Kitchen and outdoor renovations
“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Brighton Homes
Brighton gardens range from formal period gardens to large family backyards with pools, and outdoor living is a big part of life close to the bay. Many homes have room for an outdoor room, a pool and garden together, while apartments and townhouses rely on balconies and courtyards for their outdoor space.
Typical Brighton outdoor projects include large decks and terraces off new living areas, covered alfresco areas and pool pavilions, decking and fencing around pools, and pergolas with operable louvres for shade. Decks and roofed structures can need a building permit, and heritage or tree controls may apply, so we confirm the requirements with Bayside City Council before we start.

Before You Start
Planning Outdoor Living in Brighton
Pools
Pool Barrier Rules
Many Brighton homes have a pool, and any deck or terrace near it must keep the barrier compliant. Pools in Victoria must be registered with council and the barrier certified, so changes to fencing or the surrounds may need a new inspection. We plan the deck, steps and seating so nothing becomes a climbable point.
Materials
Marine Grade Fixings
Within a few blocks of Beach Road, salt in the air can rust ordinary galvanised fixings and stain decking. Marine grade stainless screws and brackets, and boards suited to coastal use, last longer. Aluminium louvre roofs and powder-coated frames should also be specified for coastal conditions. We list these materials in the quote.
Shade
Operable Louvre Roofs
Pergolas with motorised louvres let Brighton owners open the roof for winter sun and close it for summer shade or rain. They often need a building permit, a drainage path for the water they collect and power for the motor. We confirm the structural and permit requirements before anything is ordered.
Trees
Protected Trees
Larger trees in Brighton gardens may be protected under Bayside’s local law, and digging footings close to them can harm roots. Raised decks on screw piles, or decks designed around the trunk, reduce the impact. If the work is likely to affect a protected tree, we check what permit is needed before building.
Privacy
Privacy From Two-Storey Neighbours
Many of Brighton’s larger homes are two storeys, so upstairs windows next door can look down on a deck. Screens, pergola roofs, planting and careful positioning all help. Raised decks may also need screening to limit overlooking under Victorian planning rules. We consider sightlines at the first visit.
Design
Front Gardens and Street Character
Bayside’s neighbourhood character policy values landscaped front gardens. Decks, fences and paving at the front of a Brighton home should work with this, and in a Heritage Overlay front fences and structures visible from the street may need a planning permit. Most outdoor living is better placed at the rear or side.

Decks and Outdoor Living In and Around Brighton
Brighton (3186) is about 11 km south of the Melbourne CBD, and well within our regular service area. We build decks, pergolas and outdoor living areas in Brighton and its neighbouring suburbs, with the same team, the same fixed pricing and the same attention to detail.
Decks and Outdoor Living MelbourneDo I need a permit for a deck or pergola in Brighton?
A deck more than 800 mm above the ground, or a roofed pergola attached to the house, generally needs a building permit. Heritage, Design and Development or tree controls may also apply, depending on your property. We confirm the requirements with Bayside City Council and a building surveyor before building.
Can you build a pool deck in Brighton?
Yes. Pool decks need slip-resistant boards, fixings that cope with chlorinated or salt water, and a design that keeps the pool barrier compliant. Steps and planters near the fence must not create climbing points. Changes may need a barrier inspection, which we arrange as part of the work.
Are louvred roofs worth it close to the bay?
In Brighton, where outdoor areas are used for much of the year, an adjustable louvre roof gives shade in summer and lets in sun in winter. It needs power and drainage, and it costs more than a fixed roof. Choose aluminium with a finish rated for coastal conditions if you are close to the bay.
Can I put decking on my Brighton apartment balcony?
Raised decking tiles or pedestal systems can sit over a balcony membrane without damaging it, but they usually need owners corporation approval. Drainage outlets must stay accessible, and weight limits apply. We check the building rules and choose a system suited to coastal exposure.
Is it worth upgrading the outdoor area before selling in Brighton?
For many Brighton buyers, the link between living areas, garden and pool matters. Weathered decking, a tired pergola or a pool fence that does not comply can count against a home. Repairing boards, re-oiling, fixing balustrades and confirming the pool barrier is compliant are sensible steps before listing. A completely new outdoor area takes longer to plan and build.
