Renovating Homes in Rosanna
Rosanna’s hilly streets sit between Heidelberg and Macleod, and most homes went up after the Second World War, leaving mid-century brick houses, the late 1960s Elliston Estate, some interwar homes and newer townhouses. Many have great bones and garden settings but feel closed off, with separated rooms, single glazing and split levels that don’t flow well.
Common projects here are opening up living areas to connect with the garden, extending at the rear or adding a level that works with the slope, restoring and updating mid-century features, and improving insulation, glazing and heating. Parts of Rosanna have heritage, vegetation or flood controls, so we confirm with Banyule City Council whether a planning permit is needed before designing external changes.

What to Plan For When Renovating in Rosanna
Heritage
Elliston Estate and the Heritage Register
The Elliston Estate is in Banyule’s Heritage Overlay, and parts of the estate and Rosanna Parklands have been considered for the Victorian Heritage Register. Works to registered houses can need a Heritage Victoria permit. We confirm your property’s status before any design work.
Flooding
Overland Flow Near Salt Creek
Salt Creek runs through Rosanna, and in 2016 a severe storm flooded homes and roads along its course. Properties with Banyule’s Special Building Overlay need a planning permit or council flood level consent for works, and new floors generally have to sit at least 300 mm above the flood level. We check this early.
Slope
Using the Space Below
Where a Rosanna block falls away steeply, a rear extension can sit level with the house while the space beneath becomes a rumpus, studio or storage room. That needs engineered footings, waterproofing against the slope and careful stormwater drainage. We survey the site levels before design.
Windows
Mid-Century Glass and Comfort
Large single glazed windows in Rosanna’s mid-century homes bring light but lose heat in winter and gain it in summer. Double glazing in slim frames that match the originals, eaves or external shading, and insulation in ceilings, floors and accessible walls improve comfort without losing the character.
Trees
Established Garden Trees
Rosanna’s mature gardens often include large native and exotic trees. Vegetation and landscape controls protect trees in parts of Banyule, and an extension footing within a tree’s root zone may need an arborist’s report. We check the controls and tree positions before siting the new work.

Home Renovations In and Around Rosanna
Rosanna (3084) is about 12 km north-east of the Melbourne CBD, and well within our regular service area. We renovate homes in Rosanna and its neighbouring suburbs, with the same team, the same fixed pricing and the same attention to detail.
Home Renovations MelbourneIs my Rosanna home heritage listed?
Most Rosanna homes are not. The Elliston Estate is in Banyule’s Heritage Overlay, parts of it may also be on the Victorian Heritage Register, and a small number of other places are individually listed. Your VicPlan property report shows any heritage control. We check your address before design so there are no surprises later.
Does a flood overlay affect extending in Rosanna?
It can. Where Banyule’s Special Building Overlay applies, an extension usually needs a planning permit or flood level consent, and the new floor must sit above the applicable flood level by a set margin. This may mean a step up into the extension. We get flood information from council early so the design allows for it.
Can mid-century features be kept in a Rosanna renovation?
Yes. Timber ceilings, original windows, feature brickwork and built-in joinery can often be retained or restored while kitchens, bathrooms and services are updated. We identify these features at the start so the new work complements them rather than replacing them by default.
Can we live in our Rosanna home during renovations?
Often, depending on the scope. A rear extension can be built while you use the front of the house, but kitchen or bathroom work, rewiring and floor sanding may need short periods away. We plan the stages with you and seal off work areas to limit dust.
Should we update our Rosanna home before putting it on the market?
Rosanna’s mid-century homes can appeal to buyers who value original features, so avoid stripping out character before a sale. Repairs, painting, sanding timber floors, servicing the heating and tidying the garden usually present the home well. Extensions or major renovations take months and permits, so they suit owners planning to stay.
