Renovating Homes in Kingsbury
Kingsbury was laid out in the late 1950s and early 1960s, when the former Preston council pushed through a street building program to keep up with new houses. Its streets, many named after golfing terms or poets, hold modest single-storey brick veneer and weatherboard homes, mostly with two or three bedrooms and one bathroom, alongside units and townhouses built on subdivided blocks.
Typical home renovations here include adding a rear family room or bedroom, opening up the floor plan, restumping and rewiring, upgrading insulation, windows and heating, and renovating the kitchen and bathroom in one project. Extensions need a building permit and may need a planning permit depending on the site, so we check requirements with Darebin City Council at the start.

Before You Start
What to Plan For When Renovating in Kingsbury
Structure
Stumps and Subfloors
Kingsbury houses on concrete or timber stumps can settle unevenly over sixty-odd years, especially in reactive clay. Sloping floors, cracked plaster and sticking doors are common signs. Before an extension, we check the subfloor so any restumping is done first and the new floor can meet the old one at the same level.
Asbestos
Asbestos in Postwar Homes
Homes of Kingsbury’s era often used asbestos cement sheeting for eaves, wet areas, lean-tos and sometimes external cladding. Any removal for an extension must be done safely, and larger amounts need a licensed removalist. We arrange testing of suspect materials early so removal is planned into the program, not found on demolition day.
Electrical
Rewiring and the Switchboard
Original wiring in Kingsbury homes may include ageing cables and a fuse board with no safety switches. An extension adds circuits for heating, cooling and appliances that an old board cannot handle. Rewiring before new plaster goes up is easier than afterwards, and our licensed electricians issue a Certificate of Electrical Safety.
Drainage
Blocks Near Darebin Creek
Some Kingsbury properties back onto or sit close to the Darebin Creek parklands. Land near a creek can be subject to flood or overland flow controls, and stormwater from a larger roof must be connected to a legal point of discharge. We check the property report and council drainage information before siting an extension.
Insulation
Warmer Postwar Homes
Kingsbury’s original homes were built with little or no wall insulation, single glazing and draughty gaps under timber floors. Adding ceiling and underfloor insulation, sealing draughts and double glazing the coldest rooms can make a big difference, and an extension is the time to insulate new walls properly. We include these options in the quote so you can choose.
Layout
Room for a Rear Extension
Many Kingsbury blocks have a reasonable backyard behind a single-storey house, which suits a rear family room with the kitchen moved alongside it. Site coverage, setbacks and where the clothesline and shed go all affect the footprint. We look at the sun’s direction too, so the new living area takes in the backyard light.

Home Renovations In and Around Kingsbury
Kingsbury (3083) is about 13 km north-east of the Melbourne CBD, and well within our regular service area. We renovate homes in Kingsbury and its neighbouring suburbs, with the same team, the same fixed pricing and the same attention to detail.
Home Renovations MelbourneCan I add a second storey to my Kingsbury home?
Sometimes. A second storey on an older brick veneer or weatherboard house needs an engineer to check the existing footings and walls, and the design must meet overlooking and overshadowing rules. Many owners find a single-storey rear extension simpler on a Kingsbury block. We assess the structure and the planning rules before you decide.
Do I need a planning permit to extend in Kingsbury?
It depends on the site. A single house extension often needs only a building permit, but a planning permit may be needed where the lot is small, an overlay applies or there is a covenant or restriction on title. Darebin City Council’s planning scheme and your property report show what applies. We check before design starts.
Can we live at home during a Kingsbury renovation?
For a rear extension, usually yes until the stage where the new section is joined to the old house. Rewiring, restumping, floor sanding and kitchen work may mean a short stay elsewhere, especially in a small home with one bathroom. We set out the stages in writing and contain each work area to keep dust out of the rooms you are using.
Should we renovate our Kingsbury house before selling it?
Original Kingsbury homes often appeal to buyers who plan their own renovation or extension, so a large project before a sale is not always needed. Fixing sloping floors or obvious faults, refreshing paint, sanding timber floors and tidying the yard usually help the home present well. A pre-sale building inspection can show which repairs matter most.
