Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Outdoor Living in Williamstown Homes

Williamstown backyards are often small courtyards behind period cottages, while larger homes have gardens with established trees, and some properties enjoy bay breezes. Salt air, wind and privacy from neighbours all shape how outdoor spaces are designed. Many owners want a spot to sit outside in the afternoon, sheltered from the wind, with low-maintenance surfaces that cope with salt air.

Typical Williamstown outdoor projects include courtyard decks in hardwood or composite boards suited to coastal conditions, pergolas and screening for shade and privacy, outdoor dining areas and tidier side passages. Decks and pergolas can need a building permit, and heritage areas can need a planning permit, so we confirm requirements with Hobsons Bay City Council first.

Before You Start

Planning a Deck or Courtyard in Williamstown

  1. Drainage

    Low Decks on Flat Ground

Much of Williamstown is flat and low, and backyards can hold water after heavy rain. A low deck needs ventilation under it and ground that drains away from the house, or the joists stay damp and rot. We check how water moves across the yard and may suggest a raised frame on adjustable supports or a paved area instead.

  2. Materials

    Hardware Near the Water

Within a few streets of the Esplanade, galvanised nails and bolts can rust early in salty air. Marine grade stainless screws, joist hangers and post brackets last much longer, and hidden fastening systems for composite boards need checking for coastal use. We list the fixings we will use in the written quote.

  3. Heritage

    Verandahs on Period Fronts

Front verandahs are a defining feature of Williamstown’s Victorian and Edwardian weatherboards. Replacing a rotten verandah floor or posts in a Heritage Overlay should match the original materials and detail, and changes visible from the street may need a planning permit. Rear decks are usually less controlled, but we check each site.

  4. Privacy

    Afternoon Breezes and Screening

Narrow cottage lots mean neighbours are close, and afternoon sea breezes can make an open deck uncomfortable. Slatted screens on the windward side, a fixed pergola roof or a solid boundary wall give shelter and privacy together. Tall screens or walls on a boundary may need approval, which we check before building.

  5. Permits

    Pergolas and Building Permits

In Victoria, a deck more than 800 mm above the ground, or a roofed pergola or verandah attached to the house, generally needs a building permit. Williamstown’s small lots often put these structures close to the boundary, which brings siting rules into play. We arrange the building surveyor and drawings as part of the job.

  6. Access

    Laneway Back Gates

Where a Williamstown home backs onto a bluestone laneway, timber and materials can come in through a rear gate without crossing the house. A deck that links to that gate also makes the back of a narrow yard more useful. Without a lane, we plan carrying routes through side passages and protect existing paving.

FAQ

Decks and Outdoor Living Williamstown: Your Questions

Ask Us Anything
Do I need a planning permit for a deck in a Williamstown heritage precinct?

A rear deck that cannot be seen from the street often does not need a planning permit, but the rules depend on the overlay and your house. Works at the front, new verandahs or tall structures can need one from Hobsons Bay City Council. A building permit may be needed regardless if the deck is high or attached.

Can you repair the front verandah on my Williamstown cottage?

Yes. Common repairs are replacing rotten floorboards, decayed posts and bearers, and restoring lacework or fretwork. In a Heritage Overlay, matching the original timber profiles and detail is important. If the verandah is in poor condition throughout, rebuilding on new footings may be the better option, and we discuss both.

Will a timber deck last close to Williamstown Beach?

It can, with the right choices. Durable hardwoods such as spotted gum or blackbutt, and good quality composite boards, both cope well. Near the water the fixings matter as much as the boards, so we use marine grade stainless screws and brackets. Hardwood needs regular oiling to keep its colour, while composites need less upkeep.

Can I have a deck and a garden in a small Williamstown yard?

Usually, yes. A deck at floor level off the living area with built-in planter boxes, and the rest of the yard left for lawn or garden beds, works well on narrow lots. Keeping some garden also helps rain soak in on this flat ground. We draw a simple plan so you can see the balance before deciding.

Is it worth fixing the deck or verandah before I lease out my Williamstown house?

Tenants and property managers will flag loose boards, wobbly balustrades or rotten verandah posts as safety issues, so these are worth fixing first. On a period house, a sound, freshly painted front verandah also helps the first impression when selling. A full deck replacement can wait unless the frame has failed, which we check from underneath.
