Renovating Laundries in Kensington Homes

Kensington’s cottages rarely had room for a laundry, so it ended up squeezed into the rear lean-to, combined with the bathroom, or hidden in a cupboard by the back door. In the townhouses and apartments it is usually a European laundry behind bifold doors in a hallway or upstairs landing.

Common laundry projects here are creating a European laundry inside a kitchen run or hallway cupboard, combining laundry and bathroom so both work better, stacking appliances to save floor space, and adding mechanical exhaust to keep moisture out of old walls. Most internal laundry work doesn’t need a planning permit from the City of Melbourne, though apartment work goes through the owners corporation.

Before You Start

Planning a Laundry in a Kensington Home

  1. Waterproofing

    Laundries on the Landing

In some Kensington Banks townhouses the laundry is a cupboard on the upstairs landing, above a ceiling. A leaking hose or overflowing trough can damage the rooms underneath, so we waterproof the cupboard floor, fit a floor waste or safe tray where possible, and suggest braided, burst-resistant hoses on the taps.

  2. Layout

    Sharing Space With the Bathroom

Where a Kensington cottage has a combined bathroom and laundry, the washing machine often takes the space a proper shower needs. Hiding the appliances behind doors at one end, or moving them into a kitchen cupboard, can give both rooms what they need. We plan the bathroom and laundry together so the plumbing is only run once.

  3. Outdoor

Drying Washing in a Small Courtyard

Kensington courtyards are small, and a large rotary clothesline can take over the whole space. A fold-down line on a wall, a retractable line across the side passage or a heat pump dryer inside may suit better. We work out where the washing will dry when we design the laundry, rather than leaving it as an afterthought.

  4. Ventilation

    Moisture in Timber Cottages

Steam from washing and drying soaks into the timber framing and linings of Kensington’s weatherboard cottages, and mould soon follows in an unventilated lean-to. An exhaust fan ducted outside, a heat pump or vented dryer and a gap under the door keep the air moving. We check for rot in the wall frame when the old linings come off.

  5. Apartments

    Noise in Apartment Laundries

Apartments around Macaulay Road and the river often place the laundry beside a bedroom or a neighbour’s wall. Anti-vibration pads, a quieter washer and a solid door with seals all reduce noise. Any plumbing change goes to the owners corporation for approval, and we follow the building’s rules for work hours and lift bookings.

FAQ

Laundry Renovations Kensington: Your Questions

Ask Us Anything
Can I fit a laundry into a Kensington hallway cupboard?

Often, if the cupboard is deep enough for a front-loading washer and close enough to a drain. In a Kensington cottage the hallway sits over a timber floor, so we run new waste and water pipes underneath and fit a waterproof base in the cupboard. Doors with ventilation slots help moisture escape.

Does a Kensington laundry renovation need a building permit?

Usually not for replacing cabinetry, a trough or appliances in the same place. Plumbing changes are done by a licensed plumber who issues a compliance certificate, and electrical work comes with a Certificate of Electrical Safety. Structural changes, such as removing a wall in a Kensington cottage or townhouse, can need a building permit, which we arrange.

Can the laundry go outside in my Kensington courtyard?

An outdoor laundry under cover is possible, but appliances need weather protection, a safe power supply and drainage, and in a small Kensington courtyard the space is often better used for living. A laundry built into a rear extension or an indoor cupboard usually suits these narrow blocks better. We look at both before deciding.

Should I update the laundry before selling or leasing my Kensington home?

If the laundry works, small changes usually do more than a rebuild. Replacing a rusted trough or cabinet, fixing leaking taps, adding a shelf over the machines and fitting an exhaust fan help a Kensington cottage or townhouse laundry look cared for. Tenants and buyers also notice whether there is space and power for a dryer, so we check that too.
