Renovating Homes in Bellfield

Bellfield’s housing is largely 1950s weatherboard and brick homes, much of it built as part of a Housing Commission estate, on reasonable blocks, with townhouse developments replacing some of the original houses. The surviving homes are compact, usually three bedrooms and one bathroom, with closed layouts and minimal insulation, which makes them practical to renovate and extend. Many also sit on stumps that are due for attention.

Common home renovation projects in Bellfield include rear extensions with open kitchen and living, adding a second bathroom, restumping and repairing older weatherboards, and upgrading insulation, windows and heating so the house stays comfortable through winter and summer. Extensions and restumping need a building permit, and we check with Banyule City Council whether planning approval applies before any work begins on site.

Before You Start

Before You Renovate or Extend in Bellfield

  1. Structure

    Restumping Before Extending

Many original Bellfield homes sit on timber or concrete stumps that have moved over the decades, leaving sloping floors and sticking doors. If you are extending, restumping the existing house first helps the old and new floors line up. Restumping generally needs a building permit, and we check the stumps during the first visit.

  2. Materials

    Weatherboard Repairs

Postwar Bellfield weatherboards can have rotten boards near the ground, around windows and under the gutters. Repairing or replacing them before painting protects the frame and gives the new extension a good match. If the house has fibre cement cladding instead, it may contain asbestos and is tested before any cutting.

  3. Asbestos

    Asbestos in 1950s Homes

Bellfield homes from the 1950s and 1960s may contain asbestos in cladding, eaves, wet area linings and floor coverings. Before an extension opens up walls, suspect materials are tested, and larger amounts are removed by a licensed removalist. We build testing into the early program so it does not hold up the build.

  4. Layout

    Rear Extensions on Compact Blocks

Where neighbouring Bellfield lots have been redeveloped, setbacks and overshadowing matter more for a new extension. A single-storey rear addition with open kitchen and living, and a second bathroom, often fits while keeping a usable backyard. We check zone rules and site coverage for your lot before design.

  5. Flooding

    Near Darebin Creek

Bellfield’s western edge follows Darebin Creek, and properties near the creek or along overland flow paths may be affected by flood overlays. Where one applies, an extension can need a planning permit and minimum floor levels set with Melbourne Water’s advice. We check your property report before designing.

  6. Insulation

    Insulation and Comfort

Compact 1950s Bellfield homes usually have little insulation in ceilings, walls or floors, and single glazed windows. An extension is a good time to insulate the whole house, add double glazing in new rooms and seal draughts. The result is a home that is cheaper to heat and cool.

FAQ

Home Renovations Bellfield: Your Questions

Ask Us Anything
Do we need a planning permit to extend our Bellfield home?

Many single-storey extensions in Bellfield only need a building permit, but it depends on the zone, lot size and any overlays. A second storey, a small lot or a flood overlay can bring in a planning permit from Banyule City Council. We check the controls for your address before design and tell you which approvals apply.

Should we restump our Bellfield house before renovating?

If the floors are uneven, doors stick or cracks are appearing, restumping first is usually wise, particularly before a kitchen, bathroom or extension. New floors and tiles laid on moving stumps can crack. We check the stumps from under the house and include restumping in the quote if needed.

Can we add a second storey to a Bellfield weatherboard?

Sometimes, but compact postwar weatherboards often need significant strengthening of footings and walls to carry an upper level. A rear extension is usually simpler and less disruptive. We compare both options for your house, including permit requirements and how long the house would be unlivable.

Can we stay in our Bellfield home while it is extended?

For a rear extension, often yes, with the new work closed off from the house until the join is made. Restumping, rewiring and kitchen or bathroom changes may need you to be away for short periods. We plan stages with you and keep the work area contained and clean.

What should we fix before selling our Bellfield house?

Buyers looking at postwar Bellfield homes often check stumps, roof, wiring and weatherboards closely. Repairing obvious defects, painting, sanding timber floors and tidying the garden usually present the house well. A major extension takes months and permits, so it rarely suits a sale but can suit owners staying in the area.
