Renovating Homes in Alphington

Alphington’s older streets are lined with bungalows, Edwardian weatherboards and interwar brick homes on generous blocks, many with established gardens and rear yards that leave room to extend. These homes have good bones but were built with small rooms, a single bathroom and little thought for northern light or the garden.

Typical Alphington home renovations include single or double-storey rear extensions, reworking floor plans around an open kitchen and living area, restoring original verandahs, fireplaces and joinery, and adding insulation, double glazing and efficient heating and cooling. Parts of the suburb have heritage overlays, so planning permit needs are checked early in the design with the City of Yarra south of Heidelberg Road or Darebin City Council to the north.

Renovating an Alphington Home: What to Plan For

  1. Permits

    Two Councils, Two Planning Schemes

Homes south of Heidelberg Road fall under the Yarra Planning Scheme and homes to the north under the Darebin Planning Scheme. Heritage overlays, zones and permit processes differ between them. Knowing which applies from the start avoids redesign later, so we check the planning property report for your address first.

  2. Heritage

    Alphington North Heritage Precinct

Darebin’s Alphington North heritage precinct covers an interwar subdivision with houses built from about 1915 to 1945. Extensions are possible but generally need a planning permit, and council will look at how the new work sits behind the original house. We design additions to keep the front rooms and roofline intact.

  3. Flooding

    Riverside Streets and Flooding

Near the Yarra River, some Alphington properties in the City of Yarra are covered by a Land Subject to Inundation Overlay, and some riverside streets, such as Park Crescent, are also in a heritage area. An extension may need Melbourne Water’s input on floor levels, so we check every overlay on the title before drawing.

  4. Structure

    Second Storey Additions

Adding upstairs bedrooms to an Alphington bungalow usually means new footings and framing, since the original structure was not built for the extra load. In a heritage area, a second storey set well back from the street is more likely to be supported. An engineer reviews the house before we recommend an approach.

  5. Insulation

    Comfort Upgrades

Older Alphington houses lose heat through timber floors, uninsulated walls and single-glazed windows. Insulating under the floor, in walls being relined and in the ceiling, sealing draughts and adding double glazing to new windows improve comfort. Heat pump heating and cooling can replace old gas heaters at the same time.

  6. Trees

    Large Trees on the Block

Alphington’s mature gardens often include large trees that may be protected. North of Heidelberg Road, Darebin’s local law covers trees over 8 metres tall with a trunk circumference above 100 cm. South of the road, we check the City of Yarra’s requirements. Extension footings near roots may need an arborist’s advice.

FAQ

Home Renovations Alphington: Your Questions

Ask Us Anything
Can we extend our Alphington home in a heritage area?

Usually, yes, with a planning permit. Councils generally look for additions that sit behind the original house, keep the front rooms and roof form, and do not dominate the street. Whether you are in a Darebin or City of Yarra heritage area, we read the relevant precinct information before design so the plans start on the right footing.

How do we find out if our Alphington property has a flood overlay?

A free planning property report from the Victorian Government’s planning website lists every overlay on your land, including any Land Subject to Inundation Overlay near the Yarra River. If one applies, Melbourne Water is usually consulted about floor levels for new work. We check this as part of our initial review.

Can we live in the house while you extend?

Often for most of the build. The front of an Alphington bungalow or Edwardian home can usually stay in use while the rear addition is built, with some disruption when old and new parts are joined. We seal off work areas, clean up and give you a written schedule of the days with no water or power.

What problems do you find in older Alphington homes?

Common issues are tired stumps, rotten weatherboards near the ground, old wiring, galvanised pipes and asbestos sheeting in later additions. Not all of these are visible at the first visit. We inspect what we can before quoting, explain allowances clearly and tell you promptly if something new is found once walls are opened.

What should we do to an Alphington house before selling or leasing it?

Alphington buyers often look for period character and established gardens, so repairing original verandahs, windows and floorboards usually suits them better than a rushed update. Fix leaks, damp and unsafe wiring first, then repaint and tidy the garden. Extensions need design, permits and time, so they suit owners planning to stay.
