Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Kingsville Homes

Kingsville grew from the 1907 Kingsville, Queensville and Clarendon subdivisions along Geelong Road, and most of its houses went up in the years around the First World War. Kitchens in these single-storey timber homes were placed at the back, often in a lean-to with a low ceiling, a small window and a step down from the hallway.

Kitchen projects here usually involve replacing the lean-to with a properly built kitchen and dining area, opening the back of the house to the garden with glazed doors, adding pantry and tall storage, and levelling floors between the old house and later additions. Parts of Kingsville are in a Heritage Overlay, so we check any external changes with the City of Maribyrnong first.

Before You Start

Before You Renovate a Kitchen in Kingsville

  1. Structure

    Rebuilding the Rear Lean-To

In many Kingsville houses the kitchen sits in a lean-to with a skillion roof, light rafters and a floor lower than the rest of the house. A new kitchen is often the right time to rebuild that section with a higher ceiling and a level floor. Structural work like this generally needs a building permit, which we arrange as part of the project.

  2. Layout

    Layouts for a Narrow Room

Kingsville’s narrow lots mean the kitchen is often only as wide as the rear room, with the side fence close by. A galley or L-shaped layout along the long wall keeps a clear path to the back door, and an island only works where the room is wide enough for it. We measure walkways carefully before suggesting one.

  3. Electrical

    Circuits for Modern Appliances

Kingsville homes from the Edwardian and early interwar years may still have old wiring in parts of the house, with too few circuits to run an oven, induction cooktop and dishwasher at once. We check the switchboard at the first visit and add dedicated circuits where needed, and our licensed electricians provide a Certificate of Electrical Safety on completion.

  4. Outdoor

    Doors to a Long Backyard

Long, narrow Kingsville backyards suit a kitchen that opens straight out through sliding or stacking doors. The floor of a timber house usually sits above the yard, so the threshold and a small deck or landing are planned together. Where the rear of the house faces west, eaves or external blinds stop afternoon sun overheating the kitchen.

  5. Storage

    Storage in a Small Kitchen

Original Kingsville kitchens rarely had more than a dresser or a single cupboard, and later updates often added only a few overhead cabinets. A tall pull-out pantry, deep drawers under the bench and cabinetry fitted into an old chimney recess can add a lot of storage without making the room any bigger, which suits the modest footprint of these houses.

FAQ

Kitchen Renovations Kingsville: Your Questions

Ask Us Anything
Can my Kingsville kitchen move into a new rear extension?

Often, yes. Moving the kitchen to the back of the house puts it next to the garden and frees up the old room for a bedroom or study. It means new plumbing and drainage runs, and the extension needs a building permit. In the Queensville Estate heritage area a planning permit is also required for the external works.

Will a new kitchen fix the uneven floor in our Kingsville house?

Not on its own. Uneven floors in Kingsville timber homes usually come from stumps that have sunk or rotted over decades. If the kitchen floor slopes, we recommend checking and restumping that part of the house before cabinets go in, because benchtops have to sit level. We include this in the inspection before quoting.

How long will we be without a kitchen?

For a kitchen on the existing footprint, the main disruption runs from removing the old cabinets to fitting the new benchtops, which are measured once the cabinets are installed. Rebuilding a lean-to or adding an extension takes longer. We give you a written schedule and help plan a temporary setup in another room of your Kingsville home.

What kitchen work makes sense before selling a Kingsville home?

Buyers looking at Kingsville’s weatherboards and bungalows often weigh up how much work the back of the house needs. Replacing worn benchtops and doors, fixing sagging drawers, updating the rangehood and making sure the cooktop and oven work properly are quicker jobs that present the kitchen well. A full rebuild of the lean-to takes longer and usually suits owners who are staying.
