Renovating Homes in Macleod
Macleod’s Victoria Cross Estate, with streets named after VC recipients, was subdivided in 1922 but mostly built on after the 1940s, and the Housing Commission bought lots from the mid 1950s. The result is modest postwar weatherboards and 1960s brick homes on sloping, treed blocks, plus the 2000s Springthorpe estate on former hospital land and units on subdivided lots.
Common projects here are extensions that step down the slope, open living areas that face the garden, restumping and re-levelling older weatherboards, and better insulation and glazing, with skylights and larger windows to bring in light. Vegetation and flood controls apply across parts of the suburb, and extensions need building permits, so we check requirements with Banyule City Council, or the City of Darebin where it applies, early.

What to Plan For When Renovating in Macleod
Trees
Native Vegetation Controls
Banyule’s Environmental Significance Overlay applies to parts of Macleod. Under Schedule 2, a planning permit is generally needed for buildings and works within 2 metres of the dripline of native vegetation, and for removing vegetation. That can shape where an extension goes, so we check the overlay and tree positions first.
Flooding
Special Building Overlay
Some Macleod properties are covered by Banyule’s Special Building Overlay for overland stormwater flow. Building there generally needs a planning permit or council flood level consent, and new floors usually must be at least 300 mm above the flood level. That affects the height of an extension, so we check it at the start.
Structure
Restumping Weatherboards
Many Macleod weatherboards from the postwar years sit on original stumps that have moved or rotted. Restumping or re-levelling before an extension means the old and new floors meet properly and doors close. We check the subfloor at our first visit and include it in the quote if needed.
Slope
Extensions That Step Down
A rear extension on a sloping Macleod block can step down with the ground, giving higher ceilings in the new living area and a direct link to the garden. Engineered footings and careful stormwater design are needed. We arrange a site survey so the levels are right from the start.
Estates
Springthorpe Estate Homes
Homes in the Springthorpe estate were built from the 2000s on former Mont Park hospital land. Being newer, renovations there usually focus on layout, outdoor living and finishes rather than structure. Some lots may have covenants or estate rules, so we check your title before design.
Insulation
Insulating Postwar Homes
Postwar Macleod homes often have little insulation and single glazing, and shade from tall trees keeps them cold through winter. Insulating ceilings and floors, sealing draughts, adding double glazing where practical and efficient heating make a real difference to comfort and running costs. We look at these alongside any extension.

What planning controls affect an extension in Macleod?
Depending on your address, Banyule’s Environmental Significance Overlay for native vegetation, the Special Building Overlay for overland flow, and zone rules on site coverage and setbacks may apply. A few places, such as the early 1900s house Strathalan on Erskine Road, are under a Heritage Overlay. We review your planning report before design.
Can I extend a former Housing Commission home in Macleod?
Yes. The approach depends on how the house was built and its condition, so we check the structure, subfloor and services first. We then design the extension so the old and new parts work as one house, and set out the work in a fixed-price written quote.
Can we stay in our Macleod home during a renovation?
Usually for a rear extension, while the front of the house stays in use. Restumping, rewiring or work on the only bathroom can need short periods away. We seal off work areas, plan the noisy stages and tell you in advance about any days when services are off.
Do I need an arborist for an extension near trees in Macleod?
Often, if an extension or driveway is close to a significant tree, particularly native vegetation covered by the Environmental Significance Overlay. An arborist’s report identifies the tree protection zone and how to build without harming the tree. Banyule may require one with a planning application.
Which renovations are worthwhile before selling in Macleod?
Focus on repairs people and inspectors will notice: uneven floors, roof leaks, damp, old wiring and tired bathrooms. In Macleod, where many homes sit among trees, clearing gutters, trimming overhanging branches where permitted and tidying the garden help presentation. Larger projects take time and may need permits, so they suit owners staying on.
