The team were highly professional and excellent communicators making sure the work was completed on schedule and to budget. We now have an attractive and spacious family home which we have no intention of leaving! My wife and I would not hesitate to recommend Tony from Smarter Home Renovations.”
Renovating Homes in Strathmore
Strathmore’s blocks are larger than in the inner north west, and the suburb mixes 1950s and 1960s brick veneer homes, interwar bungalows and rebuilt double-storey houses. Older homes often have closed rooms, a single bathroom and little connection between living spaces and the backyard. Many sit on wide frontages with deep backyards, which leaves room to extend without giving up the garden.
Common projects here are rear extensions with open kitchen and living, second storey additions for extra bedrooms and bathrooms, reworking layouts to suit growing families, and upgrading insulation, windows and heating for comfort. Extensions need a building permit and may need a planning permit depending on the site, so we check requirements with the City of Moonee Valley before drawings are finalised.

Before You Start
What to Plan For When Renovating in Strathmore
Heritage
Heritage Precincts and Places
Parts of Strathmore have Heritage Overlay controls, for example the Woodland Street precinct of 1920s interwar houses and individually listed homes like an early bungalow in Vernon Street. In these areas, external changes, extensions visible from the street and demolition generally need a planning permit. Most of Strathmore is not covered, but we check every address before design.
Flooding
Land Near Moonee Ponds Creek
Moonee Ponds Creek forms Strathmore’s northern edge and was concreted in the 1950s and 1960s to reduce flooding. Parts of the suburb near the creek are in a Land Subject to Inundation Overlay, where an extension may need a planning permit and minimum floor levels. We check this early in the design process.
Structure
Second Storey on a Brick Home
Adding a second storey to a Strathmore brick veneer or double brick home means checking whether the walls and footings can carry the extra load. Often a new steel frame inside the house takes the weight, and the stairs need space in the existing plan. An engineer designs the structure, and a building permit is required.
Windows
Noise From the Freeway
Homes in parts of Strathmore near the Tullamarine Freeway can hear traffic noise, especially in rooms facing it. Double glazing, acoustic seals, insulated walls and placing bedrooms on the quieter side of the house can make a big difference. We plan window positions and glazing with this in mind.
Layout
Extending on a Wide Frontage
Strathmore’s wider blocks give more options than narrow inner suburb lots. An extension can wrap around the side of the house, add a north facing living area or include a second storey at the rear only. We look at the orientation and the garden before suggesting which layout gives the best light and outdoor connection.
Asbestos
Fibro and Old Linings
Many Strathmore homes built from the 1920s to the 1980s may contain asbestos in eaves, wet area linings, old extensions or vinyl floors. We arrange testing before demolition, and larger quantities are removed by a licensed removalist. This keeps the project safe and avoids delays once the extension work begins.

Is my Strathmore home in a Heritage Overlay?
Most Strathmore homes are not, but some precincts and individual places are. Your planning property report from VicPlan shows whether a Heritage Overlay applies. If it does, most external works, extensions visible from the street and demolition may need a planning permit from the City of Moonee Valley. We check before any design work.
Do I need a planning permit to extend my Strathmore house?
It depends on the zone, overlays and the design. A single storey rear extension to a house outside any overlay often needs only a building permit. Heritage or flood overlays, double storey additions or designs outside the standard siting rules may need a planning permit. We confirm this before drawings are finalised.
Can we stay in our Strathmore home during the renovation?
For many projects, yes, at least for part of the time. A rear extension can be built while you live in the front of the house, with the opening between them sealed until the end. Kitchen and bathroom work, floor sanding and rewiring may need a short time away. We plan the stages with you.
Should we renovate our Strathmore house before selling, or sell as is?
Strathmore’s original homes on good sized blocks often attract buyers planning their own renovation or rebuild. In that case, repairs, painting, garden tidying and fixing anything an inspector would note are usually enough. A larger renovation takes months, needs permits and suits owners planning to stay and use the result.
