Renovating Homes in Brunswick
Brunswick’s housing spans more than a century: Victorian and Edwardian terraces and single-fronted workers’ cottages close to Sydney Road, interwar brick and Californian bungalows on the quieter streets, and post-war flats, newer townhouses and apartments along the tram and train lines. Most of the older homes sit on narrow blocks, with small rooms off a long hallway and a kitchen and bathroom added at the back over the years.
That shapes most Brunswick home renovations: replacing a tired rear lean-to with a light-filled open-plan living area, adding storage or a second bathroom, upgrading insulation and windows, and repairing the stumps, floors and plasterwork that older homes need. Extensions and changes visible from the street can need a planning permit, particularly in Heritage Overlay areas, so we confirm what’s required with Merri-bek City Council early and allow for it in the timeline. For apartments and townhouses, we work with your owners corporation on approvals and access.

Before You Start
What to Think About Before Renovating a Brunswick Home
Heritage
Extending Behind a Heritage Facade
Several Brunswick streets sit in heritage precincts, such as the Park Street and Phillipstown precincts, where Merri-bek’s Heritage Overlay controls external change. A rear extension is usually still possible, but it generally needs a planning permit and is designed to sit back so it doesn’t dominate the view from the street. We check your precinct’s controls before design starts.
Neighbours
Walls on the Boundary
Brunswick terraces and cottages are often built on or very close to a side boundary, and a new extension may need a wall there too. Victorian siting rules limit the height and length of boundary walls, and work close to a neighbour’s house may involve formal notices. Your building surveyor confirms what applies, and we build the timing into the program.
Structure
Restumping Timber-Floored Homes
Most of Brunswick’s Victorian and Edwardian houses sit on timber or concrete stumps that may be decades old. Sloping floors, doors that stick and cracked plaster are common signs that restumping is due. It is far easier to deal with while floors are open for a renovation than after the new kitchen and floor coverings are in.
Insulation
Insulation and Draughts
Many of Brunswick’s older homes were built with no insulation at all, and draughts come through suspended floors, open fireplaces and old sash windows. A renovation is the easiest time to insulate walls you’re already opening, seal unused chimneys and upgrade windows at the back. Changes to front windows in a Heritage Overlay may need approval, so we check first.
Access
Getting Materials In From the Laneway
Plenty of Brunswick blocks back onto bluestone laneways, which can make deliveries to a rear extension much easier. Some laneways are narrow or shared with neighbours’ garages, so we check width and access first. Merri-bek’s skip bin permit rules don’t allow bins in a laneway, on a footpath or on a nature strip, so placement is planned early.
Apartments
Townhouses and Apartments
In Brunswick’s townhouses and apartment buildings, a renovation can touch common property such as balconies, external walls or shared services. Owners corporation approval is usually needed before work starts, along with agreed hours and access. We prepare the information your owners corporation asks for and coordinate with the building manager throughout the job.

Can I add a second storey to a Brunswick terrace?
Sometimes. In a Heritage Overlay, Merri-bek’s heritage policy usually expects an upper addition to be set well back so it is hard to see from the street, which some narrow sites can’t achieve. Outside heritage areas there is more flexibility, though overshadowing and overlooking rules still apply. We check the controls for your address before any design work.
What does it mean if my house is ‘contributory’ in a heritage precinct?
Merri-bek’s heritage studies grade houses in a precinct as contributory or non-contributory. A contributory house helps make up the character of the street, so changes to its front, roof and visible parts are looked at closely, and demolition is generally not supported. Work at the rear is usually treated more flexibly. We check your property’s grading early.
Should I renovate or knock down and rebuild?
In a Heritage Overlay, demolishing a contributory house generally needs a planning permit and is often refused, so renovating and extending is usually the practical path in much of Brunswick. Outside those areas both are possible, and it comes down to the condition of the house and what you need. We can give you a detailed fixed-price quote for the renovation option.
Can we live in our Brunswick house during the renovation?
It depends on the scope. With a rear extension, the front rooms of a terrace can often stay liveable while the back is closed off, though there will be stages without a kitchen or bathroom. We contain the work area, clean up daily and give you a schedule so you can plan any time away.
What should I prioritise when preparing a Brunswick house for sale or lease?
Start with the things a building inspection will pick up in an older terrace or cottage: rising damp, cracked render, rotten weatherboards, old wiring and leaking roofs. Then look at the rooms people use every day. Buyers drawn to Brunswick often value original features such as fireplaces and baltic pine floors, so restoring them can suit the house better than covering them up. Skip major structural changes unless you plan to stay.
