Renovating Homes in Thornbury
Thornbury’s character comes from its Edwardian and interwar homes, many with established gardens, and some streets have heritage controls. Many houses have had piecemeal additions over the years, leaving a period front with a dark, disjointed rear and a single bathroom. Side driveways on many blocks give better access for building work than in tighter inner suburbs.
Typical Thornbury home renovations include rear extensions with open living, restoring period fronts with original features, adding upstairs bedrooms or studios, and upgrading insulation, double glazing and heating. Parts of Thornbury are within Heritage Overlays, including the Thornbury Park Estate precinct that took effect in 2026, so external changes can need a planning permit from Darebin City Council, and approvals are planned into the schedule from the start.

Before You Start
Before You Start a Thornbury Home Renovation
Heritage
The Thornbury Park Estate Overlay
Darebin’s Thornbury Park Estate Heritage Overlay came into force in April 2026 after a period of interim controls. It covers many modest late Federation and interwar houses, including some built through the State Savings Bank. Each property is graded, and the grading affects what a planning permit is likely to allow, so we check it early.
Design
Undoing Earlier Additions
Many Thornbury houses have a series of rear rooms added over the decades: a verandah enclosure, a bathroom, then a family room. Removing them and building one well-planned addition often gives a better result than renovating each piece separately. We map what is original and what was added before suggesting what to keep and what to replace.
Access
Side Driveways and Access
Unlike many inner-city terraces, a lot of Thornbury bungalows have a side driveway. It makes deliveries, skip bins and small excavators easier to get to the back, which can simplify an extension. Where there is no driveway, we plan for materials to come through the house or over a fence by agreement with the neighbours.
Trees
Protected Trees on the Block
Darebin’s tree protection local law generally requires a permit to remove or prune a tree on private land that is taller than 8 metres with a trunk circumference over 100 cm, measured 1.5 metres above the ground. Many Thornbury gardens have trees that size, so we check before siting an extension or digging footings.
Structure
Rooms in the Roof
Californian bungalows have steep, generous roofs, and some Thornbury owners add a bedroom or studio in the roof space with dormer windows. The ceiling joists usually need strengthening and a stair has to fit somewhere sensible. In a Heritage Overlay, dormers facing the street may not be supported, so dormers at the rear are usually the easier path.
Insulation
Warming Up a Period House
Edwardian weatherboards and interwar bungalows in Thornbury were built with little or no insulation, suspended timber floors and single glazing. An extension is a chance to insulate the new rooms properly and add insulation under floors and inside walls of the old house where they are opened. Draught sealing old windows and doors also helps noticeably.

Will the new heritage overlay stop me extending my Thornbury Park Estate house?
Not necessarily. A Heritage Overlay mainly controls demolition, external changes and work visible from the street. Rear extensions that sit behind the original house are commonly approved with a planning permit, although the outcome depends on the property’s grading and the design. We read the precinct’s statement of significance before we draw anything.
Can we stay in the house during a Thornbury extension?
Often for part of it. The front rooms of a bungalow can usually stay in use while the rear is demolished and rebuilt, but there are periods without a kitchen, water or power while services are reconnected. We set out those stages in writing so you can plan where to stay and for how long.
What can we do to a Thornbury home that isn’t in a heritage area?
Outside a Heritage Overlay, internal work and many single-storey rear extensions may only need a building permit, depending on the zone and site coverage. Second storeys and walls on boundaries can still trigger a planning permit. We read the planning property report and confirm requirements with Darebin City Council at the start.
Are there hidden problems in older Thornbury houses?
Common ones are rotten stumps, termite damage in timber floors, old wiring with ceramic fuses, galvanised pipes and asbestos sheeting in later additions. They are not always visible at the first visit. We check what we can, explain allowances in the written quote and tell you promptly if something is found once walls are opened.
Which renovations make sense before selling or leasing a house in Thornbury?
Thornbury buyers often value original period features, so repairing rather than removing them is usually wise: fix verandahs, windows, fretwork and floorboards, and repaint. A dated rear lean-to may be better tidied than rebuilt if you are selling soon, because an extension takes design, permits and time. For leasing, focus on safety, heating and working wet areas.
