Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Armadale Homes
Armadale’s period homes often have one main bathroom from an earlier renovation, sometimes upstairs in a later addition, with high ceilings, timber floors and old plumbing behind the tiles. The interwar flats tend to have small original bathrooms with character tiling, while newer townhouses usually have ensuites but little room to move.
Common requests here include full rebuilds with new waterproofing over timber floors, ensuites added to main bedrooms, bathrooms designed around period windows, ceilings and cornices, and updates to interwar flat bathrooms that keep their character. Internal bathroom work usually doesn’t need a planning permit from the City of Stonnington, but apartment and townhouse work needs owners corporation approval.

Before You Start
Planning a Bathroom Renovation in Armadale
Layout
Ensuites in Period Villas
Armadale’s Victorian and Edwardian villas were built with bedrooms off a central hallway and no bathroom of their own. An ensuite usually comes from a dressing room, part of a large front bedroom or a former sleep-out. We check which way the floor joists run and where waste pipes can fall to the sewer before settling on a position.
Waterproofing
Waterproofing Over Old Timber Floors
Bathrooms in Armadale period homes usually sit on timber floors over a ventilated subfloor, and those boards move with the seasons. A rigid sheet substrate, a membrane to the Australian Standard and a properly graded floor waste keep water out of the joists. When the floor is opened up we also look for old leaks and rotten bearers.
Heritage
Windows on the Street Side
Heritage overlays across much of Armadale mostly control what can be seen from outside. A front bathroom with an original double-hung window can usually be renovated inside without a permit, but changing that window, adding a vent through the facade or putting a skylight on the front roof may need one. We look up the overlay before choosing fittings.
Apartments
Interwar Flat Bathrooms
Interwar flats in Armadale often keep original wall tiles, a pedestal basin and a small window. Owners corporation approval is needed for work on shared pipes and for waterproofing, and some owners want to keep a band of period tiling or a terrazzo floor. We plan noise, rubbish removal and stair access with the building before the start date.
Materials
Finishes for Tall Rooms
With ceilings often over three metres, tiling to full height uses a lot of material and can make a small room feel like a shaft. Many Armadale owners tile to around door height and paint above, keeping the cornice. Stone vanities, brushed tapware and timber joinery suit these rooms, and your chosen finishes are priced in the fixed quote.
Plumbing
Old Pipes Behind the Walls
Armadale homes have often been replumbed in stages, so galvanised steel, copper and plastic can all turn up behind one wall. Licensed plumbers replace what is needed while the walls are open, and you receive a plumbing compliance certificate. If you are adding a second bathroom, it is worth checking that the hot water system can supply both.

Bathroom Renovations In and Around Armadale
Armadale (3143) is about 7 km south-east of the Melbourne CBD, and well within our regular service area. We renovate bathrooms in Armadale and its neighbouring suburbs, with the same team, the same fixed pricing and the same attention to detail.
Bathroom Renovations MelbourneDo I need a council permit to renovate a bathroom in my Armadale villa?
Internal bathroom work usually doesn’t need a planning permit from the City of Stonnington, even in a heritage overlay, because the overlay mostly controls external changes. A few individually listed places do have internal controls, and new windows, vents or skylights seen from the street may need approval. We check the schedule for your address first.
Can I keep the original tiles in my Armadale flat bathroom?
Often, yes. Interwar wall tiles and terrazzo floors can sometimes be kept while the room is replumbed around them, though cracked or drummy tiles may need to come off. Where they can’t be saved, matching the colours and tile sizes brings back the same feel. We assess what is sound at the first visit.
How long does a bathroom renovation take in an Armadale period home?
Expect around 2 to 4 weeks for most bathrooms. In older villas the time can stretch if we find rotten floor framing, old galvanised pipes or asbestos sheeting in a later addition, so we allow for checks early. If your terrace has only one bathroom, we talk through how the household will shower while the work is underway.
Is asbestos likely in my Armadale bathroom?
The original Victorian and Edwardian rooms rarely used it, but bathrooms added or updated before 1990, including many rear additions and sleep-out conversions, can have asbestos cement sheeting in walls, ceilings or under floor tiles. Suspect material is tested before demolition, and larger amounts must go to a licensed removalist. This is allowed for in the written quote.
Before selling my Armadale home, is it worth updating the bathroom?
Buyers looking at Armadale villas and terraces usually inspect closely, and a bathroom with leaks, cracked grout or poor ventilation stands out against the period rooms around it. If the layout works, new tapware, a vanity, lighting and fresh grout can be enough. A full rebuild takes longer and needs time for waterproofing to be done properly, so plan it well before the listing date.
