Powder room & laundry into a small bathroom

“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”

Bathroom renovations: stressless and wonderful

“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”

Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”

Renovating Bathrooms in Chadstone Homes

Chadstone’s postwar homes, including the precast concrete houses the Housing Commission built from panels cast at its Holmesglen factory, usually have one small bathroom with a bath, a pedestal basin and a separate toilet, many still with original or 1980s tiles. In the weatherboards, the bathroom floor is often timber over stumps, which affects waterproofing. Townhouses on subdivided blocks typically have a main bathroom upstairs and a powder room below.

Typical Chadstone bathroom projects include replacing timber subfloors or strengthening framing before waterproofing, making the most of small rooms with walk-in showers and wall-hung vanities, adding a second toilet where the layout allows, and giving townhouse bathrooms better storage. Most bathroom work doesn’t need a planning permit from the City of Monash, but all plumbing, electrical and waterproofing is done by licensed trades.

Before You Start

What to Plan For in a Chadstone Bathroom

  1. Structure

    Solid Concrete Walls

A Housing Commission concrete house in Chadstone has walls cast as solid panels rather than framed in timber, so new pipes and wiring can’t simply be hidden inside them. Plumbing usually runs through the floor or behind a new stud lining, and any new opening needs an engineer’s advice. We confirm how your house was built before planning the layout.

  2. Waterproofing

    Timber Floors Over Stumps

Many Chadstone weatherboards have a bathroom floor of boards on joists, which can flex enough to crack tiles and split a waterproof membrane. We usually replace it with compressed sheet flooring or stiffen the joists, then waterproof to the Australian Standard before tiling. A level, rigid floor is also what makes a step-free shower possible in these houses.

  3. Asbestos

    Fibro Behind the Tiles

Bathrooms in Chadstone homes built before 1990 may have asbestos cement sheeting behind the wall tiles, under the floor coverings or in the eaves near an exhaust outlet. Samples are tested before demolition, and larger amounts need a licensed removalist. Knowing early keeps the program and the quote accurate rather than stopping work partway through the strip-out.

  4. Plumbing

    Upstairs Townhouse Bathrooms

In the dual-occupancy townhouses that have replaced many original Chadstone houses, the main bathroom often sits directly above the living room. A leak there shows up in the ceiling below, so waste pipes, shower grates and membranes need extra care. We check how the pipes can be reached from below and plan the shower fall before you choose tiles.

  5. Layout

    Room for a Second Toilet

Three-bedroom Chadstone homes with one bathroom often have the toilet in a narrow room beside it. Shifting a wall to fit a small basin, or turning part of the laundry or a linen cupboard into a powder room, can ease the morning rush for a family. We look at where the drains run under the house before suggesting which option suits.

  6. Ventilation

    Steam in Small Rooms

Original Chadstone bathrooms often rely on a small window and have no exhaust fan, so steam lingers and mould forms on the ceiling. A ducted fan vented to the outside, rather than into the roof space, and a ceiling paint made for wet areas keep the room drier. In concrete houses we plan the duct route through the ceiling first.

FAQ

Bathroom Renovations Chadstone: Your Questions

Ask Us Anything
Can you renovate a bathroom in a Chadstone concrete house?

Yes. The Housing Commission’s precast concrete houses in Chadstone have solid walls, so the work is planned differently from a framed house. Pipes and wiring usually travel through the floor, the ceiling or a new stud lining, and cutting any new opening needs engineering advice. The rooms tend to be small, so a walk-in shower and a wall-hung vanity make good use of the space.

Do I need a permit for a bathroom renovation in Chadstone?

Usually not a planning permit from the City of Monash when the work stays inside the house. A building permit can be needed if walls are removed or the structure changes. Plumbing work is certified with a compliance certificate and electrical work with a Certificate of Electrical Safety. We confirm what applies to your home before any work starts.

How long will our Chadstone bathroom be out of action?

Most bathrooms take 2 to 4 weeks, depending on the size of the room, any subfloor repairs and whether the layout changes. Replacing a timber floor in a weatherboard or building out a wall lining in a concrete house can add a few days. If it is your only bathroom, we talk through the schedule early so you can plan around it.

We’re selling our Chadstone house soon. Is the bathroom worth updating?

Buyers looking at Chadstone’s original houses will often compare them with nearby townhouses that have newer bathrooms. A dated but sound room can usually be presented well with regrouting, a new vanity and tapware, a working exhaust fan and fresh paint. A full renovation takes weeks and generally suits owners who plan to stay. We can tell you which jobs matter most before you list.
