Renovating Homes in Mernda

Mernda changed from dairy farms beside the Plenty River into a suburb of housing estates from the early 2000s, with the Mernda rail line and town centre serving it. Most homes are single or double-storey brick veneer houses on lots that leave modest backyards, and a smaller number of older rural-residential properties remain. The houses are usually sound but follow standard layouts that families outgrow.

Typical home renovations here include updating the kitchen, bathrooms and laundry in one project, turning a theatre room or study into a bedroom or retreat, enclosing or extending the alfresco, and improving shading and insulation in west-facing rooms. Interior work rarely needs a planning permit, but estate guidelines, building permits and sometimes bushfire requirements apply to external work, so we check with the City of Whittlesea.

Before You Start

What to Plan For When Renovating in Mernda

  1. Estates

    Estate Design Guidelines

Many Mernda estates came with design guidelines and covenants on title controlling facades, roofing, fencing and sometimes extensions. Some guidelines apply only for a set period after the estate is built, while covenants can last much longer. A rear extension or upper-floor addition may need developer or council sign-off, so we read your title and any guidelines before design.

  2. Warranty

    Altering a Home Under Warranty

Many Mernda homes are recent enough to be within the original builder’s warranty period. Changes to structure, waterproofing or drainage can complicate a later claim for that part of the house, so it helps to report any defects to the builder first and keep your handover documents. We note existing defects before we start so the scope is clear.

  3. Soil

    Reactive Clay and Extensions

Soils across Melbourne’s north are often reactive clay that swells when wet and shrinks in dry summers. Cracks in render or sticking doors in a Mernda home may come from this soil movement rather than a building fault. Extensions need footings designed for the site’s soil classification, so a soil test and engineering are part of planning.

  4. Bushfire

    The Plenty Gorge Edge

Mernda’s eastern side runs along the Plenty River and the Plenty Gorge parklands, and parts of the suburb near that edge and the rural land to the north may be in a Bushfire Prone Area. An extension there may need a BAL assessment and construction to suit the rating. We check your property before design rather than after.

  5. Energy

    West Sun and Young Trees

With young street trees and little shade, west-facing living rooms in Mernda estates can overheat on summer afternoons. External blinds, deeper eaves over new work, roof insulation top-ups and double glazing on the worst windows all help. We look at orientation when planning an extension so new glazing works with the sun, not against it.

  6. Layout

    Reworking Rooms Inside

Formal lounges and theatre rooms in Mernda homes often sit unused while the family crowds into the kitchen and meals area. Converting them into a home office, a bedroom with ensuite for an older parent, or a playroom can add useful space without extending. We check which walls are load-bearing before planning the change.

FAQ

Home Renovations Mernda: Your Questions

Ask Us Anything
Can I extend my Mernda home on a small lot?

Often, but the options are narrower than on older blocks. Site coverage, setbacks, overlooking rules and any estate guidelines limit how far you can build at the rear, and a small backyard leaves little room to spare. Sometimes building over the garage or converting unused rooms gives more. We check what your lot allows before you commit to a design.

Do I need a planning permit to extend in Mernda?

Many single-house extensions in Mernda need only a building permit, but a planning permit can be triggered by the lot size, the zone, an overlay or a covenant. Estate guidelines may also need developer approval. We check the planning scheme, your title and the City of Whittlesea’s requirements at the start, so the design suits what is allowed.

Can we stay in our Mernda home while you renovate?

In most cases. Converting rooms or upgrading bathrooms one at a time lets you stay, especially in a double-storey home where one level can remain clean and usable. Kitchen work and the stage where an extension joins the house are the most disruptive. We agree the order of work with you and seal off the areas being renovated.

Which renovations make sense before selling a Mernda home?

Many Mernda homes on the market are of similar age and design, so buyers notice condition: worn carpet, chipped benchtops, leaking showers and faded paint. Fixing these, tidying the alfresco and garden, and explaining any visible cracks usually present the home better than starting a large project. Extensions involve permits and months of work, so they suit owners staying on.
