Kitchen and outdoor renovations
“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Eltham Homes
Outdoor living is a big part of Eltham life. Blocks are often large and steep, with native gardens, mature eucalypts and outlooks across the valley towards Diamond Creek and the Yarra, so many homes rely on elevated decks or verandahs rather than flat lawns. Older timber decks built decades ago are now commonly weathered, loose or too small for the way families use them.
That shapes most of our Eltham outdoor projects: rebuilding tired elevated decks, adding covered alfresco areas and pergolas that take in the views, building stairs and landings on sloping ground, and choosing materials suited to bushfire conditions. Decks often need a building permit, and in bushfire or landscape overlay areas extra planning or construction requirements can apply, so we confirm these with Nillumbik Shire Council before we start.

Before You Start
Planning a Deck or Outdoor Area in Eltham
Bushfire
Decking Materials and BAL Ratings
Where a property is in a Bushfire Prone Area, the BAL rating for the house sets what a deck attached to or near it can be built from. Higher ratings may rule out some timbers or require non-combustible framing, steel or fire-resistant boards. We confirm the property’s BAL before choosing materials, not after.
Slope
Elevated Decks on Steep Ground
On Eltham’s steeper blocks the deck is often well over 800 mm above the ground, which generally means a building permit, engineered footings and compliant balustrades. Tall stumps and bracing need to be designed for the height. Stairs and landings down to the garden are planned at the same time so they meet the same standard.
Structure
Replacing Old Timber Decks
Many Eltham decks from the 1970s and 1980s have rotten bearers, rusted fixings and stumps sitting in damp soil. A replacement is a chance to rebuild the frame properly, raise footings clear of the ground and choose boards suited to the site. We check the frame, not just the boards, before quoting.
Trees
Trees and the Landscape Overlay
Mature eucalypts are part of what makes Eltham, and Significant Landscape Overlays across much of the suburb generally require a permit to remove or lop substantial trees. Deck footings also need to keep clear of main roots. We plan the deck shape around the trees you have and check with Nillumbik Shire Council.
Fire Safety
Leaf Litter and Gaps
Gum leaves collect between boards, in gutters of roofed pergolas and under decks, which matters for maintenance and bushfire safety. Board gaps, access under the deck and pergola roofing are worth planning so the space can be cleared easily, particularly before summer. Under-deck areas on Eltham’s sloping blocks are easy to forget, so we plan safe access to them.

Do I need a BAL assessment to build a deck in Eltham?
If your property is in a Bushfire Prone Area, a deck attached to or close to the house will generally need to meet the construction requirements for the home’s BAL rating, and a BAL assessment may be needed for the building permit. Not all of Eltham is bushfire prone, so we check your address first.
What decking is suitable for a bushfire area in Eltham?
It depends on the BAL rating. Lower ratings allow a range of hardwoods and composite boards, while higher ratings can require specific bushfire-resistant timbers, non-combustible framing or other materials. We match the material to your BAL rating and to the look you want.
Our old Eltham deck feels springy. Can it be repaired?
Sometimes, if the frame and footings are sound and only boards or a few joists need replacing. Springiness often points to rotten bearers, undersized joists or stumps that have moved on a sloping block. We inspect the structure underneath and tell you whether repair or a rebuild is the better option.
Can I put a roof over my deck in Eltham?
Usually, yes. A roofed deck or pergola generally needs a building permit and, in a Bushfire Prone Area, construction to suit the BAL rating. It also needs to work with any trees and the landscape overlay. We confirm the requirements with Nillumbik Shire Council before building.
Should I repair my Eltham deck before I sell or lease, or replace it?
Large timber decks are common on Eltham’s steep blocks, and older ones can have rotting joists, loose balustrades and steps that move underfoot. Buyers and building inspectors will check these closely, and tenants need a safe structure. If the frame is sound, replacing boards and balustrades may be enough. A full replacement in a bushfire prone area must meet the site’s BAL rating, so allow time for an assessment and permit.
