Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Blackburn Homes

Blackburn’s mid-century and postwar homes usually have a single bathroom with a separate toilet, often still with original or early tiles and fittings, and some have a small ensuite added later. Many bathrooms look out onto bush gardens, so privacy and natural light both need thought, and damp can be an issue under heavy tree cover.

That shapes how we approach bathrooms in Blackburn: full renovations with waterproofing to the Australian Standard, adding an ensuite to the main bedroom, walk-in showers with garden outlooks and privacy glass, and better ventilation and heating to manage damp. Interior bathroom work generally doesn’t need a planning permit from the City of Whitehorse, and licensed plumbers and electricians handle every change.

Before You Start

What to Plan For in a Blackburn Bathroom

  1. Privacy

    Windows Onto the Garden

Many Blackburn bathrooms have a window that looks straight into a bush garden or a neighbour’s trees. Rather than blocking the light, we plan privacy with textured or frosted glass, a higher sill or a screened outlook, and place the shower so the view works for you. Changing the size or position of a window alters the outside of the house, so we check the controls first.

  2. Ventilation

    Damp Under Heavy Tree Cover

Tall eucalypts shade a lot of Blackburn homes, so bathroom walls get little sun and dry slowly after showers. A properly sized exhaust fan ducted outside, a heated towel rail and waterproofing to the Australian Standard behind the tiles help keep mould from coming back once the new bathroom is finished.

  3. Layout

    Separate Toilet or Combined Room

Homes from the 1950s to the 1970s often have a compact bathroom with the toilet in its own small room next door. Combining the two can make space for a walk-in shower and a wider vanity, while keeping them apart suits busy family mornings. We look at both layouts with you at your property before anything is priced.

  4. Drainage

    Adding an Ensuite

Single-bathroom mid-century houses are common in Blackburn, so an ensuite off the main bedroom is a popular addition. The deciding factor is usually how the new shower and toilet reach the existing drains, especially in homes on a concrete slab. We check drain routes and falls at the first visit so the layout is workable before design starts.

  5. Asbestos

    Asbestos in Postwar Bathrooms

Most of Blackburn’s houses were built well before 1990, when fibre cement sheeting containing asbestos was common behind wall tiles, in ceilings and in eaves. Suspect materials are checked before demolition, and larger amounts are removed by a licensed asbestos removalist. Allowing for this up front keeps your fixed-price quote accurate.

  6. Apartments

    Units Near the Station

Blackburn has older blocks of units and newer townhouses close to Blackburn station and Whitehorse Road. Where there’s an owners corporation, we coordinate approval, access times and noise, and take extra care with waterproofing so the work doesn’t affect a neighbouring unit. Shared driveways also need planning for deliveries and the skip bin.

FAQ

Bathroom Renovations Blackburn: Your Questions

Ask Us Anything
Do I need council approval to renovate a bathroom in Blackburn?

Generally no, if the work is all inside the house. Blackburn’s Significant Landscape Overlays mainly deal with trees and buildings, so they generally don’t affect an internal bathroom. If an ensuite needs an addition, or a window changes, we check the requirements with the City of Whitehorse before work starts.

Our bathroom gets mould every winter. Will a renovation fix it?

In shaded Blackburn homes, mould usually comes from poor ventilation and slow drying rather than the tiles themselves. A new bathroom with an exhaust fan ducted to the outside, a heated towel rail and sealed waterproofing makes a big difference. If there is water damage behind the old tiles, we find it once the walls are opened and fix it properly.

Can we keep a mid-century feel in a new bathroom?

Yes. Timber-look vanities, simple flat-front joinery, terrazzo-style or mosaic tiles and slim tapware all suit a 1950s or 1960s Blackburn home, while everything behind the walls is brought up to current standards. We talk through finishes with you so the bathroom matches the rest of the house rather than looking like a separate project.

How long will we be without a bathroom?

Most bathroom renovations take 2 to 4 weeks. Many Blackburn homes have a separate toilet, and where it isn’t part of the work it can usually stay in use for most of the job. If it is being combined with the bathroom, we plan the sequence with you before we start so you know what to expect each week.

What should I fix in a Blackburn bathroom before leasing the house?

Victoria’s rental minimum standards require a bathroom with a washbasin, a shower or bath, and a reasonable supply of hot and cold water, so start there. In Blackburn’s postwar brick veneer and weatherboard homes, the usual problems are leaking showers, failed grout, weak exhaust fans and winter mould. Fixing the waterproofing and adding a ducted exhaust fan matter more to tenants than designer tiles. A clean, simple, durable finish is usually enough.
