Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Balwyn Homes

Balwyn blocks are large, with established gardens, mature trees and often a pool on the bigger properties, and the higher streets around Beckett Park sit on a rise. Owners usually want outdoor spaces that suit entertaining while keeping the leafy garden character the suburb is known for, and many interwar homes also have a front porch that can be updated.

That shapes how we approach outdoor projects in Balwyn: large decks and terraces off new rear living, covered alfresco areas with lighting and heating, pool surrounds, pergolas that work around mature trees, and timber front porches. Decks and roofed structures can need a building permit, and tree protection and heritage controls may apply, so we confirm the requirements with the City of Boroondara first.

Before You Start

Planning a Deck or Outdoor Area in Balwyn

  1. Materials

Timber Over a Tiled Front Porch

Many Balwyn homes have a tiled or concrete front porch that has cracked or faded. Fixing treated pine battens over the existing surface and laying hardwood decking can give it a warm new finish. On our Balwyn decking project we used Merbau with stainless steel screws and a wet-look oil to bring out the grain.

  2. Heritage

    Front Changes in Heritage Areas

If your home is in a Heritage Overlay, such as the Reid Estate precinct, changes to the front of the house may need a planning permit. That can include a new porch, verandah or front deck. We check the controls for your address, and choose materials and details that suit the era of the house.

  3. Trees

    Working Around Canopy Trees

Boroondara’s Tree Protection Local Law generally requires a permit to remove a canopy tree or to work within 2 metres of its trunk. Large Balwyn gardens often have established trees close to where a deck would go, so we plan footing positions and spans to avoid roots and keep the tree healthy.

  4. Pools

    Decking Around Pools

Pool decks need to drain well, resist chlorine and stay comfortable underfoot in summer. Hardwood or composite boards with stainless steel fixings suit these conditions. The pool barrier must stay compliant during and after the work, so we plan the deck and any gates or fencing changes together.

  5. Shade

    Covered Alfresco Areas

A roofed alfresco area off the new kitchen or family room is a common addition to Balwyn homes. A pitched roof that matches the house, or a flat insulated roof, both work. Roofed structures generally need a building permit, and site coverage and setbacks are checked as part of it.

FAQ

Decks and Outdoor Living Balwyn: Your Questions

Ask Us Anything
Can a timber deck go over our existing tiled front porch?

Often, yes, as long as the slab underneath is sound and there is enough height below the front door. Treated pine battens are fixed over the tiles to create a level base, then hardwood boards are laid on top. This is how we updated a front porch on a Balwyn home, using Merbau and stainless steel screws.

Does a heritage overlay affect my deck?

A deck at the back of the house is usually less affected than work at the front, but it depends on the controls for your address. A new front porch, verandah or anything visible from the street may need a planning permit from the City of Boroondara. We check before the design is finalised.

Does my Balwyn deck need a building permit?

Decks more than 800 mm above the ground, or attached to the house, generally need a building permit, and so do most roofed structures such as a pergola with a solid roof. Low freestanding decks often don’t. We confirm what applies and arrange any permit as part of the job.

Which timber should we use for a Balwyn deck?

Merbau and spotted gum are popular hardwoods that hold up well, and composite boards suit owners who want less maintenance. Under large trees, a timber that copes with shade and leaf litter is important. We help you compare options for appearance, durability and upkeep before you choose.

Should I upgrade the outdoor area of my Balwyn home before I sell?

Balwyn’s generous backyards are a big part of the appeal for family buyers, and a rear verandah or deck that is weathered, sagging or poorly connected to the house undersells that space. Replacing worn boards, rebuilding unsafe steps and creating a clear path from the living areas to the garden are sensible priorities. Skip elaborate outdoor kitchens or features that a new owner may remove, and check heritage controls if the work is visible from the street.
