What Our Clients Say

Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in McKinnon Homes
McKinnon’s interwar bungalows and postwar homes usually have a single original bathroom, often with a bath, a shower over and a separate toilet, sometimes on timber floors. Newer double-storey homes have a main bathroom and ensuite on concrete slabs, some now due for an update. Families often outgrow a single bathroom quickly.
Typical McKinnon bathroom projects include rebuilding an original bathroom with new waterproofing and fittings, adding an ensuite in an extension, creating walk-in showers and double vanities, and improving storage. A second toilet or powder room also helps busy households. Most interior bathroom work doesn’t need a planning permit from Glen Eira City Council, and licensed plumbers and electricians handle every change with compliance certificates.

Before You Start
What to Plan For in a McKinnon Bathroom
Floors
Bungalow Floor Joists
In McKinnon’s Californian bungalows the bathroom usually sits on a timber floor with original joists, which may have sagged or been notched by past plumbers. They may need strengthening or replacing before a new tiled floor and waterproofing go in. We check the subfloor at the first visit and allow for any repairs in the quote.
Heritage
Street-Facing Changes
Some McKinnon homes are in a Heritage Overlay, including an early Californian bungalow on McKinnon Road, and Glen Eira has reviewed the suburb for further heritage places. Overlays mainly control external changes, so a new window, vent or flue visible from the street may need a planning permit. We check your address before the design is set.
Layout
Planning a Second Bathroom
Families in McKinnon’s single-bathroom bungalows often add a second bathroom or ensuite when they extend at the rear. Placing it close to the existing drains keeps the plumbing simpler and the floor falls easier to achieve. We check the sewer and stormwater locations on site before the extension design is finalised.
Waterproofing
Leaking Upstairs Ensuites
Double-storey McKinnon homes built more recently may already have ensuites with failing silicone, cracked grout or a leaking shower base. An upstairs leak can stain or damage the ceiling below before you notice it. We strip back to the substrate and rebuild with waterproofing to the Australian Standard rather than patching over the problem.
Asbestos
Testing Postwar Linings
Postwar McKinnon homes built before 1990 may have asbestos cement sheeting behind the wall tiles, in the ceiling or under old floor coverings in the bathroom. We arrange testing before demolition begins, and a licensed removalist handles larger amounts, so the strip-out can go ahead safely and the schedule holds.

Does a heritage overlay affect bathroom renovations in McKinnon?
Usually only if you plan external changes, such as a new window or vent facing the street. Most McKinnon homes are not in a Heritage Overlay, but some are, and Glen Eira has studied the suburb for more. A free VicPlan property report will show whether your address is affected. We check this before design starts.
How long will a McKinnon bathroom renovation take?
Most bathrooms take 2 to 4 weeks. Repairing timber floor joists in an older bungalow, moving the toilet or reworking the whole layout adds time. If the bathroom is part of a larger extension, it is scheduled within that program. We give you a written schedule before starting so you can plan around it.
Can an ensuite be added to a McKinnon bungalow?
Often, either inside the existing house by using part of a bedroom or a sleepout, or as part of a rear extension. The drainage route, the floor type and any heritage controls all affect the design. Many McKinnon families plan the ensuite with the new living area at the back. We look at the options on site.
Should I renovate the bathroom before selling my McKinnon home?
In McKinnon’s older homes, a tired bathroom can often be refreshed with new tapware, a vanity, regrouting and fresh paint rather than a full renovation. If the waterproofing has failed and water is reaching the floor or walls, though, it is worth fixing, because a building inspector will likely find it. A full renovation generally suits owners planning to stay.
