Kitchen and outdoor renovations
“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Seddon Homes
Seddon is a small suburb between Footscray and Yarraville, known for Victorian and Edwardian weatherboard cottages on narrow blocks and the shops along Victoria Street near the station. The original kitchen in these cottages is usually at the back, often in a lean-to with low ceilings and little natural light, and many homes have a long hallway with rooms off one side.
Typical Seddon kitchen projects replace old lean-to kitchens with open kitchen and living spaces, add skylights or clerestory windows for light, make the most of narrow footprints with clever storage, and connect the kitchen to the backyard. Parts of Seddon are covered by heritage controls, so the City of Maribyrnong can require a planning permit for external changes, which we check early.

Before You Start
Before You Renovate a Kitchen in Seddon
Light
Light on a Narrow Block
Seddon cottages are often single fronted with a neighbour close on each side, so a kitchen in the middle or back of the house can be dark at midday. Skylights, a raised ceiling with clerestory windows, or a small light well can bring daylight in without facing the neighbours. We look at sun direction and roof space before choosing.
Structure
Replacing the Lean-To
The back kitchen in many Seddon homes is in a lean-to added later, sometimes on shallow footings with a low skillion roof. Rebuilding it properly usually means new footings, framing and roof, and a building permit. It is often more practical than patching an old addition that was never built to carry a modern kitchen.
Heritage
Heritage Rules for a Rear Extension
In the Seddon heritage area (HO9), a new kitchen and living extension generally needs a planning permit because it changes the outside of the house. Council usually looks for new work that is set behind the original cottage and does not dominate it from the street. We design the roof height and form with this in mind.
Neighbours
Building to the Side Boundary
To get a usable kitchen width on a narrow Seddon lot, an extension may need a wall on or close to the side boundary. Victorian siting rules limit wall length and height there, and a design outside them may need a report and consent or a planning permit. We check these limits early and explain them to you and your neighbours.
Layout
Galley and Island Layouts
Narrow Seddon cottage footprints often suit a galley kitchen along one wall with an island or long bench opposite, leaving a clear path to the back door. A full island needs about a metre of space on each side to work well. We draw a few layouts to scale so you can compare bench space, storage and circulation.
Electrical
Old Wiring and Switchboards
Older Seddon cottages can still have early wiring, ceramic fuses or a switchboard that cannot take extra circuits for an oven, induction cooktop and dishwasher. A kitchen renovation is the right time to upgrade. Our licensed electricians add the circuits and safety switches you need and issue a Certificate of Electrical Safety.

Will a new kitchen extension in Seddon need a planning permit?
If the property is in a Heritage Overlay, an extension that changes the outside of the house usually needs a planning permit from the City of Maribyrnong, as well as a building permit. A new kitchen fitted inside the existing rooms generally does not. We check the overlays on your title and prepare the drawings council needs.
Can I open the kitchen up to the backyard in a narrow Seddon cottage?
Usually, yes. Wide sliding or stacking doors across the back wall, with the kitchen running along one side, connect the room to the garden on most Seddon blocks. Where the floor sits above the yard, a low deck or step makes the transition. We plan the door width with the structure, since a wide opening needs a beam.
How do we fit enough storage into a small Seddon kitchen?
Use the full height. Cabinets to the ceiling, deep drawers instead of base cupboards, a tall pull-out pantry and a corner unit add a surprising amount of space. In cottages with a long hallway, a shallow cupboard can also take brooms and bulk items. We plan storage around what you actually keep in the kitchen.
We plan to rent out our Seddon cottage. What does the kitchen need?
Under Victoria’s rental minimum standards, a rental kitchen must have a dedicated area for cooking and preparing food, a sink with hot and cold water, and a stovetop with at least two burners. Old lean-to kitchens in Seddon often meet these on paper but suffer from worn benches, poor rangehoods and too few power points. Practical, durable fixes usually serve a landlord better than a showpiece.
