Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Docklands Homes

Docklands is almost entirely apartments, from waterfront buildings around Victoria Harbour and NewQuay to high-rise towers near Marvel Stadium, plus a small number of townhouses. Most kitchens were built as part of the original fit-out, usually a single run along one wall or a compact island facing the living area, with laminate or two-pac finishes that are now showing wear.

Docklands kitchen projects usually involve replacing original cabinetry and benchtops within the existing layout, adding storage with full-height joinery and better use of corners, upgrading appliances and lighting, and working around fixed plumbing and exhaust points. Apartment kitchens rarely need a planning permit from the City of Melbourne, but every Docklands job goes through the owners corporation for approvals, lift bookings, noise hours and trade access.

Before You Start

Before You Renovate a Docklands Apartment Kitchen

  1. Access

Getting a Benchtop Into the Building

Stone benchtops and tall panels have to fit through a Docklands loading dock, service lift and corridors. Long islands may need joins if the lift is too small. We measure the access route, book the lift through building management and plan delivery for the building’s allowed times so neighbours aren’t inconvenienced.

  2. Plumbing

    Fixed Services in the Slab

In most Docklands apartments the kitchen sink drains into a nearby riser and the power and water come through set points. Moving the sink to an island may need the drain to run through the floor or ceiling below. We confirm what can move and what the owners corporation will approve before drawing the new layout.

  3. Ventilation

    Rangehood Ducting

Many Docklands kitchens use a recirculating rangehood with a charcoal filter, as there is no duct to the outside. Connecting to a building exhaust is only possible where the building was designed for it. We check the existing setup and choose a rangehood that suits, so cooking smells and moisture are managed in open plan living areas.

  4. Timing

    Noise Rules and Work Hours

Docklands buildings usually restrict noisy work to set weekday hours, and some limit work on weekends. Demolishing cabinets, cutting benchtops and drilling into concrete all count. We schedule noisy stages to fit those hours and keep the rest of the program moving, so a kitchen still finishes on time.

  5. Storage

    Making Small Kitchens Work Harder

Original Docklands kitchens often have shallow overhead cupboards, little pantry space and an island without drawers. Full-height joinery to the ceiling, an integrated fridge, corner solutions and deep drawers can add storage within the same footprint. We plan around how you cook and what needs to be hidden in an open living area.

FAQ

Kitchen Renovations Docklands: Your Questions

Ask Us Anything
What approvals do I need for a Docklands apartment kitchen?

Usually owners corporation approval, especially if you are changing plumbing, ducting or anything near common property. The building may also ask for insurance, a work method statement and trade details. A City of Melbourne planning permit is not normally needed for an internal kitchen. We prepare the information the building requests.

Can I add an island to my Docklands kitchen?

Often, if there is space and the services allow. An island without a sink or cooktop is simpler, as it only needs power. Adding plumbing to an island usually means running pipes through the floor build-up or the ceiling below, which needs owners corporation consent. We check the options before designing.

How long will a Docklands apartment kitchen take?

A replacement on the same layout usually leaves you without a kitchen for a few weeks, mostly between removal and benchtop installation. Lift bookings and noise rules can shape the schedule. We give you a written program and plan around the building’s requirements so there are fewer surprises.

What does a Docklands rental kitchen need to meet?

Victoria’s rental minimum standards require a dedicated cooking and food preparation area, a sink with hot and cold water, and a stovetop with two or more burners. Most Docklands kitchens already meet this, but worn benchtops, damaged doors or faulty appliances are common issues. Replacing those and checking the rangehood can make a leased apartment easier to manage.

Can I change from a recirculating to a ducted rangehood?

It depends on the building. Some Docklands apartments have a capped duct or connection to a building exhaust, while others have none, and new holes through the facade are usually not allowed. If a duct isn’t possible, a quality recirculating rangehood with good filters is the practical choice. We check before quoting.
