Renovating Homes in Westmeadows
Westmeadows grew from the original Broadmeadows township beside the Moonee Ponds Creek, and its housing is mostly brick veneer homes from the 1970s and 1980s on generous blocks, with a small historic area around Ardlie Street and some newer double-storey homes. Many houses are solid but have dated finishes, closed layouts and poor insulation, with a formal lounge and dining room at the front that families rarely use.
Common home projects here include opening up internal layouts, rear extensions or second-storey additions, renovating kitchens and bathrooms together, and upgrading insulation, glazing and heating. Some owners convert formal rooms into a study, guest room or second living area. Extensions need a building permit, and heritage, flood or airport-related controls may apply in parts of the suburb, so we confirm requirements with Hume City Council early.

Before You Start
Before You Renovate a Home in Westmeadows
Planning
Airport Environs Overlay
Parts of Westmeadows lie near the Melbourne Airport flight path over Broadmeadows Valley Park, and the Melbourne Airport Environs Overlay may apply to some properties. Where it does, planning rules can limit new dwellings and call for noise attenuation in new habitable rooms. We check your property report before design and allow for acoustic glazing where needed.
Heritage
Heritage Near the Old Village
Westmeadows includes heritage places from the original Broadmeadows township, such as the former shire hall in Ardlie Street and the 1869 bluestone bridge over the Moonee Ponds Creek. Properties covered by a Heritage Overlay may need a planning permit for external changes, extensions or demolition. We check whether your property is affected before design.
Flooding
Living Near the Creek
The Moonee Ponds Creek has a long history of flooding, and properties near the creek and its tributaries may be covered by a Land Subject to Inundation Overlay or a Special Building Overlay. Where these apply, an extension may need Melbourne Water’s consent and a minimum floor level. We check the overlays early so the design allows for them.
Structure
Adding an Upper Floor
Adding a second storey to a 1970s or 80s Westmeadows brick veneer home usually means new footings and steel posts through the ground floor, plus a stair that takes space from existing rooms. Overlooking rules affect where upstairs windows can go. An engineer assesses the existing structure before we commit to a design.
Layout
Using the Formal Rooms
Front lounges and formal dining rooms in Westmeadows homes often sit unused. Turning them into a study, a guest bedroom or a second living area adds usable space without extending. Removing the walls between these rooms and the kitchen may need a beam and a building permit if the walls are load-bearing, which we check on site.

Does the airport affect renovating in Westmeadows?
For some properties it can. The Melbourne Airport Environs Overlay covers land exposed to aircraft noise, and where it applies, planning rules may limit new dwellings and require noise attenuation. Many Westmeadows homes aren’t covered, but it is worth checking your property report before designing an extension or a second dwelling.
Is it better to extend at the back or go up in Westmeadows?
On Westmeadows’ generous blocks, a ground-floor rear extension is often simpler and less disruptive than adding a second storey, because it doesn’t require reinforcing the existing structure. A second storey suits smaller yards or owners wanting views or more separation. We compare both based on your block, your budget and the planning controls.
Will a renovation in Westmeadows need an energy rating?
New extensions generally have to meet current energy efficiency requirements, which the building surveyor checks as part of the building permit. That affects insulation, glazing and sometimes shading. In 1970s and 80s Westmeadows homes, it is also a chance to improve the existing rooms by insulating ceilings and walls and replacing older aluminium windows.
Should we renovate our Westmeadows home before we sell?
Westmeadows homes on large blocks often attract buyers who plan their own improvements. Painting, fixing defects, replacing worn floor coverings and tidying the garden can help a home present well. Extensions and full renovations take permits and months of work, so they suit owners who plan to stay and benefit from the extra space.
