Powder room & laundry into a small bathroom

“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”

Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Wow! Now that's a bathroom

“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Bayswater Homes

Bayswater’s postwar homes usually have one bathroom with a shower over the bath and a separate toilet, often still in their 1960s or 1970s tiles. Some have a small ensuite added later, bathrooms in the units are typically compact, and many homes here have never had their waterproofing renewed since they were built.

Typical bathroom work here includes full renovations with new waterproofing, converting a bath and shower combination into a walk-in shower, adding or enlarging an ensuite, and improving storage and ventilation to keep mould at bay. Most interior bathroom work doesn’t need a planning permit from Knox City Council; units may need owners corporation consent for plumbing changes.

Before You Start

Planning a Bathroom Renovation in Bayswater

  1. Layout

    Combining Bathroom and Toilet

In many Bayswater brick veneer homes from the 1960s and 1970s, the bathroom and separate toilet sit side by side off the hallway. Removing the wall between them can make room for a walk-in shower and a wider vanity, though some households prefer to keep a separate toilet. We look at both options and where the existing waste pipes run before drawing a plan.

  2. Waterproofing

    Original Membranes Past Their Life

Bathrooms built in Bayswater’s postwar decades often had little real waterproofing under the tiles, and a slow leak can soften the floor or stain the wall behind. New work is waterproofed to the Australian Standard, with the floor falling properly to the waste. Once the old tiles come up, we check the floor and wall framing for hidden water damage.

  3. Apartments

    Units Near the Station

Units and townhouses cluster around Bayswater station, rebuilt below road level in 2016, and along the main roads. Their bathrooms are compact and often share walls or floors with a neighbour, so noise and leaks affect more than one home. Where there is an owners corporation, we arrange approval for plumbing changes and agree work hours before starting.

  4. Asbestos

    Asbestos Sheeting in Wet Areas

Homes built or renovated in Bayswater before 1990 can have asbestos cement sheeting behind bathroom tiles, in the ceiling or in the eaves outside the window. Suspect material is tested before demolition, and larger amounts are removed by a licensed asbestos removalist. Allowing for this in the written quote avoids surprises once the old tiles come off.

  5. Ventilation

    Damp Winters Near the Hills

Bayswater sits towards the Dandenong Ranges, and cool, damp winters make steam slow to clear from a small bathroom with only a window. A ducted exhaust fan vented outside, rather than into the roof space, and a heated towel rail help walls and grout dry between showers. We size the fan to the room and put it on a run-on timer.

FAQ

Bathroom Renovations Bayswater: Your Questions

Ask Us Anything
Do I need a permit from Knox City Council for a bathroom renovation in Bayswater?

A bathroom renovated within the existing room usually needs no planning permit from Knox City Council. Plumbing must be done by a licensed plumber, who issues a compliance certificate, and electrical work gets a Certificate of Electrical Safety. Moving a load-bearing wall, or extending the house for a new ensuite, can need a building permit, which we confirm first.

Can a 1960s Bayswater bathroom fit a walk-in shower?

Usually. Taking out the bath, or the wall to the separate toilet, generally frees enough space. On a concrete slab, a step free shower needs the slab recessed or the floor built up, while on a timber floor on stumps the shower area can often be set down between the joists. We check your floor type at the first visit.

How long will a Bayswater bathroom renovation take?

Once work starts, most bathrooms take 2 to 4 weeks. Time can stretch if we find water damage to the floor framing, asbestos that needs licensed removal, or old galvanised pipes that need replacing back to the main. We tell you before we go ahead with anything extra, and the price for it is confirmed in writing.

I live in Bayswater North. Is that the same council?

No. Bayswater is in Knox City Council, while Bayswater North, across the municipal boundary, is in Maroondah City Council. Interior bathroom work rarely needs a planning permit in either, but if your project includes an extension or external changes, we check the planning controls with the right council for your address.

Is it worth updating a Bayswater bathroom before putting the house on the market?

Often a full rebuild isn’t needed. People inspecting 1960s and 1970s Bayswater homes expect some original features, but a leaking shower, cracked tiles or a soft floor will show up in a building inspection. Fixing those, regrouting, replacing the tapware and vanity, and improving the exhaust fan can make the room presentable. We can quote both a refresh and a full renovation so you can compare.
