Professional all the way

“We initially talked to Smarter Home Renovations due to their reputation and experience. Plus we were referred to them through someone who had already updated their laundry and they were rapt. Tony was personable, a good listener and made sure he understood our needs. He was very flexible in negotiations, ensuring a win-win outcome. The team were highly professional and excellent communicators making sure the work was completed on schedule and to budget. We now have an attractive and spacious family home which we have no intention of leaving! My wife and I would not hesitate to recommend Tony from Smarter Home Renovations.”

Renovating Homes in Lalor

Lalor’s housing is mostly modest post-war weatherboards and later brick veneers, many with two or three bedrooms and one bathroom, set on blocks that leave room at the back. Many owners now want more space without moving, and the original houses are often poorly insulated. Weatherboards from the co-operative era can be sitting on original stumps that have moved over the years.

Common Lalor home renovations include adding a rear family room or extra bedrooms, opening up the kitchen and living areas, re-cladding or restumping older weatherboards, and upgrading insulation, windows and heating. Our Lalor Home Renovation shows how a dated home can be refreshed throughout. Extensions need a building permit, and we confirm planning requirements with the City of Whittlesea, though most internal work doesn’t need a planning permit.

Before You Start

What to Know Before Renovating a Lalor Home

  1. Heritage

    A Suburb Built by a Co-operative

Lalor was founded by ex-servicemen who formed the Peter Lalor Home Building Co-operative in 1946, and its first architect-designed weatherboard and brick veneer homes sit in a garden suburb layout east of the railway. The City of Whittlesea notes heritage listing of parts of the estate, so we check your address before planning external changes.

  2. Structure

    Restumping Before You Renovate

Floors that slope, doors that stick and cracks above openings are common in Lalor’s older weatherboards. Restumping and relevelling should happen before new floors, kitchens or bathrooms go in, otherwise movement can crack new tiles and plaster. We check under the house at the first visit.

  3. Budget

    Refreshing the Whole House

Our Lalor Home Renovation took a dated home and replaced the kitchen and bathroom, removed pine wall lining, squared off archways, laid timber-look floors through the living areas and bedrooms, added LED downlights and repainted throughout. Doing this together kept the finishes consistent and meant the house was disrupted once.

  4. Planning

    Extending on a Deep Block

Many Lalor blocks leave room for a rear extension with a family room, a second bathroom or an extra bedroom. The challenge is joining a new slab or floor to an old timber-floored house so the levels match. We plan the junction, roof line and drainage carefully from the start.

  5. Neighbours

    Units Going Up Nearby

The City of Whittlesea encourages more medium-density housing near the Lalor shopping centre and the station, so units and townhouses are being built on older lots. If yours is next to one, setbacks, overlooking and shared fences can affect your extension design. We take these into account early.

  6. Energy

    Insulation in Older Weatherboards

Lalor’s post-war weatherboards were built with little or no insulation. When walls are opened during a renovation, it is a good time to add wall batts, ceiling and underfloor insulation and seal draughts. Better windows and efficient heating and cooling round it out and make the house easier to keep comfortable.

FAQ

Home Renovations Lalor: Your Questions

Ask Us Anything
Have you renovated a home in Lalor?

Yes. Our Lalor Home Renovation turned a tired, dated house into a bright, open home: a new white kitchen, a rebuilt bathroom with a walk-in shower, timber-look floors, a full repaint, and a restored rear patio and backyard. The project page has before and after photos of each room.

Is my Lalor house heritage listed?

Most Lalor homes are not. The City of Whittlesea notes heritage listing of parts of the original Peter Lalor estate near the station. If your property is affected, external changes visible from the street may need a planning permit, while most internal work does not. We check the planning maps for your address.

Does our weatherboard need restumping?

Signs include sloping floors, sticking doors and windows, and cracks in plaster above doorways. Many Lalor weatherboards are on original stumps that have moved over the decades. We look under the house and tell you whether restumping, partial restumping or simple packing is needed before other work goes ahead.

Can we live in our Lalor home while you renovate?

Often, yes. We stage the work, contain dust and clean up daily. If the only bathroom or the kitchen is being replaced, there may be a short period where the house is hard to live in, and some families stay elsewhere then. We plan this with you before work starts.

We are thinking of selling or leasing our Lalor house. What should come first?

Deal with what a building inspection will find: stump movement, leaks, rot in weatherboards, unsafe wiring and failing gutters. After that, paint, floor coverings and lighting make an older Lalor home feel fresher at relatively low cost. Kitchens and bathrooms are worth renovating when they are worn out, not just dated. We can quote each part separately.
