dining room in an interwar Bentleigh home often carries ceiling joists or roof load, so an engineer sizes a beam and a building permit is needed. With timber floors, the new support may also need stumps underneath it. We inspect the roof space and subfloor before confirming the layout.

Can we keep period features in a new Bentleigh kitchen?

Yes. Ornate ceilings, picture rails, original architraves and leadlight windows can stay while the kitchen around them is new. Shaker or panelled doors, a farmhouse sink and tapware in a traditional finish suit many bungalows, though a modern kitchen can sit comfortably in an older house too. We plan the joinery around the existing features.

How long does a kitchen renovation take in Bentleigh?

For a kitchen in the existing room, expect a few weeks of work on site, with benchtops measured after the cabinets go in. Removing walls, rebuilding a lean-to or adding a family room takes much longer and needs permits first. Your written schedule shows which days the sink and cooktop will be out of action.

Is it a good idea to update the kitchen before leasing our Bentleigh house?

Tenants inspecting Bentleigh rentals near the station and Centre Road will notice worn benchtops, broken drawers and a stained splashback. Replacing damaged doors, a cooktop or rangehood that no longer works, and tired tapware is often enough to make the kitchen practical and easy to keep clean. A full redesign suits owners planning to live in the home later.
