Powder room & laundry into a small bathroom
“We are delighted with our new bathroom. Tony made the entire process very easy for us, which is what you want when renovating. Nothing was too much trouble and he was very patient with all our questions and provided great advice on the design and installation. The workmanship was of high quality and the quote was highly competitive. Highly recommend Tony and his team!”
Bathroom renovations: stressless and wonderful
“Thank you, Tony and your team, for a stressless and wonderful bathroom renovation. Our 4-year-old townhouse bathroom and ensuite showers had serious leakage issues, with water leaking into the walls and between floors. The builder was happy to silicone the problem as a solution. The only options were to replace the showers, or a full renovation for both rooms. We chose the latter. Tony provided a competitive quote. Despite the inevitable out-of-square bathroom issues, the job was completed without stress, on-time and in budget, and the finish was fabulous. And square. We are now looking at a kitchen update. Tony, find some time. Highly recommend Tony and the team.”
Wow! Now that's a bathroom
“In such difficult times we were so grateful that we picked Tony and his crew to renovate our bathroom. His knowledge of the industry and his attention to detail is second to none. Tony was always easy to contact and happy to discuss any issues. The standard of workmanship was outstanding. We love our new bathroom!”
Renovating Bathrooms in Brighton Homes
Brighton’s period homes often have bathrooms from earlier renovations with tired finishes and older plumbing, while some interwar homes still have their character tiling. Larger contemporary homes typically have several bathrooms and ensuites that were well built but are now showing their age, from dated vanities to failing shower seals.
Typical Brighton bathroom work includes full renovations with modern waterproofing, main ensuites with double vanities and walk-in showers, updated powder rooms and guest bathrooms, and keeping period character such as ceilings, windows and cornices in older homes. Internal bathroom work usually doesn’t need a planning permit from Bayside City Council, but apartment and townhouse work needs owners corporation approval.

Before You Start
Planning a Bathroom Renovation in Brighton
Timing
Several Bathrooms at Once
Larger Brighton homes often have a main bathroom, an ensuite, a powder room and sometimes a guest bathroom. Renovating them in one project keeps finishes consistent and avoids trades returning twice, but keeping one usable while others are rebuilt makes living at home easier. We stage the work to suit how your household uses the house.
Waterproofing
Leaking Showers in Newer Homes
Many contemporary Brighton homes built in recent decades have showers with failing seals, cracked grout and staining at the base of the walls. Replacing the silicone rarely fixes a failed membrane. We strip back, check the substrate and framing, and waterproof to the Australian Standard so the new shower stays dry.
Heritage
Post-War Modern Houses
Brighton has some notable post-war modern houses, and Bayside City Council has studied houses from 1945 to 1975 for heritage protection. Original features such as mosaic tiling, timber joinery or skylights are worth a look before demolition. Where a house is in a Heritage Overlay, external changes such as new windows may need a planning permit.
Plumbing
Upstairs Ensuites
Ensuites on the upper floor of two-storey Brighton homes sit over living rooms or garages, so a slow leak can damage the ceiling below. Moving the shower or toilet means rerouting waste pipes through the floor framing. We check joist direction and access before design, and our licensed plumbers issue a compliance certificate.
Coastal
Salt Air Near Beach Road
Homes close to Beach Road and Brighton Beach get salty air, which can tarnish cheaper tapware and corrode exposed fixings, especially in bathrooms with windows facing the bay. Quality tapware finishes, stainless accessories and a well-sized exhaust fan help. We recommend products suited to the location rather than the cheapest option.
Design
Heated Floors, Stone Baths and Large Tiles
Brighton owners often ask for underfloor heating, freestanding stone baths, double showers and large-format tiles. Each needs planning: heating needs its own circuit, large tiles need very flat walls and floors, and a heavy bath may need extra floor framing on a timber floor. We include each item in the fixed-price quote so nothing is added later.

Bathroom Renovations In and Around Brighton
Brighton (3186) is about 11 km south of the Melbourne CBD, and well within our regular service area. We renovate bathrooms in Brighton and its neighbouring suburbs, with the same team, the same fixed pricing and the same attention to detail.
Bathroom Renovations MelbourneDo I need Bayside council approval for a bathroom renovation in Brighton?
Usually not. A bathroom renovated within the existing room generally needs no planning permit from Bayside City Council. If the house is in a Heritage Overlay and the work changes the outside, such as new windows, a permit may be needed. Apartments and townhouses need owners corporation approval for plumbing changes.
Can underfloor heating be added in a Brighton bathroom renovation?
Yes. Electric underfloor heating sits under the tiles and is controlled by a thermostat. It needs its own circuit from the switchboard, installed by our licensed electricians, and can go over timber or concrete floors with the right preparation. Paired with a heated towel rail, it helps a bathroom dry quickly in winter.
Can we renovate the ensuite and main bathroom together?
Yes, and in Brighton homes with several bathrooms it often makes sense. Doing them together keeps the tile and tapware choices consistent and avoids having trades return twice. We can stage the work so one bathroom stays usable while the other is rebuilt. Most bathrooms take 2 to 4 weeks each.
How do you handle bathroom work in a Brighton apartment block?
We confirm the owners corporation rules for work hours, lift use, parking and noise, and seek approval for any changes to plumbing or waterproofing. Apartment bathrooms near Church Street and Bay Street often have tight access and concrete floors. We protect common areas and keep the work area contained and cleaned up.
Should we update the bathrooms before selling our Brighton home?
Buyers in Brighton often compare bathrooms closely, especially the main ensuite. Leaking showers, worn vanities and dated tapware stand out. Fixing waterproofing problems first, then updating vanities, tapware, mirrors and lighting, can be done fairly quickly. A full rebuild of several bathrooms takes longer, so allow enough time before the sale campaign starts.
