Professional all the way

“We initially talked to Smarter Home Renovations due to their reputation and experience. Plus we were referred to them through someone who had already updated their laundry and they were rapt. Tony was personable, a good listener and made sure he understood our needs. He was very flexible in negotiations, ensuring a win-win outcome. The team were highly professional and excellent communicators making sure the work was completed on schedule and to budget. We now have an attractive and spacious family home which we have no intention of leaving! My wife and I would not hesitate to recommend Tony from Smarter Home Renovations.”

Renovating Homes in Epping

Epping is a growing northern suburb where established streets of single storey brick veneer homes sit alongside newer estates and townhouse developments. Many older homes are solid but have small rooms, dated finishes and poor insulation, while newer houses on smaller lots tend to need more space or better use of the space they have.

That shapes most of our Epping home renovations: opening up older layouts for open plan family living, adding rear extensions or a second storey, updating kitchens, bathrooms and laundries together, and upgrading insulation, windows and heating for comfort and running costs. Most interior work doesn’t need a planning permit from the City of Whittlesea, but extensions usually need a building permit, which we organise before work starts.

Before You Start

What to Plan For When Renovating in Epping

  1. Planning

    Older South, Newer North

Epping was a dairy farming area until suburban growth began in the 1970s. The southern and central streets around High Street and the station hold most of the older brick veneer homes, while Epping North and Aurora were developed from the 2000s. The age of your home shapes everything from asbestos checks to estate rules.

  2. Budget

Updating a Dated Home in One Go

Many older Epping homes have original kitchens, bathrooms, floors and heating. Doing them together saves time and money. Our Findon Road Epping project, for example, combined a new kitchen and bathroom with timber-look flooring, split-system air conditioning, a new front door and a full interior repaint.

  3. Estates

    Estate Guidelines in Aurora

The Aurora estate, which straddles Epping and Wollert, was planned under development plans endorsed by the City of Whittlesea, and homes were built under design guidelines. If you live in Epping North or Aurora, extensions or front changes may need to meet those guidelines as well as planning and building rules.

  4. Soil

    Reactive Clay and Extensions

Epping sits on the basalt plains north of Melbourne, where clay soils move as they wet and dry. A rear extension needs footings designed for the soil classification and a careful junction with the existing house. A soil test is normally part of the building permit, and we organise it.

  5. Heritage

Heritage Places Around the Old Township

The City of Whittlesea protects a number of individual historic places with a Heritage Overlay, and the historic Epping township area is around High Street. Most Epping homes are not affected, but if yours is, external changes may need a planning permit. We check your address first.

FAQ

Home Renovations Epping: Your Questions

Ask Us Anything
Do I need a permit to extend my house in Epping?

An extension generally needs a building permit, and a planning permit from the City of Whittlesea may be needed depending on the zone, site coverage and any overlays. In Aurora and newer Epping North estates, design guidelines can also apply. We check everything for your address before plans are finalised.

Have you done whole-home renovations in Epping?

Yes. Our Findon Road Epping Home Renovation refreshed a dated home from front door to back, with a new kitchen and bathroom, timber-look floors, split-system air conditioning and a full repaint. The project page has photos. Your home will be designed around your own needs and budget.

Should we extend or renovate within the existing footprint?

Many older Epping homes have more space than it seems, just poorly arranged. Opening the kitchen to the living area or converting a formal lounge can be cheaper than extending. On blocks with room at the back, a rear extension adds a family room or bedroom. We look at both at the first visit.

Can we live in the house while it is being renovated?

Usually, yes. We stage the work so a bathroom and part of the kitchen stay usable for as long as possible, contain dust and clean up daily. For larger jobs in older Epping homes where the only bathroom is being redone, some families stay elsewhere for a short period.

What should Epping owners fix first before selling or leasing?

For the older homes in central and southern Epping, priorities are usually condition items: roof tiles and gutters, stumps and floors, old wiring and switchboards, then paint and floor coverings. Pre-1990 homes may contain asbestos, so it is worth knowing where before any work starts. In the newer Aurora estate homes it is more about presentation. Leave major layout changes for owners who plan to stay.
