Renovating Homes in Oak Park
Oak Park sits on land once farmed by John Pascoe Fawkner, with the Moonee Ponds Creek along its western edge. With no railway station when the line came through in 1872, the area stayed largely rural until after the Second World War, then filled quickly with houses through the 1950s and 1960s. Today postwar homes on good-sized blocks sit beside a growing number of townhouses.
Many of those postwar houses still have their original layouts, with small separate rooms, a kitchen cut off from the living area and little insulation. Typical projects include opening up the rear of the house, extending or adding a second storey, and improving comfort. Merri-bek City Council controls heritage places and the creek corridor, so we check what applies to your lot before design starts.

Before You Start
What to Plan For When Renovating in Oak Park
Heritage
Fawkner’s Belle Vue Estate
A small group of places in Oak Park is in Merri-bek’s Heritage Overlay because of their link to Fawkner’s Belle Vue estate, including the c.1879 house at Oak Park Court, the former stables and the remnant garden at Oak Park Reserve. Most postwar homes are not covered, but we check your property report before any design work begins.
Flooding
Creekside Flooding
The SES lists Oak Park among the Merri-bek locations at risk of flooding, mainly near the Moonee Ponds Creek and local drainage lines. Where a flood overlay applies, an extension may need a planning permit and floor levels set from Melbourne Water flood information. We obtain that information early so the design allows for any step up into the new rooms.
Structure
Adding a Second Storey
Oak Park blocks are often wide enough to extend at ground level, but a second storey keeps more of the backyard. A postwar house was not built to carry another floor, so the footings, walls and roof need an engineer’s assessment. Upper floors are also more likely to need a planning permit, with overlooking of neighbours assessed.
Light
Townhouses Next Door
Many Oak Park blocks have been redeveloped with two or three townhouses, which can leave an original house with taller neighbours and less winter sun. Planning an extension around where light still reaches the block, and using highlight windows or skylights, helps. We look at existing shadows and neighbouring windows before choosing where to extend.
Insulation
Comfort in a 1950s House
Postwar Oak Park homes commonly have little or no wall insulation, single glazed timber or steel framed windows and gaps under doors and around floorboards. Insulating ceilings, floors and any walls that are opened, upgrading key windows and sealing draughts makes the house far easier to heat and cool. We include these upgrades in the scope while the walls are open.

Is my Oak Park house in a heritage overlay?
Probably not. Oak Park’s heritage overlays mainly cover a handful of places linked to John Pascoe Fawkner’s estate and a few individual early buildings, not the postwar streets. Your VicPlan property report shows any heritage control on your lot. If one applies, external changes usually need a planning permit from Merri-bek City Council.
Do I need a planning permit to extend my Oak Park home?
A rear extension needs a building permit, and whether a planning permit is also needed depends on the zone, the lot size, any overlays and the design, with second storeys more likely to trigger one. Lots near the Moonee Ponds Creek may also have flood controls. We check the controls on your lot and confirm with Merri-bek City Council before design.
Can we keep living in our Oak Park home while it is extended?
Usually, yes, for a rear extension, since the front of the house can stay in use until the new section is joined on. A second storey is harder because the roof is opened and services are disrupted, and many families move out for part of that work. We plan the stages and tell you early which days you might need to be away.
Should we renovate or knock down and rebuild in Oak Park?
It depends on the condition of the house and what you need from it. Many Oak Park postwar homes are solidly built and suit renovation and extension, which keeps the existing structure and much of the garden. If the house has major structural problems or the layout cannot be fixed, a rebuild may suit better. We give you a frank assessment of the existing house.
What is worth doing to an Oak Park home before selling?
Buyers in Oak Park may be comparing original postwar houses with newer townhouses nearby, so presentation and condition matter. Sanding timber floors, repainting, fixing leaks and cracks, tidying the garden and servicing the heating are quick and practical. An extension is a long project with permits, so it usually suits owners who intend to stay for some years.
