Renovating Homes in Bundoora

Bundoora mixes 1960s and 70s brick veneer homes in the older streets near Plenty Road, larger brick estates from the 1980s and 1990s, and newer housing on former hospital land, plus pockets of units and apartments around La Trobe and RMIT. Most houses are single-storey brick on suburban blocks, with a formal lounge at the front and a family room at the back, and Bundoora Park and the Darebin Creek reserves shape many streets.

Common home projects here include opening up formal front rooms and dated family areas into connected living, adding a bathroom or ensuite, extending at the rear or going up where the block suits, and improving insulation and heating. Extensions need a building permit, and Bundoora is split between Banyule, Darebin and Whittlesea councils, each with its own planning controls, so we check your address early.

What to Plan For When Renovating in Bundoora

  1. Planning

    Three Councils in One Suburb

Bundoora’s planning rules depend on which council your home is in: Banyule east of Plenty Road, Darebin to the west towards Darebin Creek, or Whittlesea in the north. Each has its own overlays and local policies for extensions and second storeys. We check your property report first, so the design suits the controls that actually apply.

  2. Flooding

    Overland Flow Areas

Parts of the Banyule side of Bundoora are covered by a Special Building Overlay for overland flow. Where it applies, an extension usually needs a planning permit or council flood level consent, and the new floor may have to sit above the flood level by a set margin. We check with council early so floor levels and steps are designed in.

  3. Structure

Going Up on a Brick Veneer Home

A second-storey addition on a 1970s or 80s Bundoora brick veneer home usually needs new footings or steel posts carried down through the house, because the original walls and footings were sized for one storey. Overlooking and overshadowing rules affect upstairs window placement. An engineer assesses the structure before we design.

  4. Estates

    Lots on Former Hospital Land

Much of Bundoora’s newer housing was built from the 1990s on former hospital land, often on smaller lots. Some of these lots may carry restrictions on title or sit within a development plan that sets setbacks and building heights. We read your title and the planning controls before designing an extension or a new upper floor.

  5. Insulation

    Insulating Older Brick Homes

Bundoora homes from the 1960s to 1980s often have thin ceiling batts, no wall insulation and single-glazed aluminium windows. A renovation is a good chance to top up the ceiling, insulate walls that are opened and replace windows in the main living areas. New extensions must also meet current energy efficiency standards.

  6. Trees

    Trees Near Parks and Reserves

Streets near Bundoora Park, Darebin Creek and other reserves often have large established trees in backyards and on nature strips. Vegetation controls may apply in parts of the suburb, and footings within a tree’s root zone can require an arborist’s report. We note tree positions at the first site visit and plan the extension around them.

FAQ

Home Renovations Bundoora: Your Questions

Ask Us Anything
Can we add a second storey to our Bundoora home?

Often, depending on the structure and the planning controls. Single-storey brick veneer homes generally need new footings or steel framing to carry an upper floor, and the relevant council’s rules limit overlooking and height. Banyule, Darebin and Whittlesea each apply their own planning scheme, so we check your address and arrange engineering before design.

Is my Bundoora home likely to contain asbestos?

If it was built or extended before 1990, it may. Asbestos cement sheet was commonly used in eaves, wet areas, rear additions and some ceilings in homes of that era. It is generally safe if left undisturbed but should be tested before demolition, and larger quantities must be removed by a licensed removalist. We arrange this before work starts.

Can we keep living in our Bundoora home during the work?

In many cases, yes. Because most of a rear extension goes up outside the existing walls, the front of a Bundoora brick home can stay in use. The days when we cut through to the new rooms or reconnect power and plumbing are the hardest, and we schedule those with you in advance and seal off dusty areas.

Should we renovate our Bundoora house before selling it?

Many buyers in Bundoora look at original 1970s and 80s homes expecting to update them, so a major renovation just before a sale is rarely necessary. Fixing defects, painting, replacing worn carpet and tidying the garden help the home present well. Extensions take months and permits, so they suit owners who plan to stay.
