Renovating Homes in Doreen

Doreen is a family suburb of single and double-storey homes, mostly in estates such as Laurimar west of Yan Yean Road, set among hills, reserves and wetlands, with rural lots in Nillumbik Shire to the east. Homes are relatively new, but families often outgrow them or want better finishes than the original builder provided, and renovating can suit owners who want to stay in the area.

Typical home projects here are converting a formal lounge or part of the garage into living space or a home office, adding a rear extension or an extra bedroom and bathroom, upgrading kitchens and bathrooms, and improving insulation, shading and heating. Extensions need a building permit, and estate guidelines or bushfire controls may apply in parts of the suburb, so we check with the relevant council early.

Before You Start

Before You Renovate Your Doreen Home

  1. Estates

    Estate Guidelines and Title Restrictions

Laurimar and other Doreen estates were sold with design guidelines, and some lots carry restrictions on title covering setbacks, materials, fencing and outbuildings. Estate guidelines sometimes stop applying after a set period, but restrictions registered on title can remain. We read your title and the estate rules before designing an extension, carport or garage conversion.

  2. Planning

    Two Councils, Different Rules

Doreen is divided by Yan Yean Road. West of it, the City of Whittlesea covers the estates, while the rural east is in Nillumbik Shire, where green wedge zoning and bushfire controls shape what can be built. An extension on an acreage lot in the east can need a planning permit that a similar project on an estate block would not.

  3. Bushfire

Bushfire Prone Land on the Edges

Parts of Doreen near bushland, the Plenty River and the rural fringe may be in a Bushfire Prone Area, and some rural land may also be in the Bushfire Management Overlay. That can set construction standards for an extension through a BAL assessment, affecting cladding, windows and decks. We check your property report before design so materials are chosen to suit.

  4. Soil

    Reactive Clay and New Footings

Soils across Melbourne’s north often include reactive clay that swells when wet and shrinks in dry summers, and some estate homes show cracking where the slab has moved. An extension needs a soil test and footings designed to match, and the join between the old and new slabs must allow for movement. We arrange the engineering before building.

  5. Layout

    Converting Part of the Garage

Turning part of a double garage into a bedroom, office or rumpus room is a common way to add space on a Doreen block without extending. It generally needs a building permit, insulation, a levelled floor and windows for light and ventilation. Estate rules or the planning scheme may also require you to keep car parking on site, so we check first.

  6. Energy

    West Sun and Summer Heat

Many Doreen homes have large windows and shallow eaves, and west-facing glass can make living areas hot on summer afternoons. Adding eaves or external blinds, upgrading ceiling insulation and replacing key windows with double glazing all help. We include these upgrades in extension plans, where the new work must also meet current energy efficiency requirements.

FAQ

Home Renovations Doreen: Your Questions

Ask Us Anything
Do I need a planning permit to extend my Doreen home?

On many estate blocks in the City of Whittlesea, a single-storey rear extension needs a building permit but may not need a planning permit, unless an overlay or the lot size triggers one. On rural land east of Yan Yean Road, Nillumbik’s zoning and overlays are more likely to require a planning permit. We check your property report before design.

Can we add a second storey to a single-storey Doreen home?

It may be possible, but the existing slab and walls were usually designed for one storey only. An engineer assesses whether the footings can carry the extra load, and estate guidelines and overlooking rules affect the design of upstairs windows. A ground-floor extension is often simpler on a Doreen block with room at the back.

Can our family stay in the house during a Doreen extension?

Usually, yes. Most of a rear extension is built outside the existing walls, and the main disruption comes when we break through to join old and new. We seal off the work area, keep a clear path to the front door and the garage, and tell you in advance about any days when power or water will be off.

Should we renovate before selling our Doreen home, or sell as is?

Because many Doreen homes are similar in age and layout, buyers often compare finishes and condition. Fresh paint, new carpet, repaired fittings and a tidy garden help a home present well without months of building work. Extensions and major renovations take permits and time, so they suit families planning to stay rather than those preparing for an imminent sale.

Is our Doreen home still covered by the builder’s warranty?

Victorian builders are generally liable for defects for up to 10 years after the work is finished, and some homes built in Doreen’s newer streets are still inside that period. Renovating part of the house can complicate a defect claim on that area. We suggest raising any defects with the original builder before work begins.
