Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Chadstone Homes

Much of Chadstone was built in the postwar years, from Housing Commission estates to private subdivisions east of Warrigal Road, and many streets still have modest concrete, weatherboard and brick veneer homes from the 1950s and 60s, now mixed with newer townhouses. Original kitchens in these houses are small rooms with a window to the side or rear, a separate dining space and very little bench. Townhouse kitchens are newer but often tight and open straight onto the living area.

Common kitchen projects here include removing walls to connect the kitchen with the dining and living rooms, extending benches and adding a pantry in a small footprint, upgrading old electrical and gas services, and replacing builder-grade townhouse kitchens with better storage and finishes. Most interior kitchen work doesn’t need a planning permit from the City of Monash, though structural changes need a building permit, which we organise.

Before You Start

Before You Renovate a Kitchen in Chadstone

  1. Structure

    Opening a Concrete Wall

Removing the wall between kitchen and dining room is a familiar job in a framed Chadstone house, but different in a precast concrete one, where the panel may help hold up the roof. An engineer specifies the new beam and supports, and a building permit is usually needed. We assess the wall type before we show you an open plan option.

  2. Electrical

    Old Switchboards and Circuits

Kitchens in 1950s and 60s Chadstone homes were wired for a stove, a fridge and perhaps a toaster. An induction cooktop, wall oven, dishwasher and microwave usually need new circuits and often a switchboard upgrade with safety switches. Our licensed electricians plan the circuits alongside the layout and issue a Certificate of Electrical Safety at the end.

  3. Storage

Bench Space in a Small Room

With the original Chadstone kitchen often only a few metres across, an L-shape or galley with full-height pantry cupboards usually gives more bench and storage than squeezing in an island. Moving the fridge into a tall cabinet bank and using deep drawers instead of base cupboards also helps. Scaled drawings of each option make the comparison easy.

  4. Design

    Builder-Grade Townhouse Kitchens

Many dual-occupancy townhouses in Chadstone came with a basic kitchen that has thin benchtops, few drawers and a rangehood that barely extracts. Replacing the cabinetry on the same footprint keeps the plumbing in place and limits disruption. If the townhouse has an owners corporation, we check whether approval is needed for ducting or an external vent.

  5. Energy

    Capping the Gas Line

Plenty of Chadstone kitchens still have the original gas line to the cooktop. If you move to induction, a licensed gasfitter caps the line safely and the electrician adds a dedicated circuit. Where gas heating or hot water stays for now, the rest of the gas service is left in place. Both trades are included in the written quote.

FAQ

Kitchen Renovations Chadstone: Your Questions

Ask Us Anything
Can the kitchen wall come out in my Chadstone concrete house?

Often it can, but it takes more planning than in a framed house. Precast concrete wall panels can be load-bearing, so an engineer designs a beam or steel frame, and a building permit is generally needed. Some owners choose a wide opening rather than removing the whole wall, which keeps more of the original structure. We check the wall before quoting.

Will we have a kitchen during the renovation in Chadstone?

Not for the main part of the work. Between removing the old cabinets and fitting the new benchtops the kitchen is out of use, and stone benchtops are measured only once the cabinets are installed. We give you a written schedule so you can set up a temporary kitchen elsewhere, and we contain and clean up the work area each day.

Does a Chadstone townhouse kitchen need owners corporation approval?

If your townhouse has an owners corporation, changes affecting common property, external walls or shared services usually need its approval, and its rules may set work hours. Many dual-occupancy pairs in Chadstone have no owners corporation at all, in which case approval isn’t needed. We check your title documents and prepare drawings if the owners corporation asks for them.

We’re leasing out our Chadstone home. What should we do with the kitchen first?

Tenants and property managers generally look for a kitchen that is clean, safe and reliable rather than brand new. In an original Chadstone house that usually means repairing swollen cupboard doors, replacing a worn benchtop, checking the cooktop, oven and rangehood work and fixing any dripping taps. A full redesign is a bigger decision that suits owners planning to live there later.
