Renovating Homes in Hadfield
Hadfield’s housing is mostly postwar weatherboards and brick veneers on wide, flat blocks, with units and new double storey homes slowly filling in. The older houses are usually solid, but they come with separate living and dining rooms, a small kitchen, one bathroom and little insulation in the walls or ceiling.
Common projects here are opening up the living areas, adding a rear extension for a family room or extra bedrooms, updating the kitchen, bathroom and laundry together, and improving insulation, windows and heating so older homes stay comfortable year round. Most interior work doesn’t need a planning permit from Merri-bek City Council, while extensions need a building permit that we organise before work begins.

Renovating a Home in Hadfield: What to Plan For
Layout
A Rear Family Room
The classic Hadfield postwar layout has a formal lounge at the front and a small kitchen at the back. A rear extension can add an open kitchen and family room facing the backyard, leaving the front rooms for bedrooms or a study. We plan the connection so you do not end up walking through bedrooms to reach the new space.
Soil
Footings That Match the Old House
Melbourne’s northern suburbs commonly have reactive clay soils, so new footings for a Hadfield extension are designed from a soil test. Where a new slab meets an old stumped house, the two can move differently over time, and the junction needs careful detailing. Restumping the original house at the same time is often worth considering.
Insulation
Insulation in Ceilings and Floors
Most Hadfield houses from the 1950s have little or no insulation. Ceiling batts can be added with access through the roof, underfloor insulation fitted from below on stumped houses, and walls insulated wherever linings are removed. Draught sealing doors, vents and old fireplaces completes the job.
Neighbours
Units and Townhouses Next Door
Many Hadfield blocks have been subdivided, so an extension may sit near a unit or townhouse. Setbacks, wall heights on boundaries, overshadowing and overlooking are regulated, and council consent may be needed if a design does not meet the standard settings. We check these early so a plan does not have to be redrawn.
Windows
Replacing Single Glazed Windows
Original timber or steel windows in Hadfield homes are often single glazed and draughty. Double glazed units in new frames, or secondary glazing on windows you want to keep, reduce heat loss and outside noise. New windows in an extension should be placed for winter sun and cross ventilation.
Flooding
Checking Flood Information
Merri-bek City Council has mapped stormwater overland flow across its local drainage areas, and parts of the municipality are in a Special Building Overlay. If your Hadfield block is affected, an extension may need a planning permit and approved floor levels. We review the property report and council information before design.

Can I add a second storey to my Hadfield house?
Sometimes, but the original frame and stumps of a postwar Hadfield house were not designed to carry another floor. A second storey usually needs new structure through the house or a separate double storey rear section. A building permit is always needed, and planning requirements depend on the zone and any overlays. We assess the structure before drawing anything.
Do I need a planning permit to extend in Hadfield?
A single storey extension to a single house often doesn’t need a planning permit from Merri-bek City Council, unless an overlay applies or the design falls outside the standard siting rules. A building permit is always required. We check your property report and the design against the rules before you commit.
Will extending take away too much of our Hadfield backyard?
Usually not. Hadfield blocks are typically deep, so a rear extension still leaves room for a garden, clothesline and shed. We plan the extension’s size and position to keep useful outdoor space, retain trees where possible and leave access for future maintenance down the side of the house.
Is renovating our Hadfield house before sale worth the disruption?
For most sellers, a full renovation is not needed. Hadfield’s original homes often appeal to buyers who want to put their own stamp on them. Fixing leaks, uneven floors, damaged plaster and anything a building inspector would report, then painting and tidying the garden, usually presents the home better than a rushed renovation.
