Renovating Homes in Heidelberg
Heidelberg’s hills and river flats hold Victorian and Edwardian homes, interwar bungalows and postwar brick houses, often on larger blocks with established trees and views across the Yarra valley. Homes here, especially those built before the 1970s, frequently have closed layouts, dated additions and rooms that do not take advantage of the outlook or the garden.
Heidelberg home renovations often involve reworking layouts to face the view and garden, adding rear extensions or upper levels, restoring period details in older homes, and improving insulation, glazing and heating so older homes are warmer in winter and cooler in summer. Heritage, vegetation and landscape controls apply in parts of Heidelberg, so we confirm planning and building permits with Banyule City Council early in the design.

Before You Start
Planning a Home Renovation in Heidelberg
Heritage
Warringal Village Heritage Precinct
Heidelberg’s Heritage Overlay includes the Warringal Village precinct, laid out in 1838 to 1839 and bounded by Park Lane, Burgundy, Vine and Buckland Streets and Heidelberg Park, with St John’s Church from 1849 and the old court house on Jika Street. Extensions and external changes there generally need a planning permit, guided by council’s heritage guidelines.
Flooding
Flood Overlays Near the Yarra and Salt Creek
Low-lying parts of Heidelberg near the Yarra flats and Salt Creek may be covered by a Land Subject to Inundation Overlay or a Special Building Overlay. Extensions on these sites can need Melbourne Water’s consent and a minimum floor level. We check the property information before design so the floor height is right from the start.
Layout
Postwar Houses Ready for Change
Much of Heidelberg’s housing dates from the 1940s to the 1960s: solid brick or weatherboard homes with separate kitchen, lounge and dining rooms. Opening the rear to a new family room and garden, while keeping the bedrooms at the front, is a common plan. Many sit on generous blocks with room to extend without building up.
Design
Upper Levels With a View
On Heidelberg’s hills, a second storey can open up views over the Yarra valley and the parklands. Height, overlooking and overshadowing rules apply, and where a landscape overlay covers the property, the design may need to sit comfortably within the tree canopy. We work through these with your designer and Banyule City Council before plans are finalised.
Asbestos
Asbestos in Mid-Century Homes
Heidelberg homes built between the 1940s and 1980s often have asbestos cement sheet in eaves, wet areas, sleepouts or under old floor coverings. Before any demolition for an extension, suspect material is tested, and larger amounts must be removed by a licensed removalist. Testing early in the planning stops it holding up the start date.
Energy
Warmer, More Efficient Homes
Older Heidelberg homes are often cold in winter, with little insulation, single-glazed windows and gas heaters near the end of their life. A renovation is a good time to add insulation, double glazing and efficient heating and cooling, and to plan for solar or all-electric appliances. These upgrades can be included in the same fixed-price quote.

Home Renovations In and Around Heidelberg
Heidelberg (3084) is about 11 km north-east of the Melbourne CBD, and well within our regular service area. We renovate homes in Heidelberg and its neighbouring suburbs, with the same team, the same fixed pricing and the same attention to detail.
Home Renovations MelbourneIs my Heidelberg home in a Heritage Overlay?
Some are. The Warringal Village precinct covers the historic core around Jika Street and Burgundy Street, and individual houses elsewhere in Heidelberg are also listed. A VicPlan planning property report for your address, or Banyule City Council, will show any Heritage Overlay. We check this at the start of every project.
Can I extend my Heidelberg home if it is in a flood overlay?
Usually, yes, but with conditions. Where the Land Subject to Inundation Overlay applies, Banyule City Council asks owners to get Melbourne Water’s consent before applying for a planning permit, and the new floor generally has to sit above the flood level. That affects step heights and how the extension joins the house, so we plan for it early.
What permits will a Heidelberg renovation need?
We check permit and overlay requirements with Banyule City Council before work starts. In Heidelberg that can include heritage controls in the Warringal Village area, landscape and vegetation controls on the hills, and flood overlays near the Yarra and Salt Creek. A building permit is generally needed for extensions and structural work, and we tell you early what applies.
Should I renovate my Heidelberg home before selling, or sell it as is?
It depends on the house and your timing. Many Heidelberg postwar homes are bought by people planning their own changes, so fixing obvious defects, painting and tidying the garden may be enough. An extension takes months once permits are included. If you are staying a few more years, a planned renovation is something you get to enjoy before you sell.
