Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Ashwood Homes
Ashwood was largely built in the 1950s and 1960s between Warrigal Road and Huntingdale Road, with brick veneer and weatherboard family homes, Housing Commission houses near the Glen Waverley line, and units and townhouses now filling in older blocks. Original bathrooms here are usually small, with a shower over the bath, a separate toilet and tiles that have been patched over the decades, and the waterproofing behind them is often well past its best.
Typical Ashwood bathroom projects include full strip-outs with new waterproofing and wall tiling, replacing the bath with a larger walk-in shower or reworking the layout to fit both, adding an ensuite or second bathroom in family homes, and refreshing unit bathrooms with better storage. Most interior bathroom work doesn’t need a planning permit from the City of Monash; units may need owners corporation consent.

Before You Start
Before You Renovate a Bathroom in Ashwood
Waterproofing
Hidden Water Damage
Bathrooms in 1950s and 1960s Ashwood homes were often tiled over a mortar bed with little or no membrane, and decades of showers can rot the wall framing and the floor beneath. Lifting the tiles is the only way to know for sure. We allow for repairs in the quote, then waterproof to the Australian Standard before new tiles go down.
Layout
Shower, Bath or Both
Ashwood’s original bathrooms are often only the size of a bath plus a basin. Families with young children may want to keep a bath, while others prefer a generous walk-in shower. In some homes, taking in the separate toilet next door makes room for both, with the toilet moved inside the bathroom. We sketch the options so you can see what fits.
Apartments
Units With Shared Walls
Ashwood’s units often share a wall or floor with a neighbour, and some pipes may run through common property. Changes to plumbing, noisy demolition and the hours you work may need owners corporation consent. We provide the scope and details the owners corporation needs and plan the loudest tasks for times that suit the neighbours.
Structure
Housing Commission Construction
Houses the Housing Commission built near the railway in Ashwood include precast concrete homes made at the nearby Holmesglen factory. Their solid walls make running new pipes and power harder than in a framed house, so services usually travel through the floor, the ceiling or a new wall lining. We check how your walls are built before planning the room.
Plumbing
An Ensuite From a Bedroom
A three-bedroom Ashwood house can sometimes give up part of a bedroom or a built-in robe for an ensuite. The key questions are how far the new shower and toilet sit from the existing drains, and whether the floor is timber or a slab. We check the drain fall under the house before recommending where an ensuite should go.

Is the waterproofing in my old Ashwood bathroom likely to be failing?
If tiles sound hollow, grout keeps cracking, or the skirting boards and floor outside the bathroom are swelling or stained, water may be getting through. Bathrooms from the 1950s and 1960s often had little membrane by today’s standards. A full renovation replaces the waterproofing completely, which a regrout cannot do. We inspect the room and explain what we find.
Do I need permission to renovate a bathroom in my Ashwood unit?
If your unit is part of an owners corporation, plumbing changes, work near shared walls and the hours of noisy work usually need its consent. A planning permit from the City of Monash is generally not needed for an internal bathroom. We prepare a scope and drawings for the owners corporation and coordinate access with the neighbours.
Can we add an ensuite to our Ashwood home?
Often, yes. In many Ashwood homes, part of the main bedroom, a robe or a small adjoining room can become an ensuite. Timber floors on stumps make drain runs simpler than concrete slabs. If there is no space inside, the ensuite can be planned into a rear extension instead. We assess the layout and the plumbing at your property.
We’re renting out our Ashwood house. What does the bathroom need?
Under Victoria’s rental minimum standards, the bathroom needs a washbasin, a shower or bath, and hot and cold water. Most older Ashwood bathrooms already meet that, but leaking shower screens, cracked tiles, mould and a missing exhaust fan tend to cause problems once tenants move in. Fixing leaks, resealing, adding a fan and replacing worn tapware usually make more difference than a redesign.
