Renovating Homes in Aberfeldie

Aberfeldie runs from Buckley Street down to the Maribyrnong River, between Afton Street and Waverley Street. It grew from the Aberfeldie Estate, subdivided in 1888, with scattered Victorian villas followed by interwar bungalows that filled most streets, then postwar brick homes and newer double-storey rebuilds. Blocks are generally wide, and the land falls towards the river and Aberfeldie Park.

Older homes here are usually solid but closed in, with small rooms and little connection to the garden. Rear extensions with open living, upstairs additions that keep the original front, restoring period features and improving insulation and heating are typical projects. Parts of Aberfeldie are in heritage precincts, so we confirm planning requirements with the City of Moonee Valley early in design.

Before You Start

Before You Renovate a Home in Aberfeldie

  1. Heritage

Aberfeldie Street and Waverley Street Precinct

The precinct around Aberfeldie Street and Waverley Street (HO450) is valued for its Victorian, Federation and interwar houses, and a number of other Aberfeldie places are individually listed. In a Heritage Overlay, external changes generally need a planning permit from the City of Moonee Valley. We check your property report before any design work starts.

  2. Slope

    Building on the River Slope

Streets closer to the Maribyrnong fall noticeably, so a rear extension may sit above the garden on taller footings or step down with the land. Changes in level affect stairs, drainage and how the new rooms connect to the yard. We survey the site levels before design and plan stormwater so it moves away from the house.

  3. Flooding

    Flood Controls Near the River

Melbourne Water and the City of Moonee Valley map land subject to flooding along the Maribyrnong, and parts of lower Aberfeldie may be covered by a flood overlay. Where one applies, an extension may need a planning permit and floor levels set above the flood level. We request flood information for your property before the design is fixed.

  4. Trees

    Significant Trees

Moonee Valley keeps a Significant Tree Register that includes some trees on private land, and removing or working near a registered tree generally needs a permit. Aberfeldie’s large gardens often have mature trees close to where an extension would go. We check the register and the tree positions before siting new footings or a driveway.

  5. Structure

    Upstairs Additions Behind the Bungalow

An upper floor set well back behind the original roof keeps the street view of an Aberfeldie bungalow largely intact, which matters in a heritage precinct and suits the street even outside one. The existing walls and footings need an engineer’s check, and the stair position shapes both floors. We plan the addition so it reads as part of the house.

  6. Insulation

    Draughts in Period Homes

Interwar bungalows and Victorian houses in Aberfeldie often have suspended timber floors, high ceilings and timber windows that leak air. Underfloor and ceiling insulation, sealed fireplaces, draught-proofed doors and windows and new glazing in the rear rooms improve comfort a great deal without changing how the front of the house looks.

FAQ

Home Renovations Aberfeldie: Your Questions

Ask Us Anything
Is my Aberfeldie home in a heritage overlay?

Some are. The Aberfeldie Street and Waverley Street precinct and a number of individual places, including early villas from the Aberfeldie Estate, are in Moonee Valley’s Heritage Overlay. Many postwar homes are not. Your VicPlan property report shows any control, and we confirm what it means for your design with the City of Moonee Valley.

Can I build a second storey in an Aberfeldie heritage street?

Often, if the addition is set back and kept less visible from the street, but it generally needs a planning permit and the council will assess its effect on the precinct. Moonee Valley publishes heritage guidelines that help shape the design. We take these into account from the first sketches rather than adjusting after a refusal.

Can we live at home during an Aberfeldie extension?

For a rear extension, many families keep using the front rooms while the new section is built, then move out briefly when the old and new parts are joined. Sloping Aberfeldie blocks can make access for materials harder, which affects how the site is set up. We plan the stages with you and keep work areas sealed and clean.

Does the slope towards the river affect an extension?

It can. On a sloping Aberfeldie block, footings may be deeper or taller at the low end, retaining walls may be needed, and stormwater must be directed safely. Sometimes the slope creates room for a lower level or storage beneath the new rooms. We measure the levels and include the footing design in the quote so there are no surprises.

What should we do to our Aberfeldie home before selling?

Aberfeldie’s bungalows and period homes often appeal for their original features, so restoring rather than removing them is usually wiser before a sale. Repairing timber windows, sanding floors, repainting, fixing cracks and tidying the garden present the house well. Major building work involves permits and a long program, which suits owners staying on rather than those about to list.
