Renovating Homes in Coburg

Coburg grew up around Sydney Road and the Upfield line, and its streets show every era since: Victorian and Edwardian cottages near the shopping strip, rows of interwar Californian bungalows, solid post-war brick veneers further out, and a growing number of townhouses and apartments along the main roads.

Most Coburg home renovations open up older layouts: knocking through to create open-plan living at the back, adding a bathroom or ensuite, and bringing tired weatherboards, floors and wiring up to modern standards. Parts of Coburg sit in Heritage Overlay areas, so we check early with Merri-bek City Council whether street-facing work or an extension needs a planning permit and build that into the timeline.

Before You Start

Before Renovating Your Coburg Home

  1. Design

    Streets Built in Waves

Coburg boomed in the 1880s, then the 1890s crash left thousands of allotments empty until building picked up again after 1910. That is why a Victorian house can sit beside a 1920s bungalow and a 1950s brick veneer in the same street. An extension that respects its neighbours is designed with the whole streetscape in mind, not just your house.

  2. Heritage

    Heritage Precincts

Parts of Coburg are covered by Heritage Overlays, including the Bourke Street precinct of interwar weatherboard bungalows, The Grove precinct and the area around the Church and Municipal Reserve near Pentridge. In these areas external changes and demolition generally need a planning permit from Merri-bek City Council. We confirm the controls for your address first.

  3. Soil

    Footings on Clay Soils

Much of Coburg sits on the basalt plains of Melbourne’s north, where clay soils can swell and shrink with the seasons. New extensions need footings designed for the site, usually based on a soil test, and the join between old and new parts of the house is detailed to cope with some movement. This is part of every quote.

  4. Materials

    Weatherboard Repairs and Old Paint

Coburg has many interwar and post-war weatherboard homes, and boards near the ground or under leaking gutters can rot. Repairs and repainting are best done with the rest of the renovation. Homes painted before the 1970s may have lead-based paint, so sanding is done carefully, with the work area contained and cleaned up.

  5. Drainage

    Building Near Sewer Easements

Some Coburg blocks have a sewer main running across the backyard, often right where a rear extension would go. Building over or close to it may need consent from the water authority and can affect where footings go. We check the property’s plans early so the easement doesn’t hold up the design.

  6. Insulation

    Comfort Upgrades for Post-war Homes

Coburg’s 1950s and 1960s brick veneers often have little insulation, single-glazed windows and old heating. A renovation is a good time to insulate walls and ceilings, upgrade windows and replace gas heaters with efficient electric systems. It makes the new open-plan area comfortable year-round and reduces running costs.

FAQ

Home Renovations Coburg: Your Questions

Ask Us Anything
Can I extend a bungalow in a Coburg heritage precinct?

Usually, yes, at the rear. In precincts like Bourke Street, Merri-bek generally looks for extensions that keep the front of the bungalow intact and sit lower or further back so they are hard to see from the street. A planning permit is generally needed. We check the controls before design starts so the plans suit the precinct.

Is a second storey possible on a Coburg brick veneer?

Often, yes, but it depends on the existing footings and frame, which were designed for one storey. An engineer assesses whether they can carry the extra load or need upgrading. Outside heritage areas a second storey may still need planning approval for overshadowing and overlooking, which we check early.

Why do so many Coburg houses have cracks in the walls?

Reactive clay soils are common across Melbourne’s north, and they move as they wet and dry through the seasons. Old stumps and footings also deteriorate. Small cracks in plaster are common in older homes, but larger or growing cracks are worth investigating before you renovate, and we check for them at the first visit.

Can we stay in the house during a Coburg renovation?

Often, for at least part of the job. On Coburg’s larger blocks a rear extension can be built while you live in the front rooms, with the work area closed off. There are usually short periods without a kitchen or bathroom, and we tell you in advance so you can plan around them.

Which renovations matter most when getting a Coburg home ready to sell or lease?

Coburg mixes Victorian, Edwardian, interwar and post-war houses, so priorities vary. Common issues are cracks in walls from reactive clay soils, sagging stumps, worn floors and dated electrical work. Sorting those, repainting and fixing the kitchen and bathroom basics usually comes first. If your home is in a Heritage Overlay such as the Bourke Street precinct, keep street-facing changes modest and check with Merri-bek City Council before altering the front.
