Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Middle Park Homes
Bathrooms in Middle Park’s terraces and villas were usually added at the rear well after the house was built, often off the kitchen or laundry, with timber floors and limited natural light. Many homes have only one bathroom, and upstairs additions frequently bring a second. Salty sea air near the beach also takes a toll on old fittings and window frames.
Typical bathroom work here means rebuilding rear bathrooms with new framing and waterproofing, adding an ensuite or second bathroom upstairs, using skylights where windows aren’t possible, and choosing finishes that suit a period home. Internal bathroom work rarely needs a planning permit from the City of Port Phillip, and in apartments we work with the owners corporation on access and noise.

Before You Start
Planning a Bathroom Renovation in Middle Park
Floors
Timber Floors in the Rear Wing
Many Middle Park bathrooms sit on the original timber floor of a rear wing, with joists that have sagged or been notched for old pipes. A tiled wet area needs a stiff, level base, so we check the joists and stumps underneath and may add new framing or a compressed sheet floor before the waterproofing membrane goes down.
Light
Skylights Between Boundary Walls
Rear bathrooms in Middle Park often face a neighbour’s wall a metre away, so a window gives little light or privacy. A skylight or roof window can solve both. In the Middle Park and St Kilda West heritage precinct, roof changes seen from the street may need a permit, so we position skylights on rear roof planes where possible.
Ventilation
Exhaust in a Seaside Suburb
Damp air from showers, plus the moist breeze off the bay, can leave mould on ceilings and rust on fittings in Middle Park bathrooms. A ducted exhaust fan vented outside, not into the roof space, makes a real difference. We also choose fittings and screws that resist corrosion for bathrooms close to Beaconsfield Parade.
Layout
A Second Bathroom Upstairs
Where a Middle Park home gains an upper level set back behind the original roof, an ensuite or second bathroom usually goes upstairs. Its drainage has to come down through the house, so we plan the waste route, the stack position and the floor build-up with the extension design rather than fitting the bathroom in afterwards.
Access
Parking and Narrow Streets
Middle Park’s streets are lined with mature trees and permit parking, and many terraces have no side access. Tiles, vanities and rubbish usually travel through the front door and down the hallway. We plan deliveries, protect floors and period joinery along the way, and arrange any skip or parking permits the City of Port Phillip requires.

Does the heritage overlay in Middle Park affect a bathroom renovation?
Usually not for work inside the house. Heritage controls in Middle Park mainly cover external changes, so a new bathroom within the existing walls generally needs no planning permit. A new window, skylight on a front roof plane or an external flue could be different. We check the overlay on your property before we finalise the design.
How long will a bathroom in a Middle Park terrace take?
Most bathrooms take 2 to 4 weeks. In older Middle Park homes, replacing a rotten subfloor or old galvanised pipes can add a few days, and we tell you if we find this during demolition. You get a written schedule at the start, and the work area is contained and cleaned up as we go.
Can we keep using the house if it only has one bathroom?
Many Middle Park terraces have one bathroom, so this comes up often. Some owners stay with family for the toughest weeks, while others rent a portable toilet and shower for the site. We order tiles, tapware and the vanity early so the bathroom is out of action for as short a time as possible.
Can an ensuite fit into a Middle Park Edwardian villa?
Often, yes. Edwardian villas in Middle Park tend to have larger front bedrooms than terraces, and part of a bedroom or a hallway cupboard can sometimes become an ensuite. The challenge is drainage under a timber floor, which needs enough fall to reach the sewer. We check the subfloor height before suggesting a layout.
Is a new bathroom worth doing before selling a Middle Park home?
Buyers in Middle Park often look closely at how a period home works for modern living, and a cramped or leaking rear bathroom stands out at inspections. Fixing failed waterproofing, regrouting, new tapware and good lighting can be enough. A full rebuild suits owners with time before listing, as tiles and fittings can take weeks to arrive.
