Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Spotswood Homes

Spotswood is a small, flat suburb on the western side of the Yarra near its mouth, home to Scienceworks and right beside the West Gate Freeway, with Victorian and Edwardian cottages, interwar homes and modest postwar houses on compact blocks. Kitchens in the older homes usually sit at the back in a lean-to or a closed room off the hallway, with low ceilings, limited bench space and a single window looking onto the yard.

Typical Spotswood kitchen projects open a closed kitchen into the rear living area, replace tired lean-to framing and floors, add pantry and overhead storage, and put in wider doors or windows to connect the kitchen with the backyard. Most interior kitchen work doesn’t need a planning permit, but structural changes need a building permit, and we check heritage overlays with Hobsons Bay City Council before we start.

Before You Start

Before You Renovate a Kitchen in Spotswood

  1. Structure

    Replacing the Rear Lean-To

The lean-to kitchens behind many Spotswood cottages were built cheaply, with low skillion roofs and floors that slope towards the yard. Rebuilding one is often better than refitting it, but it becomes building work needing a permit, and in a heritage precinct any part visible from the street may need planning approval. We work this out before cabinetry is designed.

  2. Soil

    Basalt Ground and Clay Soils

Spotswood sits on the basalt plains of Melbourne’s west, where clay soils over rock can shrink and swell with the seasons. That affects new footings for a rebuilt kitchen and can show up as cracked plaster or sticking doors in older homes. An engineer’s soil report is usually part of any extension, and we level the floor before benchtops go in.

  3. Windows

Glazing Against Freeway and Rail Noise

Streets near the West Gate Freeway and the Williamstown railway line hear traffic and trains through old single-glazed windows. If the kitchen is opening up to the yard, double-glazed doors and windows cut noise as well as heat loss, which makes an open kitchen and living area far more usable. We specify the glazing to suit which side the noise comes from.

  4. Storage

    Pantries in a Compact Footprint

Spotswood blocks are compact and most kitchens can’t grow much without an extension. A floor-to-ceiling pantry wall, deep drawers instead of base cupboards and a slim appliance cupboard for the kettle and toaster keep benches clear. If the old laundry sits next to the kitchen, part of it can sometimes become a walk-in pantry instead.

  5. Light

    Light Under a Skillion Roof

Low skillion roofs over Spotswood lean-tos leave little room for windows, especially where a neighbour’s wall is close on one side. Raising the ceiling line in a rebuild, adding a skylight above the bench or using highlight windows along the boundary side can brighten the kitchen without overlooking anyone. We check the roof framing and any heritage visibility first.

FAQ

Kitchen Renovations Spotswood: Your Questions

Ask Us Anything
Will my Spotswood kitchen need a permit under the new heritage controls?

A new kitchen inside the existing room generally needs no planning permit, even after Amendment C137 expanded Spotswood’s heritage precincts in 2025. Rebuilding the rear lean-to or adding an extension needs a building permit, and if the house is in a Heritage Overlay, external work may also need planning approval from Hobsons Bay City Council.

Can the kitchen open onto the backyard on a small Spotswood block?

Usually, yes. Sliding or stacking doors across the back wall work well on flat Spotswood blocks because there are few steps to deal with. The rear wall often carries the roof, so a wide opening needs a beam sized by an engineer. We also look at where the doors sit relative to side fences for privacy.

Is a stone island bench practical in an older Spotswood cottage?

Yes, but the floor needs checking first. Older cottages on stumps can have sagging floors, and a heavy island bench should sit on sound framing. We level the floor and add support where needed before cabinets go in, so doors and drawers stay aligned and the benchtop stays true over the years.

What should I fix in a Spotswood kitchen before putting the house on the market or leasing it?

Start with what a buyer or tenant notices first: worn benchtops, doors that don’t close, a dated cooktop and poor lighting. Replacing doors, handles and the benchtop on sound cabinets can refresh a kitchen without moving plumbing. In an older Spotswood lean-to, check for damp or a sloping floor too, because a building inspection will pick it up.
