Renovating Homes in Eaglemont
Eaglemont is known for its Griffin-designed estates, steep, winding streets and mature trees, with a rich mix of Arts and Crafts, interwar and mid-century homes on large, sloping blocks. The Heidelberg School painters camped on the Mount Eagle hillside in the late 1880s, and many houses here have character worth keeping but dated layouts, poor insulation and limited connection between living areas and the garden.
Common home renovation projects in Eaglemont include restoring period and mid-century features, reworking layouts to capture views and light, adding extensions that step down the slope, and improving insulation, glazing and heating. Heritage Overlays and vegetation controls apply across parts of Eaglemont, so we check planning requirements with Banyule City Council early, and plan for steep access and careful work around established trees.

Before You Start
What to Plan For When Renovating in Eaglemont
Heritage
Victorian Heritage Register Estates
The Mount Eagle Estate of 1914 and the Glenard Estate of 1915 were laid out by the Griffins with curving streets that follow the land and internal reserves. Both are on the Victorian Heritage Register, so works may need a Heritage Victoria permit or exemption as well as council approval. We confirm your property’s status before design.
Planning
The Ivanhoe Views Estate
The Ivanhoe Views Estate in Eaglemont is a Heritage Overlay precinct of intact interwar houses in bungalow, English Domestic Revival and Spanish Mission styles. Additions there usually work best behind the original house and below its roofline, so the street view is kept. We design extensions that respect the precinct and check them against council’s heritage policy.
Trees
Landscape and Vegetation Overlays
Parts of Eaglemont are covered by Significant Landscape, Vegetation Protection and Environmental Significance Overlays. These can require a permit to remove or lop trees, and in some areas a permit for buildings above a set height. We check which overlays apply to your lot before siting an extension and get an arborist’s advice where trees are close.
Slope
Extensions That Step Down the Hill
On steep Eaglemont blocks, a rear extension can step down the slope to keep floor levels practical and roof heights low. That means engineered footings, retaining walls and careful drainage. Height controls in some overlay areas can also shape the design. We survey the site levels and design the addition within those limits.
Windows
Comfort in Period Homes
Interwar and mid-century Eaglemont homes often have single glazing, little insulation and draughty floors. Secondary glazing or slim double glazed sashes, ceiling and underfloor insulation, and draught sealing can improve comfort without removing original windows. Where external changes are involved in a heritage area, we check the controls before ordering anything.
Access
Steep and Narrow Access
Winding Eaglemont streets, steep driveways and limited parking can make deliveries, skip bins and trade parking harder than on a flat suburban block. We plan where materials are stored, how trades park and how rubbish leaves the site, and allow for it in the program and quote so the neighbours and the build are both looked after.

Is my Eaglemont home in a heritage area?
It may be. The Mount Eagle and Glenard estates are on the Victorian Heritage Register, the Ivanhoe Views Estate is a Heritage Overlay precinct, and some individual places are listed. Other streets have no heritage control. Your VicPlan property report shows any overlay, and we check your address before design so the approvals are clear.
Can we add a second storey in Eaglemont?
Sometimes. In heritage areas an upper level usually needs to be set back and kept low so it does not dominate the street, and landscape overlays may limit height in some places. A planning permit from Banyule City Council and, where relevant, Heritage Victoria approval may be needed. We test the options early.
Will we need to remove trees for an extension in Eaglemont?
Not always. Designing around significant trees is often possible by changing the footprint or using pier footings outside the main root zones. Where removal or lopping is needed, vegetation and landscape overlays in parts of Eaglemont can require a planning permit and an arborist’s report. We check this before the design is fixed.
Can we live in our Eaglemont home during a renovation?
For many rear extensions, yes, with the existing house closed off from the new work. You may need short periods away when the kitchen, bathrooms or floors are done, or when the new section is joined to the old. Steep sites can slow some stages. We plan the program with you.
Should we renovate before putting our Eaglemont house on the market?
Eaglemont buyers often look for period or mid-century character, so keeping original features and fixing defects is usually wiser than a quick modern makeover. Repairs, painting, servicing the heating and tidying garden paths can present the home well. Extensions in heritage or landscape overlay areas take time to approve, so they suit owners planning to stay.
