Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Bundoora Homes

Bundoora backyards tend to be a good size, with lawn, established trees and sometimes a gentle fall away from the house. Homes from the 1970s and 80s often have an aluminium-roofed pergola or a small paved area by the family room, and some streets back onto Bundoora Park, Darebin Creek and other reserves. Townhouses and units have smaller courtyards where privacy matters more.

Popular outdoor projects here include replacing tired pergolas with a roofed alfresco, building timber or composite decks that deal with the fall of the land, adding privacy screening along fences, and creating low-maintenance courtyard decks for townhouses. Decks and roofed structures often need a building permit, so we confirm requirements with Banyule, Darebin or Whittlesea council, depending on your address.

Before You Start

Planning a Deck or Pergola in Bundoora

  1. Structure

    Replacing a 1970s Pergola

Pergolas added to Bundoora homes in the 1970s and 80s often have corroded steel posts, sagging timber beams or fibreglass roof sheets that have yellowed and cracked. A new roofed alfresco is usually fixed to the house with a new ledger or bracket system and needs a building permit. We check how the old one is attached before removing it.

  2. Slope

    Gentle Slopes and Deck Height

A Bundoora backyard that falls only slightly can still leave the far edge of a deck more than 800 mm above ground, which generally brings permit, balustrade and footing requirements. Stepping the deck down in levels can keep it lower and make it easier to reach the lawn. We measure the falls across the yard before design.

  3. Trees

    Backing Onto Reserves

Homes beside Bundoora Park and the creek reserves often have large trees near the back fence. Deck footings near tree roots may need an arborist’s advice, and leaf drop affects board choice and gutter design on a roofed area. We position the deck and roof to work with the existing trees rather than against them.

  4. Privacy

    Townhouse Courtyards

Townhouse courtyards in Bundoora are small and often overlooked from neighbouring windows. A low deck, screening on the boundary fence and a pergola with louvres can make them more private and usable. Where there is an owners corporation, changes to fences or shared walls need its approval, which we coordinate on your behalf.

  5. Drainage

    Water Flowing Towards the House

On sloping Bundoora blocks, stormwater running towards the house can pool under a deck or against brick walls. A deck should not cover weep holes or subfloor vents, and the ground beneath should fall away from the house. We plan surface drainage and any extra pits as part of the deck design.

FAQ

Decks and Outdoor Living Bundoora: Your Questions

Ask Us Anything
Does my Bundoora deck need a building permit?

A deck more than 800 mm above ground, attached to the house or covered by a roof generally needs a building permit, and a building surveyor confirms the requirement for your design. Separately, overlays from Banyule, Darebin or Whittlesea may need checking if the property is in a flood or vegetation control area. We look at both before construction.

Can I replace the old aluminium pergola on my Bundoora home with a solid roof?

Usually, yes. A solid insulated roof gives better shade and rain cover than old aluminium or fibreglass sheets. It must be fixed to the house properly, have gutters connected to stormwater and generally needs a building permit. If the roof sits close to a boundary, siting rules apply. We handle the design and the permit.

What decking works best under Bundoora’s big trees?

Under large trees, leaves and shade keep decking damp for longer, which can cause timber to grey and stain. Composite boards, or a durable hardwood with good board spacing and airflow underneath, tend to cope better. We also plan easy access under the deck so leaves can be cleared out each year.

Should we update the backyard before selling our Bundoora home?

Bundoora’s larger backyards are a draw for families, so a tidy, usable outdoor area helps. Repairing or removing a failing pergola, cleaning and oiling an existing deck, and fixing loose boards or steps is usually more sensible than building something new right before a sale. A new alfresco suits owners who will use it for years.
