Renovating Laundries in Brunswick Homes

In Brunswick’s Victorian and Edwardian terraces and workers’ cottages, the laundry was rarely part of the original plan. It is often tucked into the rear lean-to, shared with the bathroom, or squeezed into a corner by the back door, with ageing galvanised pipes, a concrete trough and little or no ventilation. In the area’s apartments and newer townhouses, it is usually a cupboard laundry off the hallway or kitchen, where every centimetre counts.

That shapes most Brunswick laundry renovations: relocating or rebuilding a cramped laundry, stacking the washer and dryer to free up bench space, adding tall storage for the ironing board and cleaning gear, and fitting a proper exhaust fan so damp doesn’t creep into older walls and floors. Most internal laundry work doesn’t need a planning permit, but every plumbing and electrical change is done by licensed trades with compliance certificates. In apartments and townhouses, we work with your owners corporation on access, noise and approvals.

Before You Start

Planning a Laundry Renovation in Brunswick

  1. Layout

Splitting a Shared Bathroom and Laundry

In many Brunswick cottages the washing machine sits inside the bathroom, or the rear lean-to does double duty as both. Moving the laundry into a hallway cupboard or the end of the kitchen can free the bathroom for a larger shower. It means new water, waste and power points, which our licensed plumbers and electricians plan before any wall is opened.

  2. Apartments

    Cupboard Laundries in Apartments

Brunswick’s apartments and townhouses often hide the laundry behind bifold doors in a hallway. A well-planned cupboard laundry fits a stacked washer and dryer, a slim trough and shelving in that space. Vented dryers need somewhere for the moist air to go, so a condenser or heat pump dryer is often the better choice in a closed cupboard.

  3. Waterproofing

Damp at the Base of Old Brick Walls

Brunswick’s nineteenth-century terraces and cottages were built in solid brick, and wet rooms at the back can show rising damp, flaking paint or salt marks near the floor. A laundry renovation is a good time to look at the base of those walls, improve ventilation and choose finishes that let old brick breathe rather than sealing moisture in.

  4. Ventilation

Drying Washing on a Small Block

Narrow Brunswick backyards leave little room for a clothesline, especially once a deck or rear extension goes in. Planning the laundry door, a fold-down line on a side wall and somewhere to hang washing under cover at the same time makes a small yard far more usable. Some owners add a heat pump dryer as the main option.

  5. Plumbing

    The Old Hot Water Service

Rear laundries in older Brunswick homes often hold a large gas storage hot water unit that takes up a big share of a small floor. Replacing it with a heat pump outside or a compact continuous-flow unit can free that space for benches and cupboards. Our licensed plumbers make the connections and provide a plumbing compliance certificate.

FAQ

Laundry Renovations Brunswick: Your Questions

Ask Us Anything
Can my laundry move from the back lean-to into the main house?

Usually, yes. Common spots in Brunswick terraces are a hallway cupboard, the end of a kitchen run or under the stairs in a two-storey townhouse. The new spot needs a water supply, a drain and ventilation, and our licensed plumbers check how far it is from the existing pipes before we recommend a location.

My lean-to laundry floor is lower than the rest of the house. Can that be fixed?

Yes. Lean-to laundries were often built at ground level a step or two below the original house. The floor can be raised and rebuilt so it lines up with the kitchen or hallway, then waterproofed with a floor waste. We check the walls and roof of the lean-to at the same time, as they are often in similar condition.

Does a laundry need waterproofing?

Yes. A laundry is a wet area, so the floor is waterproofed to the Australian Standard, with extra care around the trough and washing machine. In older Brunswick homes with timber floors this really matters, because a slow leak from a washing machine hose can quietly damage boards and joists for years before anyone notices.

Do I need owners corporation approval to renovate an apartment laundry?

Generally, yes, if the work touches plumbing, waterproofing or anything shared with other units. Brunswick’s newer buildings often have strict rules about work hours, lift use and noise. We coordinate with your owners corporation, arrange access and make sure the waterproofing is done properly, since a leak would affect the apartment below.

My Brunswick laundry is in an old lean-to. Should I fix it up before I sell or rent the house out?

In many Brunswick cottages the laundry is a cold, unlined lean-to or a trough squeezed into the bathroom. Buyers and tenants mostly want a dry space with somewhere to put a washer and dryer, a working trough and decent ventilation. A tidy cupboard laundry with a benchtop over the machines often does the job. Where a laundry is provided in a rental, Victoria’s rental minimum standards require it to be connected to hot and cold water.
