Kitchen and outdoor renovations

“Fantastic service and fantastic price. We had our outdoor area fully tiled and our kitchen renovated. They talked me through the process step by step, did what they promised in the time they promised, were always on time and so very friendly. They even went out of their way with additional extras, running around Melbourne buying everything I needed to take the pressure off me. Would recommend you give them a try. The pricing is very reasonable and affordable, and nothing was too big for them to do. Father and son service, fantastic team.”

Renovating Kitchens in Watsonia Homes

Watsonia is a family suburb on the Hurstbridge line, with postwar brick veneer and weatherboard homes on medium-sized blocks, many being redeveloped into units and townhouses, particularly around the station and the Watsonia Road shops. Kitchens in the original homes are typically small rooms off the hallway with a meals area, laminate benches and limited storage. Many of these kitchens look out over a concrete patio to the clothesline and shed.

Common kitchen projects in Watsonia include removing walls to open the kitchen to living areas, adding island benches and pantries, replacing old cabinetry and benchtops, and creating better connections to the backyard. Upgrading the rangehood is often part of it, because many original exhaust fans barely work. Most interior kitchen work doesn’t need a planning permit, and we check any overlays with Banyule City Council before external changes.

Before You Start

Before You Renovate a Kitchen in Watsonia

  1. Layout

    Kitchen and Meals Area

Many Watsonia homes have the kitchen and a meals area as one long room off the hallway. Rearranging the cabinetry into an L shape with an island, or extending into the meals area, can give more bench space while keeping a table nearby. We look at where windows and doors sit before choosing the layout.

  2. Structure

    Removing the Lounge Wall

The wall between a Watsonia kitchen and the lounge may carry part of the roof or ceiling. Removing it generally calls for a beam designed by an engineer and a building permit. In weatherboard homes on stumps, the floor under the old wall may also need new support. We check the framing before promising an open plan.

  3. Ventilation

    Rangehoods That Vent Outside

Many original Watsonia kitchens have a small fan or recirculating rangehood that barely moves air. A ducted rangehood venting through the roof or an external wall removes cooking smells and grease properly. We plan the duct route with the cabinetry so it is hidden and does not clash with roof framing.

  4. Electrical

    Power for Modern Appliances

Original wiring in postwar Watsonia homes often has only a few kitchen circuits. A new oven, induction cooktop, dishwasher and microwave may need extra circuits and a switchboard upgrade. Our licensed electricians assess the board early and issue a Certificate of Electrical Safety when the work is done.

  5. Outdoor

    From Kitchen to Backyard

A Watsonia kitchen window often looks across a concrete patio to the clothesline. Replacing a window with sliding doors, and adding a deck or covered area at floor level, connects the kitchen to the garden for outdoor meals. New openings need a lintel and usually a building permit, which we arrange.

FAQ

Kitchen Renovations Watsonia: Your Questions

Ask Us Anything
Will I need a permit for a kitchen renovation in Watsonia?

Internal kitchen work generally needs no planning permit from Banyule City Council. Removing a load-bearing wall usually needs a building permit and an engineer’s design. Parts of Watsonia have a Vegetation Protection Overlay, which can matter if the project includes an extension near trees. We check the controls for your address.

Can we keep our Watsonia kitchen in the same place?

Yes. Keeping the sink, cooktop and dishwasher roughly where they are avoids moving drainage and gas, while new cabinetry, benchtops and appliances still transform the room. If you want to open up to the lounge or backyard as well, we show you what that adds before you decide.

How long will our Watsonia kitchen be out of use?

A like-for-like kitchen is quicker than one involving walls or new plumbing. Benchtops are templated once the new cabinets are in place, so there is a short gap before they are fitted. We give you a written schedule and can suggest a temporary kitchen setup in the laundry or meals area.

Can you renovate a kitchen in a Watsonia unit or townhouse?

Yes. Unit kitchens are usually compact, so layout, storage and lighting make the biggest difference. If the property has an owners corporation, changes to plumbing, ducting or anything affecting common property usually need approval and the rules may limit work hours. We prepare the details needed for approval.

Is it worth renovating the kitchen before selling our Watsonia house?

An original Watsonia kitchen that is clean and working is often acceptable to buyers who plan their own renovation. Replacing worn benchtops, fixing doors and drawers, adding a new cooktop and rangehood and painting can lift it before sale. A full renovation with structural changes takes longer and suits owners staying on.
