Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Westmeadows Homes

Westmeadows backyards are generally flat and generous, with lawn, established trees and older patios or pergolas, and some properties back onto parkland along the Moonee Ponds Creek and Broadmeadows Valley Park. Older homes often have a flat-roofed patio or carport out the back, and many yards get strong afternoon sun that needs shading.

Popular outdoor projects here include decks and roofed alfresco areas off the family room, replacing old pergolas, outdoor kitchens and lighting, and improving paths and garden beds. Drainage around paved areas and privacy screens are often part of the work. Decks and roofed structures can need a building permit, and we confirm requirements with Hume City Council before we start.

Before You Start

Before You Build a Deck in Westmeadows

  1. Structure

    Old Flat-Roofed Patios

Flat-roofed patios on 1970s and 80s Westmeadows homes often have corroded fixings, sagging beams and poor falls that let water pond on the roof. Replacing them with an insulated roof or a pitched pergola tied into the house improves shade and drainage. A new roofed structure generally needs a building permit, which we arrange.

  2. Privacy

    Backing Onto Parkland

Homes beside the Moonee Ponds Creek trail and Broadmeadows Valley Park enjoy open outlooks but can be visible from public paths. Screens, planter boxes and a roof positioned to frame the view give privacy without blocking it. Fences on reserve boundaries can have council requirements, which we check before design.

  3. Flooding

    Overland Flow and Low Spots

Some Westmeadows properties near the creek, or at low points in the street, may be in a flood overlay or collect overland flow in heavy rain. Decks in these areas should let water pass underneath and use materials that tolerate wet conditions. We check the overlays and the site drainage before the design is settled.

  4. Shade

    West-Facing Backyards

West-facing Westmeadows backyards can be hot on summer afternoons. An insulated roof, adjustable louvres or retractable screens on the western side keep the deck usable when the sun is low. We look at sun angles and the existing trees before deciding the roof direction and height, so shade falls where you sit.

  5. Materials

Low Decks Off the Family Room

Because most Westmeadows backyards are level, a deck can sit just a step below the family room door. Keeping airflow under the frame, using bearers rated for ground contact and choosing hardwood or composite boards helps a low deck last. We set the heights from the door threshold first so the step is comfortable.

FAQ

Decks and Outdoor Living Westmeadows: Your Questions

Ask Us Anything
Do I need a building permit for a deck in Westmeadows?

A deck that is attached to the house, roofed or more than 800 mm above ground generally needs a building permit. Most low decks on flat Westmeadows yards are well under that height, but attachment and roofing still matter. We check with a building surveyor and confirm any overlays with Hume City Council before work starts.

Can we replace our old Westmeadows carport with a pergola?

Yes. A carport at the back of the house can often become a covered outdoor room, either keeping the posts if they are sound or replacing the structure entirely. Changes to a roofed structure near a boundary must meet siting rules and generally need a building permit. We check the existing posts, footings and roof before deciding.

What timber decking suits Westmeadows yards?

Spotted gum and blackbutt are common hardwood choices, while composite boards need less maintenance. Under large established trees, boards that dry quickly and resist staining work best. We help you choose based on how much shade the deck gets and how often you are willing to oil or clean it.

Should we fix the deck before selling or leasing our Westmeadows property?

Inspectors and tenants check outdoor safety, so loose balustrades, rotten boards and unstable steps should be repaired. Cleaning, sanding and oiling an existing deck can make it look cared for. A completely new deck before a sale is rarely needed, but repairs that make the area safe for buyers’ inspections and for tenants are worthwhile.
