“We initially talked to Smarter Home Renovations due to their reputation and experience. Plus we were referred to them through someone who had already updated their laundry and they were rapt. Tony was personable, a good listener and made sure he understood our needs. He was very flexible in negotiations, ensuring a win-win outcome. The team were highly professional and excellent communicators making sure the work was completed on schedule and to budget. We now have an attractive and spacious family home which we have no intention of leaving! My wife and I would not hesitate to recommend Tony from Smarter Home Renovations.”

Renovating Homes in Airport West

Airport West is a practical family suburb beside the Tullamarine Freeway and Westfield Airport West, with Steele Creek and its linear park running through it. Housing began in the mid-1950s, and the original houses are usually single-storey brick veneer or weatherboard with three bedrooms, one bathroom and a closed layout, mixed with villa units and townhouses on subdivided blocks.

Common projects here are rear extensions with open kitchen and living areas, adding a second bathroom and a main bedroom suite, reworking layouts to bring light into the middle of the house, and improving insulation, glazing and heating. Extensions need a building permit, and we check early with the City of Moonee Valley whether a planning permit or an overlay applies to your block.

Before You Start

What to Plan For When Renovating in Airport West

  1. Flooding

Overland Flow in Parts of the Suburb

Parts of Airport West are covered by a Special Building Overlay, which identifies land that can be affected by overland flooding when the drainage system overflows. An extension on affected land generally needs a planning permit, and Melbourne Water may set a minimum floor level. We check your address on VicPlan before design, so floor heights are planned from the start.

  2. Windows

    Aircraft Noise and Glazing

Some properties in Airport West may be affected by aircraft noise from Melbourne Airport, and parts of Moonee Valley are covered by the Melbourne Airport Environs Overlay. Existing homes don’t have to change, but an extension is a good chance to add thicker glazing, wall and ceiling insulation and well-sealed doors. We check whether the overlay applies to your address.

  3. Structure

    Restumping Before Extending

Many of Airport West’s older houses sit on concrete or timber stumps that have moved over the decades, leaving sloping floors, sticking doors and cracked plaster. Joining a new extension to a house that is out of level causes problems at the junction. We check the stumps and floor levels first and include restumping or packing in the quote where it is needed.

  4. Neighbours

    Extending on a Subdivided Block

Where an Airport West block has had a unit built behind it, the remaining yard can be tight, with a shared driveway close to the house. An extension still has to meet setback, site coverage and overshadowing rules, and a smaller lot may need a planning permit. We measure the site and check the rules before you commit to a design.

  5. Asbestos

    Asbestos in Postwar Houses

Airport West homes built before 1990 may contain asbestos cement sheeting in the eaves, wet areas, external cladding or an old laundry, and demolition for an extension often disturbs these areas. Larger amounts must be removed by a licensed removalist under strict controls. We arrange testing before work starts, so any removal is planned into the program rather than discovered halfway through.

FAQ

Home Renovations Airport West: Your Questions

Ask Us Anything
Do I need a planning permit to extend my Airport West home?

It depends on your block. A single-storey rear extension on a standard lot often needs only a building permit, but a planning permit can be required on smaller lots or where an overlay such as the Special Building Overlay applies. We check your property’s zone and overlays with the City of Moonee Valley before design starts.

Will aircraft noise affect an extension in Airport West?

Some Airport West properties may be affected by aircraft noise, and the Melbourne Airport Environs Overlay applies to some properties in Moonee Valley. It mainly limits new dwellings and other sensitive uses rather than extensions to an existing home, though noise attenuation can be required in some cases. We check your address and suggest glazing and insulation that reduce noise indoors.

Can we add a second storey to our Airport West house?

Sometimes. A brick veneer house on stumps can often take a second storey with new footings and a lightweight frame, but it is a major project that needs engineering, a building permit and possibly a planning permit. On many Airport West blocks a single-storey rear extension is simpler and quicker. We help you compare both before you decide.

Can we stay at home during the renovation?

Often, for a rear extension, because most of the work happens at the back until the new rooms are joined to the old. Kitchen and bathroom work, rewiring or restumping may need short periods away. With a driveway down one side, many Airport West homes let trades reach the backyard without walking through the house.

Should we renovate before selling our Airport West home or sell it as it is?

Airport West buyers range from families wanting a finished home to people looking at the land for units, so the right answer depends on your block and the house. Painting, fixing leaks, sanding floors and tidying the garden usually help either way. A major extension involves months of design, permits and building, so it generally makes sense only if you intend to stay.
