Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Albert Park Homes

Albert Park is known for its rows of Victorian terraces and grander Italianate villas on wide streets between the lake and the beach. Most of these homes were built with a separate kitchen at the back, and many still have a narrow kitchen in a later rear addition, cut off from the living rooms and short on storage for modern appliances.

Typical Albert Park kitchen projects move the kitchen into an open rear living space, add an island or long bench with good pantry storage, connect the kitchen to the courtyard with wide doors, and choose finishes that sit well with period details. Much of the suburb is under heritage controls, so where work affects the exterior or adds a rear extension we plan for City of Port Phillip planning permits before we start.

Before You Start

What to Plan For in an Albert Park Kitchen

  1. Heritage

    The Albert Park Heritage Overlay

Much of Albert Park’s housing is in the City of Port Phillip’s Heritage Overlay, including the Albert Park Residential precinct (HO442). A kitchen fitted inside the house usually needs no planning permit, but a rear extension, demolition or a skylight visible from the street generally does. We check the overlay that applies to your address before design.

  2. Layout

    Kitchens in the Middle Room

In some Albert Park terraces the best spot for the kitchen is the middle room, between the front rooms and a rebuilt rear living area, often with a fireplace and a high ceiling. Fitting a kitchen there keeps the rear for living and garden views. Ventilation and plumbing runs need extra planning because the room may have no external wall.

  3. Timing

    Grand Prix Season Deliveries

The Australian Grand Prix is held at Albert Park Lake, usually in March, with weeks of track set-up and pack-down around the park. Roads, parking and deliveries near the park can be affected during that time. If your home is close to the lake, we plan deliveries of cabinetry and stone around those dates.

  4. Materials

    Finishes That Suit Period Interiors

Albert Park kitchens often sit next to rooms with original cornices, ceiling roses and timber floors. Shaker or simple flat-panel doors, stone or timber benchtops and tapware with a classic profile can bridge the period and modern parts of the house. Whether the new floor matches the existing boards or contrasts with them is decided early.

  5. Apartments

    Apartment Kitchens Near the Beach

Apartments along Beaconsfield Parade and Kerferd Road often have compact kitchens with fixed plumbing and exhaust routes. A refit within the same footprint is usually simplest, with any changes approved by the owners corporation. Lift bookings, work hours and protecting common areas are all part of planning the job, and we organise them with you.

FAQ

Kitchen Renovations Albert Park: Your Questions

Ask Us Anything
Is a planning permit needed for a new kitchen in an Albert Park terrace?

Not usually for a kitchen inside the existing house. If the work includes demolishing or rebuilding the rear, or adding a skylight or windows visible from the street, the City of Port Phillip generally requires a planning permit under the Heritage Overlay. Houses on the Victorian Heritage Register can also need Heritage Victoria approval. We check before design.

Can I keep the fireplace in my kitchen or dining area?

Often, yes. Many Albert Park kitchens and dining rooms include an original fireplace, which can become a feature, a recess for open shelving or a backdrop to the dining table. If you want to use the chimney space for anything else, we check its condition first. We design the kitchen layout around it rather than removing it.

Can we move the kitchen to the back of our Albert Park house?

Yes, this is one of the most common changes in Albert Park terraces. Moving the kitchen into a rebuilt rear living area connects it with the courtyard and frees up the middle room. It usually involves an extension that needs heritage and building permits, plus new plumbing runs to the rear drain.

We are selling or leasing an Albert Park apartment. Does the kitchen need updating?

If the kitchen is worn, small updates within the existing layout usually suit apartments best: a new benchtop and splashback, replacement doors, better lighting and reliable appliances. Moving plumbing needs owners corporation approval and adds time. Buildings near the beach often have strict rules on work hours and lift use, so book trades early.
