Kitchen and outdoor renovations
“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”
Outstanding Customer Service

Outdoor Living in Docklands Homes
Outdoor space in Docklands is mostly balconies and terraces, many facing the water, with some larger terraces on penthouses and townhouses. These spaces catch strong winds off the harbour and bay, and balconies must stay within strict building rules for weight, waterproofing and appearance. Original balcony finishes are often bare tiles or concrete with little shade or comfort.
Balcony projects in Docklands usually involve laying lightweight decking or tiles over balcony membranes, adding built-in seating and planters suited to windy conditions, installing shade where the building allows, and finishing terraces with durable, low-maintenance materials. Owners corporation approval is almost always required, and we confirm structural and waterproofing requirements with the building manager and the City of Melbourne before work begins.

Before You Start
Planning a Balcony or Terrace in Docklands
Waterproofing
Protecting the Balcony Membrane
Under the tiles on a Docklands balcony is a waterproof membrane protecting the apartment below. Screwing into the slab or adding heavy planters can damage it. Decking tiles on adjustable pedestals sit over the existing surface without penetrations, and still let water drain to the outlets. We confirm the membrane’s condition before covering it.
Coastal
Wind Off the Harbour
Docklands balconies, especially on higher floors, catch strong wind off Victoria Harbour and the bay. Loose furniture, lightweight planters and umbrellas can become hazards. Fixed seating, weighted planters approved by the owners corporation and wind-rated screens or awnings make the space more usable. Fixings close to the water should resist corrosion.
Structure
Weight Limits on Balconies
Balconies in Docklands towers are designed for set loads. Large soil-filled planters, spas or heavy stone pavers may exceed them. We check with building management and, where needed, an engineer before recommending materials, and choose lightweight decking and planters that suit the structure. Soil-filled planters also get much heavier after rain.
Drainage
Balcony Drainage
Raising a balcony floor with decking or tiles can change how water reaches the outlet, and in some Docklands buildings it can affect the balcony next door or below. The new surface must keep water flowing to the designed drainage points. We check the falls, the outlet height and the door sill before finalising levels.
Apartments
Facade and Appearance Rules
Owners corporation rules in Docklands often control what can be seen from outside, such as screens, awnings, shade sails, planters and even furniture colours. Some buildings have approved products or colours. We check the rules, prepare details for approval and design a balcony that fits within them.

Can I put decking on my Docklands apartment balcony?
Often, yes, usually as decking tiles on pedestals rather than boards screwed to the slab. That protects the waterproof membrane and keeps drainage working. Most Docklands buildings require owners corporation approval for any change to a balcony surface, so we prepare the details they need.
What shade options are allowed on Docklands balconies?
It depends on the building. Some allow retractable awnings, fixed louvres or screens in approved colours, while others limit anything that changes the facade. Wind rating is important at height. We check your owners corporation rules and recommend shade that suits the building and the conditions.
Who is responsible if my Docklands balcony leaks?
It depends on the building’s plan of subdivision and the cause. In many Victorian apartment buildings, the balcony slab and membrane are treated as common property, while surface finishes may be the owner’s responsibility. Check with your owners corporation before repairs. We can inspect and explain what we find.
Can I build a pergola on a Docklands terrace?
On larger penthouse or townhouse terraces, sometimes. A pergola needs owners corporation approval, a building permit in most cases and fixings that don’t compromise waterproofing. It also has to be designed for the wind exposure. We check the structure and approvals before design.
Is a balcony upgrade useful before selling or leasing in Docklands?
In Docklands, the balcony is often the only outdoor space, so a clean, comfortable one helps the apartment stand out. Cleaning or replacing worn tiles, adding decking tiles, replacing damaged screens and arranging simple furniture usually present it well. Buyers and tenants also notice blocked balcony drains and stained soffits. Make sure any change is approved by the owners corporation.
