“We initially talked to Smarter Home Renovations due to their reputation and experience. Plus we were referred to them through someone who had already updated their laundry and they were rapt. Renovating Homes in Attwood

Attwood takes its name from James Attwood, who bought much of the land for farming in 1929, and large parts of the suburb are still green wedge, parkland or Victoria Police land. Housing began around 1980, with more estates north of the Moonee Ponds Creek from the late 1990s, so most homes are large single and double-storey brick houses with double garages and big backyards.

These homes are solid but often show their age in layout and finishes, with separate formal and family rooms and limited insulation. Common projects include opening up living areas, renovating kitchens and bathrooms together, adding alfresco areas and rear extensions, and improving insulation, glazing and heating and cooling. Extensions need a building permit, and we check Hume City Council planning requirements before we start.

Before You Start

What to Plan For When Renovating in Attwood

  1. Permits

Next to Parkland and Green Wedge

Some Attwood homes back onto parkland or sit near the green wedge land around Woodlands Historic Park. Land beside public open space can bring different fencing, siting or planning considerations, and some lots may be affected by overlays. We check your property report before design, so an extension near the rear boundary is planned correctly.

  2. Layout

    Opening Formal and Family Rooms

Many Attwood homes have a formal lounge and dining room at the front and a family room at the back. Linking them, or turning the formal rooms into a study or guest suite, changes how the whole house is used. We check which walls are load-bearing and plan the new layout around natural light and furniture.

  3. Insulation

    Insulation and Glazing Upgrades

Brick veneer homes built around 1980 often have thin ceiling insulation, none in the walls and single-glazed aluminium windows. During a renovation, ceilings can be topped up, opened walls insulated and windows replaced with double glazing. These changes make the house more comfortable through hot summers and cold winters, and reduce the load on heating and cooling.

  4. Asbestos

    Asbestos in the Older Streets

Attwood homes built before 1990 may contain asbestos cement sheeting in the eaves, wet areas or behind cladding, and an extension often disturbs these areas. Anything beyond a small quantity has to be taken out by a licensed removalist. We test suspected materials before demolition, so any removal is planned into the schedule rather than causing delays.

  5. Structure

    Extending a Double-Storey Home

Adding space to a double-storey Attwood home often means a single-storey rear extension tucked under the upper level. The roof junction and flashing need careful design to avoid leaks, and the new footings must suit the existing slab. We plan the join so the new space looks like part of the original house.

FAQ

Home Renovations Attwood: Your Questions

Ask Us Anything
Do I need a planning permit to extend my Attwood home?

Many single-storey extensions on larger Attwood blocks need only a building permit, but a planning permit can be needed depending on the zone, any overlays and the lot size. Some titles also carry covenants that limit what can be built. We check your property with Hume City Council before design starts.

Can we live at home during an extension?

Usually, yes. Most of the work happens at the back of the house until the new space is joined, which often causes only a short disruption. Kitchen or bathroom work may need temporary arrangements. Attwood homes with double garages and side access make it easier for trades to work without passing through the house.

Should we extend or rework the existing rooms?

Many Attwood homes are already large, so reworking the existing rooms can give you what you need without an extension. Converting a formal lounge, enlarging the kitchen into the meals area or adding an ensuite can be simpler and quicker. We look at your floor plan and suggest the most practical approach.

Should we renovate our Attwood home before selling?

In Attwood, buyers often want space and a good-sized yard, and many will accept original finishes if the home is well maintained. Fresh paint, new floor coverings, repairs and a tidy garden usually help. A large extension or full renovation takes months and permits, so it is better suited to owners who plan to enjoy the result themselves.
