Professional all the way

“We initially talked to Smarter Home Renovations due to their reputation and experience. Plus we were referred to them through someone who had already updated their laundry and they were rapt. Tony was personable, a good listener and made sure he understood our needs. He was very flexible in negotiations, ensuring a win-win outcome. The team were highly professional and excellent communicators making sure the work was completed on schedule and to budget. We now have an attractive and spacious family home which we have no intention of leaving! My wife and I would not hesitate to recommend Tony from Smarter Home Renovations.”

Renovating Homes in Tullamarine

Tullamarine was a farming township until the 1950s, and its housing estates grew after land was acquired for Melbourne Airport and the freeway was built, cutting off the eastern area that became Gladstone Park. The homes are mostly solid brick veneer from the 1960s and 1970s on generous blocks, with units and rebuilt homes in between. Many have dated layouts, one bathroom and limited insulation.

Common projects here are rear extensions with open living, adding bedrooms or an ensuite, updating kitchens and bathrooms together, and improving insulation and glazing for comfort and noise. Some families also convert a front lounge into a study or extra bedroom. Extensions need a building permit, and airport planning controls apply to some properties, so we confirm the requirements with Hume City Council early.

Before You Start

What to Plan For When Renovating in Tullamarine

  1. Permits

    Melbourne Airport Planning Controls

Some properties in Tullamarine are covered by Melbourne Airport overlays, which manage development in areas exposed to aircraft noise. Existing homes don’t have to change, but buildings and works on affected land may need a planning permit or noise attenuation. We check your address on VicPlan and with Hume City Council before design, so any requirement is built in from the start.

  2. Insulation

    Insulating Against Noise and Cold

Brick veneer homes from the 1960s and 1970s in Tullamarine often have little or no wall insulation and thin ceiling batts. During an extension, walls that are opened up can be insulated, ceilings topped up and old windows replaced with double or laminated glazing. That improves winter comfort and can reduce aircraft and road noise inside the house.

  3. Layout

    Rear Extensions on Wide Blocks

Tullamarine blocks are often wide and flat, with the house set back from the street and a long backyard behind. That leaves room for a single-storey rear extension with a family room and kitchen opening to the yard. We plan the join to the existing hipped roof carefully, so the new and old sections drain properly and look like one house.

  4. Neighbours

    Multi-Dwelling Neighbours

A number of Tullamarine blocks have been redeveloped with two or more dwellings, so an extension may sit close to new neighbours and their windows. Setback, overshadowing and overlooking rules still apply, and a planning permit may be needed in some cases. We measure the site, note neighbouring windows and plan the design to meet the rules from the start.

  5. Asbestos

    Asbestos and Older Services

Tullamarine homes built before 1990 may contain asbestos in eaves, wet areas or sheeting under the floor, and extensions often disturb these areas. Original wiring and galvanised water pipes are also common. We arrange asbestos testing before demolition, plan licensed removal where needed and include electrical and plumbing upgrades in the written quote.

FAQ

Home Renovations Tullamarine: Your Questions

Ask Us Anything
Does the airport overlay stop me extending my Tullamarine home?

Generally not for an extension to your own house, but it depends on which overlay and schedule apply. The Melbourne Airport Environs Overlay mainly limits new dwellings and other sensitive uses, and may require noise attenuation in some cases. Some Tullamarine properties are affected and others are not, so we check your address before design.

Can I add a main bedroom and ensuite at the back?

Usually, yes. Many Tullamarine homes have room at the rear for a main bedroom suite, which frees the original bedrooms for children, guests or a study. A building permit is required, and the ensuite plumbing connects to the existing drainage. We design the layout and organise the permit before any work starts.

Can we live at home during the renovation?

For many Tullamarine extensions, yes. The new rooms are built at the back while you live in the front, and the house is only opened up near the end to join old and new. Kitchen or bathroom work, rewiring and floor sanding may need short periods away. We plan the stages with you and seal off work areas.

Should I renovate before selling my Tullamarine home?

Some Tullamarine buyers want a home ready to move into, while others are looking at the land for units, so a large spend before sale may not suit your property. Painting, repairs, sanding floors, servicing the heating and tidying the yard usually help it present well. An extension involves months of design, permits and building, so it is better suited to owners staying for years.
