Renovating Homes in Meadow Heights

Meadow Heights began as a Housing Commission estate, started in 1975 under the name Westmeadows Heights, and private builders completed most of the remaining streets through the 1980s and 1990s. The suburb sits between Somerton Road, Pascoe Vale Road, Barry Road and Aitken Boulevard, and is mostly detached brick veneer houses with some units and townhouses.

Homes from that period are generally soundly built but have separate formal and family rooms, limited insulation and older heating. Typical projects are opening up the living areas, adding a bedroom or second living space at the rear, and updating the kitchen and bathrooms at the same time. Interior work rarely needs a planning permit, while extensions need a building permit, and we check any planning controls with Hume City Council first.

Before You Start

What to Plan For When Renovating in Meadow Heights

  1. Soil

    Footings on Reactive Clay

Much of Melbourne’s north sits on basalt clays that swell when wet and shrink in dry summers, and cracked brickwork or sticking doors in a Meadow Heights home can point to that movement. A rear extension needs a soil report and footings designed for the site classification, and the join between the old and new work has to allow for some movement.

  2. Layout

Joining the Formal and Family Rooms

Many Meadow Heights houses were laid out with a front lounge and dining room kept apart from a rear family room beside the kitchen. Combining them, or turning the front room into a bedroom or study, can make better use of the existing floor area before you commit to an extension. We check which walls carry roof loads before settling the plan.

  3. Permits

    Airport Environs Controls

Melbourne Airport is a short distance to the west, and the Melbourne Airport Environs Overlay may apply to parts of Hume near the flight paths. Where it covers a property, new habitable rooms can need noise reduction measures such as heavier glazing and extra insulation. We check your property report before design so any requirement is built into the plans from the start.

  4. Flooding

    Homes Near Yuroke Creek

The Yuroke Creek trail and Broadmeadows Valley Park run along the western side of Meadow Heights, and the SES includes Meadow Heights in its local flood guide for Hume. Some lots near the creek and drainage lines may be affected by flood or drainage controls. Where they are, floor levels and stormwater for an extension may need Melbourne Water information.

  5. Insulation

    Insulation and Heating

Houses from the late 1970s and 1980s often have thin or settled ceiling batts, no wall insulation, single glazed aluminium windows and a ducted gas heater near the end of its life. A Meadow Heights renovation is a practical time to insulate walls while they are open, upgrade glazing in the rooms you use most and review the heating system.

  6. Asbestos

    Asbestos in Older Sheeting

Houses built before 1990 may contain asbestos cement sheeting in eaves, wet areas or behind tiles, and the early Meadow Heights homes fall within that period. We arrange testing of any suspect material before demolition, and larger amounts are removed by a licensed removalist before the rest of the renovation goes ahead.

FAQ

Home Renovations Meadow Heights: Your Questions

Ask Us Anything
Do I need a permit to extend my Meadow Heights house?

A rear extension generally needs a building permit, issued by a registered building surveyor. Whether a planning permit is also needed depends on the zone and any overlays on your lot, such as airport environs or flood controls in parts of Hume. We check your property report and confirm the position with Hume City Council before drawings are finalised.

Is a second storey practical on a Meadow Heights home?

It can be, but a single storey brick veneer house on reactive clay was not designed to carry a second floor, so the existing footings, frame and roof need an engineer’s assessment. Often a ground floor rear extension gives the same extra space more simply. We look at both options and explain what each would involve for your block.

Can we stay in the house while we renovate in Meadow Heights?

With a rear extension, families often keep using the front of the house while the new section is framed and roofed. The days when the old and new parts are joined, and any time the kitchen or bathroom is out of action, are usually the hardest. We plan those stages with you and keep the work area contained and cleaned up.

Do Meadow Heights units need owners corporation approval for renovations?

Units and townhouses on a shared lot usually have an owners corporation, and changes to the outside, the roof or shared drainage generally need its approval. Interior work may still need notice to neighbours, especially for noise and access. We prepare the drawings and information the owners corporation asks for and coordinate approvals before work starts.

Should we renovate before selling our Meadow Heights home?

Buyers in Meadow Heights are often comparing similar brick veneer homes from the same era, so the condition of yours tends to stand out more than an extension would. Fixing cracks and leaks, refreshing paint and floor coverings and tidying the garden are quick to complete. Larger changes such as an extension involve design, permits and months of building, so they are better suited to owners planning to stay.
